8.0 ULASAN PENEMUAN
8.1 Berdasarkan lawatan Unit Forensik Seni Bina, BKPL di tapak pada 21 Oktober 2021 dan 29
November 2021, semakan dokumen berkaitan, perbincangan bersama pihak pembekal
bumbung, pembekal kalis air, dan temu ramah bersama dengan pihak Facility Manager Jati
Segera Sdn. Bhd., kesimpulan dapat dibuat seperti berikut:
8.1.1. Kebocoran Bumbung.
i) Semakan bumbung bagi bahan titanium zinc mendapati keadaan bumbung sedia ada serta
aksesori berkaitan seperti flashing masih dalam keadaan baik. Penemuan pada 21 Oktober
2021 mendapati terdapat resapan air berlaku pada bahagian rasuk (rujuk rajah 10). Satu
ujian bumbung telah dilaksanakan oleh pihak FM berdasarkan permintaan pihak forensik
CKAS di mana satu kain kanvas telah dipasang pada bahagian bumbung bagi
mengelakkan air hujan mengalir ke bahagian flashing serta bumbung rata (rujuk rajah 16)
bagi tempoh pemerhatian selama sebulan dari tarikh 1 November 2021 sehingga 30
November 2021. Walau bagaimanapun, pemeriksaan pada 29 November 2021 mendapati
kain kanvas berkenaan telah mula tertanggal (rujuk rajah 20) dan menyebabkan air
mengalir ke bahagian papak bumbung rata berkenaan. Pemeriksaan pada 29 Nobember
2021 mendapati bahawa masalah resapan dan kebocoran air masih kelihatan pada

dalam laporan Forensik CKAS.

8.1.2. Kesan Retak Pada Komponen Boxed Up.
i) Semakan pada ruang di antara siling dan soffit di kawasan loading/unloading (rujuk rajah
17 & 18) menunjukkan pemasangan ducting sedia ada yang dilaksanakan pada dinding
boxed up berkenaan tanpa ducting hanger ke bahagian rasuk atau soffit. Komponen
ducting berkenaan dikhuatiri menyebabkan keretakan pada bahagian boxed up kerana ia
bukanlah sebahagian daripada struktur bangunan. Komponen boxed up berkenaan
berpotensi untuk jatuh sekiranya ia dibiarkan tanpa pembaikan. Rujukan lukisan mendirikan
bangunan mendapati bahagian ini juga sepatutnya merupakan bahagian struktur tetapi
pembinaan di tapak menggunapakai boxed up dengan menggunakan light weight material.
Jenis bahan yang digunakan bagi boxed up element ini adalah berkemungkinan daripada
bahan cement board yang ditutupi dengan lapisan spray tiles.
8.1.3. Kesan Kotor Pada Permukaan GFRC.
ii) Semakan di tapak mendapati komponen GFRC masih dalam keadaan baik dan hanya
melibatkan kesan kotoran air pada bahagian gerbang dan susur tangan GFRC. Tiada
komponen GFRC yang tertanggal daripada dinding bangunan sedia ada. Walau
bagaimanapun, kesan kotoran tersebut menunjukkan bahawa terdapat kegagalan pada
bahagian penyambungan polyurethane (pu) sealant bagi tujuan menghalang air masuk ke
bahagian dalam GFRC berkenaan (rujuk rajah 22 dan 23).

9.0 CADANGAN TEKNIKAL
9.1 Cadangan Teknikal Pembaikan
a. Kebocoran Bumbung.
Keadaan bumbung Titanium Zinc serta aksesori berkaitan seperti komponen flashing
masih dalam keadaaan baik. Walau bagaimanapun, sebarang kerja penggantian
flashing yang perlu dilaksanakan di masa hadapan hendaklah menggunakan spesifikasi
yang sama seperti bahan bumbung sedia ada bagi mengelakkan tindak balas galvani
yang boleh menyebabkan bahan bumbung berkarat (rujuk Lampiran A). Manakala,
cadangan teknikal pembaikan bumbung rata perlu merujuk kepada cadangan daripada
pasukan forensik CKAS.
b. Kesan Retak Pada Komponen Boxed Up.
Pembaikan bagi komponen boxed up boleh menggunapakai bahan seperti cement
board (bahan kalis cuaca) atau GFRC panel untuk dipasang di bahagian rasuk serta pu
sealant di gunakan pada penyambungan antara rasuk dan boxed up element dan
ditutupi dengan lapisan spray tiles dengan tekstur permukaan kemasan serta warna

ada hendaklah disokong dengan ducting hanger yang digantung ke bahagian soffit atau
rasuk dengan pengiraan beban yang disahkan oleh jurutera bertauliah bagi memastikan
tiada beban ducting ditanggung oleh boxed up element berkenaan.

c. Kesan Kotor Pada Permukaan GFRC.
Kegagalan pada bahagian penyambungan polyurethane (pu) sealant sedia ada boleh
digantikan semula (rujuk rajah 26) bagi tujuan menghalang air masuk ke bahagian
dalam GFRC yang boleh menyebabkan kesan kotoran air pada bahagian gerbang.

10.0 KESIMPULAN
10.1 Kebocoran Bumbung.
Keadaan bumbung Titanium Zinc sedia ada dan aksesori berkaitan berada dalam
keadaan baik dan bukan merupakan punca bagi kebocoran bumbung yang berlaku di
bilik vip perempuan. Kebocoran bumbung rata berkemungkinan berpunca daripada
kegagalan lapisan kalis air. Cadangan pembaikan bumbung rata perlu merujuk kepada
cadangan daripada pasukan forensik CKAS.
10.2 Kesan Retak Pada Komponen Boxed Up.
Semakan semula jumlah beban bagi komponen ducting serta keperluan bilangan
ducting hanger perlu dibuat dan perlu mendapat pengesahan daripada pihak jurutera
bertauliah bagi memastikan bilangan serta spesifikasi ducting hanger menepati
keperluan penggantungan komponen berkenaan. Elemen boxed up juga perlu
dipastikan bebas daripada menanggung beban ducting supaya masalah sama tidak
berulang di masa hadapan. Bahagian penyambungan juga perlu dipastikan
menggunapakai bahan kalis air yang sesuai supaya masalah resapan ke bahagian
dalam boxed up serta siling koridor tidak berlaku.
10.3 Kesan Kotor Pada Permukaan GFRC.
Kesan air serta lumut pada bahagian GFRC masih tidak menjejaskan komponen
berkenaan. Walau bagaimanapun, ia boleh mendatangkan kerosakan sekiranya
bahagian penyambungan yang gagal tidak diganti dengan komponen pu sealant yang
baru. Justeru penggantian semula komponen pu sealant perlu dilaksanakan pada
bahagian penyambungan supaya keadaan GFRC sedia ada dalam keadaan baik dan
terpelihara.
Adalah diharap supaya ulasan dan cadangan pembaikan bagi permasalahan di atas
bagi bangunan ini dapat dipertimbang dan dikaji sepenuhnya supaya pembaikan dapat
dilaksana secara holistik dan menyeluruh.

Construction Product Sika® Backer Rod MY is used to create the correct thickness of cold applied
