States contractor used their outlet and would like reimbursement for excess.

Owner submitted revised settlement offer of $27,922.00, which would cover the
Associations cost to collect except for the late fees and interest.

10. Manager Report
A. Landscape
Don of California Arborist, will address the board and take questions as well as
speak to the following recommendations:
i. Monthly walkͲthrough sections (if not the entire property) with a Board
member or Landscape committee members.
ii. Recommendations for tree removal, specifically those that are causing
root damage. He will provide specifics.
iii. Recommendations for shrub removals.
iv. Modifying the irrigation system when possible to drip or low usage
irrigation. California Arborist agreed to provide irrigation system report
and recommendations for Board presentation.
v. Recommendations for different plants in various sections of the
property to accommodate the amount of sunlight and shade.
vi. Don is also seeking feedback on the landscape that was done in the front
entrance – This landscape is similar to what he would be recommending.
B. Roof
There are four more buildings remaining. Ronnie with roofing company will do 1
building each month starting in July finishing in October. As he is completing the
final building – he would like to have all the necessary skylights ordered so that he
can replace them one building at a time for the amount of $500.00 each building.
I’ve invited him to the board meeting. He’s out of town this month but plans to
come by in July:
Required Skylights: Buildings 1Ͳ20: 280 small skylights and 20 large skylights
Building 21Ͳ26: 96 small skylights and 4 large skylights
Also, spoke to the owner of Baja about the use of unit electricity. The owner
assured me that he would require his crew to use common area outlets or use
generators.
C. General Maintenance
i. In addition to the requests to repair stucco, dry rot wood, wood siding,
etc., we have gotten a about a dozen requests for Balcony repairs
ii. Regarding other nonͲemergency and nonͲsafety work orders they are being
issued to handyman to repair and recommend the Board or Committee
review and approve work because the Association does not have the
budget to complete all the work. We recommend we hold separate
meeting during day of site inspection to review with Board and/or
committee.
D. Department of Housing and Urban Development (HUD) (p. 125)
Lakeridge has been approved for an FHA certified Condo Project from 5/03/2019 –
5/03/2022.
E. Janitorial (p. 126 Ͳ 128)
We reached out to Oasis concerning the up keep of the restroom as well as
submitted a work order to the handyman to look into the maintenance issues.
F. Exterior Lighting (p. 129 Ͳ 130)
Owner suggested replacement of all bulbs in front of Unit to LED to save electrical
cost. He mentioned he would volunteer on a Committee to help with the
replacement of the bulbs. Also, spoke with Jose who said there is no adjustment
for exterior lighting because they are operated by photo cell.
G. Pool and Spa Inspection (p. 131)
Allpro provided status of pool and spa condition.
H. Southwest Patrol
i. Southwest Patrol Violation (p. 132 Ͳ 148)
ii. Southwest Patrol Daily logs (p. 149 Ͳ 154)
iii. Resident Security matters (p. 155 Ͳ 159)
I. Open work Orders (p. 160 Ͳ 181)
We suggested we gather all work orders for Board and/or Committee for
discussion during meeting. As there are a number of work orders issued, would
recommend we hold separate meeting during day of site inspection to review with
Board and/or Committee.
J. Asphalt Repair/Replacement
AMS Paving estimates based upon reserve study quantity of 143,000 Sq Ft to
remove and replace is $3.00 – $3.20 per sq ft ($429,000 Ͳ $457,600) or if slurry seal
only then $0.10 Ͳ $0.13 per sq ft ($14,300 Ͳ $18,590).
11. Unfinished Business
A. Committees, Landscape & Maintenance
Discussion to form committees to help review and provide suggestions on
landscape and general maintenance prioritization and governance.

B. Security Camera, Conduit Maintenance (p. 182 Ͳ 187)
The conduit housing the camera cables require maintenance, per recommendation
from Spying Eye. Spying Eye estimated parts and labor not to exceed $1,000.00,
Excel Electric proposal is $3,300.00.

C. Architectural Request, Unit 221 (p. 188 Ͳ 189)
Request to install satellite dish. Recommend the Board approve resolution to
approve all similar requests with same contingency provided to other units.
Action: Board resolution or directive.
D. Architectural Request, Unit 132 (p. 190 Ͳ 191)
Request to install new sliding doors. Recommend consider color of frame, style of
door, etc. so the appearance remains consistent throughout the property.
Action: Board resolution or directive.
E. Lake & Stream Waste Basket (p. 192 Ͳ 193)
Proposal to fabricate 15 stainless steel baskets, $90.00 per basket, and base
$150.00 plus tax. Similar waste baskets are over $100.00 per basket.

F. CPA Engagement (p. 194 Ͳ 199)
Proposal for the audit and tax services associated with the year and questionnaire.

12. New Business
A. Southwest Patrol, Hourly Rate Increase (p. 200)
Southwest will has indicated the hourly rate will increase due to the reduction of
service hours requested.

B. Shotcrete Proposal (p. 201 Ͳ 204)
Guzman proposal $53,048.00 and Voelker Construction is $57,950.00; Voelker
provided discount if Board approve them to perform both shotcrete and wrought
iron fence painting.

C. Pool Maintenance Proposal
i. Pool/Spa Cleaning (p. 205)
AllPro proposal to clean pool area deck, furniture and restrooms for
$880.00 per month; Oasis is currently cleaning for $815.00 per month.
Primary difference is AllPro will clean the pool deck 3 times per week,
suggested because of the amount of debris from the tree, vs 1 time a week
from Oasis.

ii. Pool and Spa lights (p. 206)
Will verify if they have C10 license if approved, otherwise will have Excel
Electric repair or provide proposal if exceeds $500.00.

D. Wrought Iron Fence Painting (p. 207 Ͳ 226)
Received 3 proposals, for Voelker proposal please see under Shotcrete.

E. Balcony Repair Proposal (p. 228)
A proposal received for the replacement of Unit 88 balcony for the amount of
$7,700.00.
I met Avelino and we looked at the balconies to units 88, 154, 159, 196, 235, 247,
253, 260 and 267. I asked that he submit one proposal bundling the balconies; As
you may know from previous repairs the cost per balcony ranged from $4,500.00 to
over $7,000.00. My thought process was to do a comparison to see if we can get a
cheaper proposal by having them all lumped in 1 bid. As of this board packet, I
have not received the bid from AC Framing.

An issue has been reported to the Association which involves you or your unit. In order to properly resolve this issue,
you are being called to a hearing to review the matter with the Board of Directors. Please note that this hearing may
result in disciplinary action as authorized by the Association’s Governing Documents, including but not limited to fines

Reason: Your pet was allowed to be on the patio unattended.
Per the Association Rules & Regulations, Pet Rules, Section 2.01: Pets must always be on a leash when outside of the
resident's unit. Pets cannot be left unattended when outside, loose on balcony, patio or any other common area.
Please do not allow your dog to run unleashed, effective immediately.
Prior to imposing disciplinary action (which may include a monetary penalty), the Board is required to invite you to
attend a hearing in which you may present your facts as to why the Board should not impose disciplinary action.
If you do not attend the hearing, the Board may allow disciplinary action to be imposed based on the facts available to

Hi Board,
An owner has a car he drives once or twice a week and would like to cover it on the remaining 5 days to keep the car
clean. The permit is presently placed on the lower left of the rear window.
I did not find anything on car covers in the rules and regulations for Lakeridge.
Is car covers approved to be used on the car at Lakeridge?
If car covers are approved how should the owner display the permit when the car is covered?
A copy of your association’s Budget, Certificate of Insurance, and many any other association documents are accessible
online using your current statement to register if you have not already done so.
