here is some additional information that may be helpful.

Pre-Manufactured Houses Pre-manufactured houses may not be considered suitable for some
sites. In other cases, significant customization of their design,
dimensions, colors and materials may be required to bring such units
into conformance with the Design Guidelines.

Construction Timeline The Deed Section VI.1(d)(2)(i) requires that construction begin
within 6 months of receipt of final approval and be substantially
completed within 18 months of approval, unless other periods are
specified and approved by the Design Review Board during the
review process.

the drb will include the following requirements with its approval of the proposed house

Changes Any changes to your approved construction plans or elements
which may not have been shown or presented during previous
reviews, including exterior light fixtures, skylights, supplementary
mechanical equipment, etc., must be reviewed prior to installation.

Exposed Hardware The DRB generally requires that the color of all exposed hardware
(such as chimney flues, vent caps, gutters and downspouts, etc.)
be the same as the color of the surface to which they are attached.

Miss Utility Please remember to call “Miss Utility” (1-800-257-7777) prior to
beginning construction to arrange for all utility lines to be located
and flagged.

Natural Areas Access to the construction area must be provided via the
applicant’s own property. Reston Association property may not be
utilized for access, nor encroached upon in any way, without the
specific approval of the RA Environmental Resource Manager.

If the addition, clearing, or construction activity extends near or into
natural area, the Board will require that silt fencing or other barrier
be used to delineate the limits of disturbance.

Protected Areas The protected areas are not to be intruded upon by construction
equipment, storage of supplies, excavated earth or trash and debris.
Work Area
The work area should be kept clear of trash, and construction
Restoration of materials should be neatly stored and secured against the elements.
Disturbed Areas
Upon completion of the project all disturbed areas must be restored
to stable condition, i.e., seeded, sodded or mulched.

objective/goal To design and locate shade structures and plant-support structures
so that they are harmonious, and visually integrated, with the
architecture of the house and the cluster, and attractive in all seasons.

Review Process

if your project meets the following criteria, NO APPLICATION is required.

Cluster Standards The proposed trellis or arbor conforms to the DRB-approved
standards for such structures in your cluster.

OR (if there is no standard)

smAll tRellis You are installing a small (less than 3' x 5') trellis upon which
plants are trained during the growing season; and

Location and Material It is mounted flat against a wall, fence, or post and made of plastic,
metal or wood in a color which matches the contiguous structure
or house color.

for all other projects, you must complete an APPLICATION FORM and obtain your
NEIGHBORS' SIGNATURES. your application will be reviewed by staff in consultation
with a drb member or by a panel of the drb, who will apply the following guidelines.

Size and Proportion The individual elements of the arbor or trellis should be in pleasing
proportion to one another, and its overall size appropriate to its
location.

Design The design and detailing of the structure must be harmonious with
the architecture of the house and/or other contiguous structures such
as a deck, patio, fence, etc.

mAteRiAls And coloRs Its materials and colors must be compatible with those of the house
and/or other contiguous structures.

VisuAl integRAtion The trellis or arbor should be visually integrated with any contiguous
structure through the use of common design elements.

objective/goal To provide criteria for a system of underdeck weather guards that
is functional and visually unobtrusive.

review Process

if your project meets the following criteria, you must complete an application
form. a cluster boarD officer AND TWO (2) NEIGHBOR
signatureS ARE requireD. YOUR APLICATION WILL BE REVIEWD BY Staff IN

CONSULTATION WITH A DRB MEMBER OR BY A PANEL OF THE DRB, WHO WILL APPLY THE

FOLLOWING GUIDELINES.

locAtion The under-deck weather guard should be no more than 10' above
grade.

r The color of the components must blend with the color of
the deck.
sloPe
gutteRs And downsPouts The weather guard should slope to provide positive drainage, at a
minimum of 1/2" per foot.
Mounting
Any gutter and downspouts must match or blend with the color of
FASCIA the deck support structure, be effective and unobtrusive.

mounted behind a recessed cross-beam, or on a separate fascia
board attached immediately below the cross-beam

• On non-cantilevered decks, the guard and gutter must be

mounted behind a fascia board that is part of the original/
standard design and construction of the deck.

Underdeck weather guards Cluster

deck configuRAtion On decks with non-rectilinear configurations, the guard and gutter
finishing must be installed behind a straight cross-beam.

lARge decks A fascia board must be provided on the open end(s) of the deck to
conceal the exposed edge of the guard. If a separate fascia is
r installed to support the guard and gutter on a non-cantilevered
deck, it must be integrated and compatible with the overall design
DESIGN of the deck, including material and color.

Exceptionally large decks, or those with unusual configurations,
may require the guard system be broken down into more than one
component.

