Southern Palm Beach County • Northern Broward County

This 2015 Nestler Poletto Sotheby’s International Realty Mid-Year Market report offers an overview of the Southern Palm
Beach and Northern Broward counties residential real estate market closed sales activity from January 1st through June
30th, 2015. Specifically this report focuses on all single family and condominium sales valued over $500,000 for the past 6
months, units sold, average sold price, and days on the market for 15 separate markets. In addition we also showcase some
exciting new construction projects, the top sales in the market as well as significant sales.
These statistics show this is the strongest residential real estate market that we have experienced since 2008, as sales
have clearly trended up in total sales volume, increased home values with shorter days on the market. A total of 1,806
transactions of properties over $500K occurred in the market from the Hillsboro Mile north to Manalapan, and Coral
Springs to Wellington in the western markets. This represents a total single-family and condominium increase of 29%
over last year’s closed sales of only 1,401 for this period of time. Single-family sales alone reflected an increase of 33% and
condos showed a 9% increase. The average sales price was $1,334,854 and the average total days on the market was 137
days.
The overall trends continue to support the fact that there is a dramatic increase in buyers moving from throughout Florida,
top affluent US markets, Europe and South America. Overall, the demographics of market in terms of South Florida’s
favorable climate, no state income tax, low crime, and the diversity of new and resale housing are all continuing to draw
buyers to South Florida as permanent and seasonal residences.
