PREFACE Gentrification is an inevitable event that will happen in the jour-
ney of reviving an old, dying town. It is a process of renovating
and improving a space, or a place to fit the middle-class lifestyle.
The given site, which is situated between Jalan Enam and Jalan
Perhentian in Sentul, and its 1 kilometre diameter coverage is an
example of a gentrificated town.
To further prove this statement, an urban study is conducted
among the students. This study elucidate and unravel the history,
current state and the future of Sentul’s socio-culture, economics,
land uses, real estate markets, authorities regulations and devel-
opment. It comes to an understanding that Sentul is going through
rapid development because of intervention from aspirant develop-
ers and individuals.
At the end of this study, the students are required to produce a
written report and propose three mini master plannings of the
given 1 kilometre area based on their critical knowledge and anal-
ysis. The master plans should include the site issues, its analysis
and design solution that can improve Sentul as a whole.
This urban study is also part of a design process for an office
complex and affordable housing project that needs to be devel-
oped further by the students individually later in the semester. It
aims to guide the students in finding design ideas and solution to
solve the of social, economy and environment issues in the cur-
rent urban fabric of Sentul - with visions and hope to sustain this
town for centuries to come.

chitectural design solution for sustainable high rise buildings in the robust urban
district. The design solution includes efficient office space planning
(design densities 10m2 person: IPD, 2007), environment and people friendly
office, place making, linkages for pedestrians, landscaping, aesthetic quality,
building facades with the current state of the art and technology, effective cost
and building performance etc. The final design products of every individual
student should achieve the following objectives based on the course learning
outcomes.

brothers from the parish priest of St. Joseph. The school was built within a

The old Sentul was once rich in heritage and culture, most of them Sirens Sentul WorksBicyclesFruit treesURBAN STUDIES
originating from the Indian workers who worked for the railway depots. It had
its own community, heavily influenced by the railway industry that used to be ORIGINS OF SENTUL

of the Indian community, although not necessarily the main cause, became
the catalysts that eventually led to the development of Sentul.
However, a lot of the elements that shaped the old Sentul commu-
nity are scarcely seen in the new Sentul today. Moreover, there is not much
left to suggest that Sentul was once glorified for its railway profession, espe-
cially Sentul Works, one of the biggest and most advanced railway depots in
the world during its peak.
One of the reasons why Sentul had lost its old charm is probably
due to the thousands of Indian railway workers that fled back to their country
after the KTMB was privatized, taking away with them the little elements that
made the old Sentul a charming place to live in. The privatization of KTMB
led to the number of workers to shrink down to only 800-900 from 5000 peo-
ple. Not many remained in Sentul, and those who still remain face the threat
of being evicted from their homes as the developer giant YTL Land Sdn.
Bhd. is slowly taking over parcels of land in the city in pursuance of gentrifi-
cation, which thus leads to the new developing Sentul that we see today.

URBAN CONTEXT
2.1.1 THE CURRENT SENTUL
Embellishing the area like gems scattered on the ground are several houses
of worship that are in relatively good condition despite being decades-old.
The Sentul Market, Sentul Cinema and several schools remain untouched as
they have been preserved for their historical significance and are considered
icons that define the area. Many old shops and houses still stand. But unde-
niably, the threat of them vanishing sometime in the future looms, especially
when contrasted against the nearby skyscrapers, which epitomise modernity.
The new millennium witnesses as YTL Corporation transform the landscape
of Sentul with high-end condominium projects. Residents in the railway
quarters and squatter areas were relocated to make way for Sentul East and
Sentul West. One of the few buildings that has not been redeveloped yet is
the market. The distinctive building is still considered as landmark, with stalls
expanding to the sides and back. (The Star, 2013)

Sentul has been chosen for the Program Gerak Tumpuan (PGT), a pro-
gramme where the community, leaders, non-governmental organisations
and government agencies will be roped in an attempt to find solutions for the
problems faced by the residents in the area.
The annual activity organised by the Federal Territories and Urban Wellbeing
Ministry is held to reduce the crime rate and social issues in the area.

2.1.5 SITE SECTIONS
The main purpose of studying sections through the town is to establish a
deeper understanding on the urban context within a city and to help us to
shape a better living city. This is important as we can learn urban design,
relationships between spaces in an urban fabric and buildings, human scale
elements, leveling and topography of the city through sections.
Eventually, we can perform a comprehensive analysis on urban issues found
and essentially design and propose solutions for those urban problems.
Ultimately, this will determine how successful we are to create and establish
a better living city.
For example, the analysis on levelling and topography via sections will give
clues for the designers to decide the design strategies for master planning
and buildings’ scale and orientation responsive to the site context.
Meanwhile, the urban design and human scale elements across the sections
seek to establish functional relationships that can help foster healthy commu-
nities, add economic value, and enhance Sentul aesthetic character.
Thus, this study is crucial for the well-being of Sentul residents and sustain-
ing of the socioeconomic in the area.
Therefore, sections have covered up most of the important elements and
prominent roads in Sentul.
Across the section A-A, there are green park areas, heritage buildings, infra-
structure buildings, religious buildings, commercial district, Jalan Sentul, the
Fennel (new high-end development) and the old public housing. Meanwhile,
the section B-B showcases the old Sentul Market, religious buildings, insti-
tutional buildings, commercial districts, Jalan Enam, new high rise serviced
apartments and old landed terrace houses.
Essentially, this will give a more comprehensive picture on the urban context
and socioeconomic for the current and the incoming community of Sentul.

The overall section A-A starts from the west of the proposed site, cutting Gentrification of Sentul, Kuala Lumpur | M.Arch Studio 1 2017/2018 48
through the Kuala Lumpur Art Performance Centre’s (KLPAC) car park, the
YTL Data Centre, followed by the CSR KL Maintenance SDN. BHD, the
Sentul KTM station and Jalan Perhentian.
Moving on to the east of the proposed site, it continues to cut across Sungai
Untut, Gurdwara Sahib Sentul, old commercial shoplots, Jalan Sentul, The
Fennel, Lorong Timur, Sri Lanka Buddhist Temple, a drainage, LRT track,
Jalan 2/48a, and Sri Negeri Sembilan public housing areas.Based on the
section A-A above, the land topography on the site is generally flat and grad-
ually sloping down towards the rivers.

Starting from the west of the site, there is Kuala Lumpur Performing Art Centre (KLPAC) open parking area covered with trees. Adjacent to the parking lots are the old warehouses which have been adaptively reused as YTL Data Centre and CSR
Kuala Lumpur Maintenance Site.
Generally, the building profile line for the site is low as majority of the buildings around it are old warehouses with height varying from three to five storeys. The architectural style of the buildings here is basically victorian architecture with its promi-
nent red brick facade. Built in the early 20th century , these buildings possess significant historical values and heritage to Sentul and is worth preserving.
The trees surrounding the are are also well utilised, filling up the void in the transition spaces between buildings, creating a well designed landcape.

The buildings belong mainly to private sectors, hence they are highly
secured and are guarded by both guards and policemen. They are
not open to public and only allow workers and occupants to access
them.
Eventually, the site became quiet and empty, except when there are
events held in the KLPAC.
