Overview: With the DBKL’s Structure Plan 2020 as a basis on the future
development of Sentul-Menjalara; an in depth analysis and comparison on
YTL Corporate’s future planning are conducted. The directional output made
by YTL Corporation allows a better forecast; providing with a clearer image
whether or not it is undergoing gentrification.
3.2 SUPPORTING EVIDENCE ON URBAN ANALYSIS:

YTL Corporation’s plan on the new Sentul development was to separate it
into Sentul East & Sentul West referencing the old KTM railway. The districts
are well defined with a clear separation on functions ranging from commer-

The districts on the west side of Sentul are often mistaken as a recreational
district as they are comprised of all types of developments including com-
mercial, residential, cultural and recreational areas. The edges for parks are
however well-defined. The planning that was initially meant to be permeable
to the public will ultimately only be accessible to the residents and tenants
alike.
The nodes of Sentul under the proposal of YTL will be very much scattered.
In other means, there will not be a very strong node, but rather a series of
nodes at every district that helps strengthening the movement of public. The
robustness of nodes will be affected by the character and permeability of
nodes.
The paths are organized and should be equipped with directions and marks
to ease wayfinding. All districts would in the future have their own landmarks
as the buildings would have a minimum of 20 and a maximum of 30 storeys
height. The skyline in the future would be full of high rises. With systematic
town planning, the forms of the urban landscape in the future will be very
much organized.

future township of Sentul foresees a requirement on widening these paths. A

recreational nodes are set up only to gather residents within their own district, Market

The KLSP 2020 foresees the application of interconnectivity between LRT
