objective/goal To visually integrate a significant addition or alteration with the
existing house and the cluster through the consistent and complementary
use of colors, materials, architectural elements, and other details.

Review Process

if your project meets the following criteria, you must complete an application

Submit in Two Phases It may be helpful to submit plans in two phases. The DRB’s review
and discussion with you of preliminary plans may provide useful
guidance in developing an approvable final design, saving time and
money in the long run.

Elevated Additions Additions that are elevated less than a full story above grade should
be provided with siding carried to grade. Landscaping should be
added to visually integrate the addition with the house and the
ground. In the case of higher additions, the DRB may require that
the support structure be made architecturally compatible with the
house in materials, proportion and design.

addition or alteration:

Changes Any changes to your approved construction plans or elements
which may not have been shown during previous reviews, including
exterior light fixtures, skylights, supplementary mechanical
equipment, etc., must be reviewed by the DRB prior to implementation.

Exposed Hardware In addition, we would like to remind you that the Board generally
requires that all exposed hardware (such as chimney flues, vent
caps, gutters and downspouts, etc.) be painted to match the surface
to which they are attached.

Miss Utility Please remember to call “Miss Utility” (1-800-257-7777) prior to
beginning construction to arrange for all utility lines to be located
and flagged.

Natural Areas If the addition, clearing, or construction activity extends near or
into natural areas, the Board will require that snow fencing or other
barrier be used to delineate the limits of disturbance.

Protected Areas The protected natural areas are not to be intruded upon by
construction equipment, storage of supplies, excavated earth, or trash
and debris.

Work Area The work area should be kept clear of trash, and construction
materials should be neatly stored and secured against the elements.
Restoration of
Disturbed Areas Upon completion of the project all disturbed areas must be restored
to stable condition, i.e., seeded, sodded or mulched.

Non-approval The DRB generally will not approve basketball backboards located
on individual properties within a cluster of attached houses, due to the
proximity of one unit to another. Applications for such installations
in clusters of detached homes will be considered on a case by case
basis.

Clear Backboards The DRB encourages the use of clear backboards, to minimize their
appearance in unscreened locations.

Portable Backboards The DRB considers portable basketball backboards (other than
plastic toy backboards) to be reviewable items unless they are stored
out of sight when not in use. In addition to the considerations listed
above, the means of stabilizing the portable structure will be part
of the DRB’s review.

Additional Paving Additional paving material for a playing court will require DRB
review and approval.

COMPOST BINS Cluster

objective/goal To select or design and locate compost bins to minimize the impact
of their appearance and use on neighboring properties.

DeSIGN The compost bin is a self-contained single unit, neatly and sturdily
constructed, made of durable wood or plastic OR a cylindrical
open bin of plastic or wire mesh in a dark muted color;

Cluster Standards If the DRB has approved standards for decks and stairs in the
cluster, the proposed deck should comply with those standards.

in the absence of DRB-approved cluster standards regarding the size, location and
design of decks:

Size and Location For attached properties, the deck should be set back at least 2 feet
from adjacent residential properties if there is no effective screening,
or for decks less than a full story above grade, if the effective
height of the fence above the deck floor is less than 5 feet.

Design It should be designed to be harmonious (in configuration, detail,
color and material) with the architecture of the house and similar
installations on other properties in the cluster.

Construction The DRB discourages the use of "knee braces". The deck should
be built using materials and construction techniques that provide
adequate strength and stability without the use of angled support
members. If the county requires angular braces, they should be a
maximum depth of 2 feet below the deck floor/joist.

Stairs The stairs should be located and configured to integrate with
the mass of the deck and minimize their impact on neighboring
Railings properties. Spiral stairs are generally considered an acceptable

Fencing When planning a deck that is less than a full story above grade, be
careful to consider the elevation of the deck floor in relation to any
property line fencing. You should set the deck back from the fence
if it will intersect the fence higher than 2 feet above the ground.

Height “Stepping” the deck by dividing it into more than one level will help
minimize its height above the ground.

Landscaping Add landscaping around the perimeter of your deck to screen the
open area or soften the appearance of underdeck latticework, and

Applicant's Responsibility It is the responsibility of the applicant to accurately represent the
location of the shoreline in relation to the property and to verify the
property owner’s right to directly access the lake and to construct

Installation Docks should be installed with care so as to minimize disturbance

For cleaning docks, power washing with water only is recommended.

Applicants should be aware that, in certain situations, property
underwater may be owned by another individual or cluster, which
may preclude dock construction or mooring boats to docks. If you

approved, to preserve as much green area as possible on the property
and in the cluster as a whole.

Construction Generally, extensions of existing paved areas should be constructed
of the same material as was used in the existing paved areas, and
paving material should be consistent throughout the cluster.

Materials Alternatively, the DRB may encourage the use of a contrasting
material (such as brick or paving stone) for its decorative value, or
a material such as “grass-crete” or plastic rings, which allows grass
to grow through the hard surface and soften the appearance of the
paved area.

The use of loose gravel is discouraged because it generally does not
provide a stable enough surface for regular vehicular traffic.

Size and Location The size, configuration, and location of the proposed parking area
or turnaround should be chosen so that the paved area, and its use,
will not adversely affect adjacent property or drainage, and so that
no significant vegetation will be removed for its construction.
