Building information • Building 1 Height 30 floors, 350 suites, divided into 8 commercial units and 342 residential units. • Building 2 Height of 43 floors, 567 residential units • Ownership ratio as of March 30, 2023 Thai people; 486 units, an area of 24,131.21 square meters, representing a ratio of 51.07%. Foreigners; 431 units, an area of 22,752.12 square meters, representing a ratio of 48.93%. • Accommodation Residential 428 rooms = 47% Renting rooms 66 rooms = 7% There are 423 vacant rooms = 46 %. 2. Securities 2.1 Facilitating the traffic work at the front entrance of the building. 2.2 Checking and screening visitors who visit the Co-workers or residents. (Operated by Ekarat Engineering Public Company Limited. in the amount of 2,635,000.00 Baht). 4.6 Replacing three lift slings due to the deterioration of each lift is not equal. Therefore, seven additional sling lifts have been replaced in the past year. (Operated by Hitachi Elevator (Thailand) Co., Ltd. in the amount of 3,064,426.44 Baht). 4.7 Changing the emergency lights. According to the survey of emergency lights in both buildings, it was found that 88 emergency lights were out of order. (Operated by Creator Lab Network Solution Limited for 108,284.00 Baht).

It was found that many devices, both in the common area and inside the units, need to be repaired and cannot be used. The current Fire Alarm system status is as follows. 1. Pieces of equipment that are working normally. - FCP kiosks receive regular alert contracts - Graphic Alarm cabinet receives an alarm signal indicating the normal position. - Smoke Detectors, Heat Detectors, Speakers, Bells, and Pull Down system in the common area in the building are working normally. 2. Solutions and plans - Checking in the Co-owners’ units and replacing the damaged equipment. This was proposed at the general meeting to approve the budget by planning for May - June 2023. - The parking lot area is proposed to change the equipment and will be completed by May 2023. Initially, partial repairs were done by Tiya Master Systems Co., Ltd. in the total amount of 485,150.00 Baht as follows: 1. The cost of purchasing and replacing fire alarm system equipment (Smoke/Heat Detector) is 107,000 Baht. 2. The cost of purchasing and replacing the Dual Signature Driver Controller and others is 186,000 Baht. 3. The cost of purchasing and replacing fire alarm equipment in 5 items, amounting to 192,150 Baht. 5 Accounting and Finance 5.1 Due to the past, the Juristic Person had a large amount of outstanding debts (Common Fee), resulting in a lack of liquidity in operations and difficulty in solving problems. In this regard, the management company, Major Property Service Co., Ltd., has tried to follow up and expedite the collection of outstanding debts from the original that had outstanding debts on the date the management started (February 1, 2021).
