Expansions and Goals in and out of the Metro

Having been in its homecourt of Luzon for over 20 years, DMCI Homes has been aggressively expanding with projects
all over Metro Manila, with plans to branch out to other areas beyond it. For DMCI Homes, Gahol said, “Most of
our developments [and] projects are based in Metro Manila, but we are already branching out [to] different parts
of Luzon.”

For the past years, DMCI Homes has strategically placed its projects in principal areas all over Luzon with
the objective of addressing the rapid growth of urban dwellers and underserved middle-income earners. Such
residential projects are perfectly suited for those looking for luxurious spaces, or for more affordable housing.

The majority of the demographics of DMCI Homes’ buyers are middle-aged (from 31 to 40 years old)
married end-users and upgraders who hail from Quezon City, Manila, Makati, Pasig, and Mandaluyong.
DMCI Homes’ recommended projects include the 150-hectare Acacia Estates township in Taguig City;
Outlook Ridge in Outlook Drive, Baguio City; and Oak Harbor Residences, the company’s first luxury
waterfront property located in Bay City, Parañaque.

“We’re really expanding because we know a lot of markets are looking into the projects of DMCI
Homes so expect that in the next year and in the coming years,” Gahol said regarding the company’s
plans for expanding throughout the country. The developer expects to proliferate its development
portfolio to areas all over Visayas and Mindanao, with certain projects targeted to launch in 2020.

DMCI Homes’ bottom-line goal, whether it is short-term or long-term, is “to provide more
projects in areas where demand for high-quality, best-value homes are on the rise.”

Key People behind DMCI Homes’ Triumph and Legacy

DMCI Homes attributed its success to the current leaders of the company. The first is Isidro
A. Consunji, the current Chairman who serves as the figure of leadership at the organization.
With his extensive knowledge and experience in property development, accompanied by
his character that reflects integrity and fairness, he has provided DMCI Homes’ employees
with inspiration to provide quality, best-value homes to its stakeholders. Gahol names
the Consunji family as the prime figures behind the success of the company. “We would
also like to thank DMCI Holdings, [especially] the Consunji family because if not for
them, DMCI Homes will not exist.”

Gahol also expressed gratitude to DMCI Homes’ President, Alfredo R. Austria,
for his guidance throughout the years. Austria has been in the DMCI Group of
Companies for more than 30 years now, and has paved the way in establishing
a quality culture that DMCI Homes continues to thrive and bank on. Through
Austria’s leadership, DMCI Homes has also institutionalized programs that
encourage employees to embody the company’s core values of integrity,
excellence, customer orientation, and interdependence.

Gahol added, “Actually, we are celebrating our 20th year right now,
[and this is one of the] awards we are really happy to receive and it caps
off the 20th year of our existence.”

WHAT DOES IT TAKE TO WIN IN THE

PHILIPPINE BUYERS’ CHOICE
PROPERTY AWARDS? by Gayle Barnachea

L ast November 14, 2019, The Outlook 2019 celebrated the
success of various prime developers, residential properties,
and key people behind these projects. These accolades
not only reflect the success and prestige of the developers, but
also mirror the foundations and core values on which these
companies have anchored their plans.

During the gala event, representatives of the winning developers
spoke about the components that buyers look for when purchasing
developments, and the key factors that they believe made them
winners of the Philippine Buyers’ Choice Property Awards.

Location and Value

When it comes to buying homes, people always aim for location,
quality, amenities, and the price. With many middle-income
Filipinos seeking to upgrade to a better home, affordability has
become a fundamental aspect developers look into when launching,
or planning new projects. “[Casa Mira Towers Labangon] won [Best
Affordable Condo of the Year – VisMin] because it’s generous. It gives
more value for money, meaning for the investment, we like to give
more amenities, a better location and a better design for our buyers,”
said Jose Franco Soberano, EVP and COO of Cebu Landmasters.

Carlo Gahol of DMCI Homes, winner of Best Developer of the
Year - Luzon, also emphasized the priority they put in providing cost-
effective homes to their target market: “In DMCI Homes we really are
targeting the middle-market, the middle-class people as our target
market. We provide sustainable, affordable housing here in Luzon.”

Perhaps the second most important consideration for seekers is
the property’s location and its proximity to prime commercial and
recreational areas around the country. On winning Best Luxe Condo
of the Year - Luzon, a Megaworld representative said, “Of course it’s
the location. [The Albany] is right smack in the middle of a premier
township, which is McKinley West, between McKinley Hill and BGC
[...] so it really is the location that sets it apart.”
