ownership. So buying may be more viable than
you think.
With LCHO, you’ll also be able to afford
a reasonable lifestyle too. The affordability
checks that housing associations insist on

We’ve used an average repayment mortgage over 25 years at 5% to get our figures. Deposit amounts are 5% which reflects
what is available in the market at the moment. Please note that Help to Buy Guarantee Mortgages are NOT available in
conjunction with LCHO schemes. But we have used 5% deposits for 100% purchases assuming that the mortgage will be
attained using a Help to Buy Mortgage Guarantee. Rent for shared ownership is based on 2.75% of the share you don’t own,

improved facilities, better transport, new commerce and more opportunities for first time buyers.

Research shows that residents of regenerated areas tend to display
a real sense of belonging to the new community and benefit from
a reduction in anti-social behaviour. There’s also a ‘halo’ effect
which spreads to the neighbouring areas – they too benefit from
the improvements. Developers, housing associations and the local
authority invest in a community and everyone wins!
Here, we’re focusing on the regeneration in Wembley, but there are
regeneration spots all over the country and if you can identify large
scale investment, you could find yourself excellent value in house
prices. It’s not always easy to spot, but you’re unlikely to go too far
wrong by looking for places where coffee shops are being planned,
or boutique shops that’ll bring in a new trendy audience of shoppers,
workers and residents; areas that will last and that people will be
proud of.
LONG TERM PLANNING
Some regeneration schemes are phased over many years, and early
buyers can get good deals on more affordable homes, although
they may have to put up with the inconvenience of being close to a
building site for a while.
Back in 2007 the London Borough of Brent set a target of 11,500
extra homes by 2026 with half of those new homes set to be
affordable and around 3,450 earmarked for shared ownership.
The early buyers may be the ones who will see their properties
rise in price the most, and each phase will incorporate low cost
home ownership (LCHO) homes that will give people the chance to
become home owners sooner than they hoped.

Salim Isaf was privately renting a two bedroom flat with a friend,
when his landlord served them notice, so Salim began searching
for another property in Wembley to rent. But it proved really
difficult to find a property which he could afford.
So Salim changed tack and looked to see if he could buy
a home through one of the low cost home ownership (LCHO)
schemes. Octavia’s Elizabeth House development in Wembley
was still under construction at the time but fitted the bill and
Salim reserved an apartment off plan.
Salim stated that without LCHO there is no way he would
have been able to purchase a property. In fact, ‘I would not
have considered buying any time in the near future, I would say
at least 3-5 years.’ But he continues, ‘The figures that were put
to me were so affordable compared to privately renting.’
