Gateway85 Community Improvement District Gateway85 CID represents more than 550
is the largest single CID in Georgia, but owners, accounting for more than $1 billion in
also the only CID in Gwinnett County with commercial property value. Three thousand
both Federal and State Opportunity Zones, businesses employ more than 30,000 workers
providing massive tax benefits to property within the CID, making our district one of metro

Community Improvement Districts (CIDs) are public-private
partnerships funded by commercial property owners who advance
needed infrastructure and transit projects as well as improve an area’s
appearance and safety to enhance property values and the community.

Gateway85 CID’s goal is to increase property values
and promote business development in the 14-square-
mile district that spans the I-85 corridor about one mile
north of I-285 in Gwinnett County. We are focused
on ensuring our property owners can improve their
mobility in and out of the district to positively impact
their bottom line.

Gateway85 CID is the place where commerce,
business and community thrive based on our location,
exceptional access and unique assets.

Studies

The CID is currently representing its members’ interests through
six different studies all with the goal of making it easier for both
consumers and freight to access our members’ locations.

These projects include a freight study that is being conducted
in partnership with the Atlanta Regional Commission (ARC)
and Gwinnett County government, to examine freight
activity in the CID. The result will be proposed solutions
to address freight-related mobility challenges.

Gateway85 is working in partnership with GDOT, ARC and
Gwinnett County to conduct studies that include upgrading
the I-85 Corridor, truck parking issues, improving major
access points onto I-285 and reviewing the possibility
of a transit hub at Jimmy Carter Boulevard—all of which
will affect Gateway85 and its member companies.

Transportation Beautification

Gateway85 is committed to making The CID installs and maintains landscape
transportation convenient and safe improvements worth millions of dollars at four
for all—from building sidewalks and
enhancing intersections to working with interchanges along I-85, because cultivating
various transit agencies to expand access and maintaining an attractive roadside
on Jimmy Carter Boulevard and I-85. landscape is critical to driving future
investment and community pride.

Security OUR IMPACT

The CID launched the Target Enforcement Zone (TEZ) Program to
provide additional security coverage for commercial properties in
the district. The program uses a multi-pronged approach that
includes consistent graffiti and litter removal, private security
patrols, cutting-edge technology and added police patrols.

In the first three quarters of 2019, Gateway85 has seen the
lowest amount of targeted crimes on record since the CID
began tracking statistics in 2006. Targeted crimes have dropped
23% compared to 2018. The CID’s security program, through its
partnerships with local law enforcement, has made the district
one of the safest places to do business in metro Atlanta.

Projects

4.5 miles of sidewalks throughout
the district to improve walkability,
accessibility and safety for employees
and residents in the area.

access, mobility and more to

Redevelopment

Gateway85 works with local and county partners to ensure that
zoning and development regulations are in place to encourage
sustainable redevelopment and drive district investment.

The CID offers a variety of incentives for redevelopment including:
• Federal and State Opportunity Zones
• Tax Allocation Districts
• A collection of Less Developed Census Tracts
• Catalyst Sites
