Sea & Ski Realty is happy to present our Annual Market Report covering real estate in Grey and
Bruce Counties. It’s been a very busy year for the real estate profession in Ontario, and with sales
outpacing new listings by a wide margin, this is a seller’s market.

The information that you find in this report was compiled directly from the REALTORS® Association
of Grey Bruce Owen Sound MLS with the exception of Meaford and The Blue Mountains which
was compiled from the Southern Georgian Bay Association of REALTORS®. While we know that
not every transaction that occurs in the market is recorded in the MLS, this report aims to serve as
a generic, yet specific, guideline and overview of how our market and municipalities have per-
formed over the past year.

The numbers are in and it is clear that 2016 has continued the trend from 2015 in breaking records
in all areas of home sales for Sea & Ski Realty, beating the previous records from 2007.

Grey & Bruce Counties

2016 was a banner year in Grey and Bruce Counties for residential home sales as the area set
a new annual record. Sea and Ski Realty also had a record breaking year for sales and are
expecting another great year in 2017. With a 12% drop in new listings and higher prices
across the board it’s a sellers market, and a great time to list your home with us.

Over the past 3 years a definite trend has taken shape and what can be seen in the
numbers above is the number of new property listings coming to market has declined 12%
since 2015 while the number of sales has increased by 16% and the average sale price of a
home went up 7.6%. The result is that there is less available product and increasing demand
as more units are sold each year, creating a sellers market.

When looking at the Residential Sales Volume by Month for the past 5 years you can clearly
see that 2016 has surpassed 2015’s record breaking year. As 2016 progressed you can see
the sales volume gradually increasing from January to June, then a slight decrease in July,
only to go back up and peak in August then slowly decrease through the fall to December.

In 2015 the month with the highest sales volume was June, while in 2016 it was the month of
August. For the past 5 years January has consistently been the month with the lowest Sales
Volume.

Municipality of Chatsworth

discovered. Chatsworth saw the average residential home sale prices increase 23% increase

Municipality of Grey Highlands

The Municipality of Grey Highlands plays an important part in the local economy and is a
special part of the Southern Georgian Bay area hosting one of the only inland lakes that allows
motorized watercraft without restrictions. In addition, Grey Highlands boasts some of the best
scenic views and is quickly becoming a popular location for recreation enthusiasts and retirees.

2016 was a great year in the Municipality of Grey Highlands for residential home
sale prices with a 6% increase in the average sale price from $275,966 in 2015 to
$292,715 in 2016. The number of new residential listings has dropped 24% from
192 new listings in 2015 to only 146 in 2016. The number of sales has increased a
whopping 35% with 142 sales in 2016 up from only 105 sales in 2015.

Municipality of Meaford

The Municipality of Meaford is located on Nottawasaga Bay about 20 minutes North-West of
Collingwood. Meaford is a growing community catering to both the recreation and retirement
lifestyle and currently provides some of the best value in the area.

The Blue Mountains

The Blue Mountains is the heartbeat of our economy. Since 1999 when Intrawest
first made its announcement of partnering with Blue Mountain Resorts the Town of
the Blue Mountains has become the focal point and a hub for all the four season
recreation activities around Southern Georgian Bay.

The Blue Mountains had a fantastic year in 2016 for residential home sale prices with a 7.5%
increase in the average sale price from $620,085 in 2015 to $666,609 in 2016. The number of
new residential listings has dropped 17% from 407 new listings in 2015 to only 337 in 2016.
The number of sales has increased 3% with 213 sales in 2016 up from 206 sales in 2015.