White components are generally discouraged, due to their
increased visibility, unless the deck and support structure are
painted/stained white. The deck and support structure color must
be approved by the DRB.

Generally, weather guards that are not visually integrated into the
deck support structure so as to be virtually unnoticeable will not
be approved.

objective/goal To install utility boxes so as to minimize their visual impact on
nearby residences, streets and pathways.

Review Process

if your project meets the following criteria, NO APPLICATION is required.

Utility Type The box supplies electricity, cable, or telephone service;

Size It is an appropriate size for its residential context; and

Color It is finished in muted green, brown, tan, or gray.

for all other projects, you must complete an APPLICATION FORM and obtain your
NEIGHBORS' SIGNATURES. your application will be reviewed by staff in consultation
with a drb member or by a panel of the drb, who will apply the following guidelines.

Size and Appearance The box should be appropriate in size and appearance for a residential
property.

Color Its color should blend with its surroundings.

Location and Screening It should be installed in an unobtrusive location and, if necessary, be
screened by additional landscaping or structural screening.

Application Checklist

Photograph/Drawing A photograph or drawing, to scale, of the proposed utility
box, its concrete mounting pad, and points of access

INCLUDING SLIDING GLASS DOORS AND FRENCH DOORS

OBJECTIVE/GOAL To select new or replacement windows that are harmonious with, and
complement, the architecture of the house and cluster and that are consistent
in appearance with other windows on the house and in the cluster.

REVIEW PROCESS

if your project meets the following criteria, NO APPLICATION is required.

Cluster Standards You are replacing all existing windows and/or patio doors with a
specific manufacturer and style of window and/or patio door that has
been approved by the DRB as a standard replacement window for your
cluster.

APPLICATION

MATCH TO APPROVALs You are replacing all windows and/or patio doors with windows and
patio doors that match approved window and patio door replacements
in your cluster, including overall dimensions, configuration, style, the
presence or absence of grids (also called muntins or grilles), location,
trim, frame color, trim and frame profile, and frame width (see frame
width chart at end of guideline which must be submitted).

CONFIGURATION FRAME
how the windows and patio doors are the component of the window that
arranged on the house holds the glass in place and often
PROFILE moves with the glass
outline seen from the side or in cut
section and how far it projects STYLE also called stile, rail or sash
how the windows and doors operate,
i.e. fixed, hinged, sliding not the same as trim which is the
decorative framing of the window

RePlAcement Window and patio door replacements must be harmonious with the
architecture of the house and must be compatible in appearance with
existing windows and patio doors on the house and in the cluster,
including overall dimensions, configuration, style, grid pattern (also
called muntins or grilles), trim, frame color, trim and frame profile, and
frame width (see frame width chart at end of guideline which must be
submitted). Unless specifically approved in the cluster, the DRB
generally will not approve a frame width increase of more than 1".

ADDITION Window and patio door additions must be compatible in appearance
with the existing windows and patio doors on the house and in the
cluster, including overall dimensions, configuration, style, grid pattern
(also called muntins or grilles), trim, frame color, trim and frame
profile, and frame width (see frame width chart at end of guideline
which must be submitted). The proposed location must be
architecturally appropriate for the window or patio door.

PATIO DOOR CONVERSION Patio door conversion from a sliding door to a hinged (French) door or
from a hinged door to a sliding door should be architecturally
appropriate and compatible in appearance with existing windows and
patio doors on the house and in the cluster, including overall
dimensions, configuration, style, grid pattern (also called muntins or
grilles), trim, frame color, trim and frame profile, and frame width (see
frame width chart at end of guideline which must be submitted). Unless
specifically approved in the cluster, the DRB will generally require all
patio doors on the same elevation to be converted.

COMMENTS

here is some aDDitional information that may be helpful.

RemovAl of WindoW gRids The DRB will generally require that the presence, or absence, of

window and patio door grids (also called muntins or grilles) be
consistent on the house and throughout the cluster. DRB approval is
required to remove or install grids.

fRAme Width When reviewing applications for window or patio door replacements or
additions, the DRB will compare the width of the new window and door
frames with the old. The frame is the component of the window that
holds the glass in place and often moves with the glass. It is also referred
to as stile, rail or sash. It is not the same as the trim which is the
decorative framing of the window and is sometimes referred to as
molding.

It may be difficult to find replacement windows and patio doors which
have the exact same frame width as existing windows and patio doors.
The DRB will require the frame width to match as closely as possible,
and will generally accept a difference of 1" or less, unless greater frame
width differences have been approved in the cluster.

Frame widths of existing and proposed windows and patio doors must be
included with your application. Please see the frame width chart at the
end of this guideline which must be submitted.
