POPULATION
Barnstable County grew the fastest of any county in
Massachusetts from the 1950s through the 1980s, and the housing units
second fastest in the 1990s. Population, income and housing
have increased, while poverty has declined.

Did you know? Barnstable County, founded in 1685, is one of the oldest in the U.S.

on the Cape.

Prior to 1975, each Massachusetts
town had its own building code, before a
statewide code was put into effect. Towns
still today adopt their own zoning by-laws,
though governed by state standards.

As the construction of homes has
become more complex and more heavily
regulated, the Home Builders & Remodel-
ers Association of Cape Cod has contin-
ued to work for regulations that make
sense for both builders and home owners.

Next year marks the 65th anniver-
sary of the association, which supports
home ownership and assists homeowners
and builders through legislative, educa-
tional, business and civic efforts.

Association members adhere to a
strong professional code of ethics, ensur-
ing that consumers receive the highest
quality of service. We continue to broaden
our influence as the industry’s voice.

Today, there are more than
150,000 housing units on Cape Cod and
more than 200,000 permanent residents
– plus a million more people who stay in
second homes or rental units each year.

The Home Builders & Remodel-
ers Association of Cape Cod is pleased to
have played a positive role in expanding
the amount of safe, comfortable housing
throughout the years and helping to make
Cape Cod a highly desirable place to live,
work, play, shop and retire.

We look forward to many contin-
ued years of service to buyers, owners and
the community of Cape Cod.

Members of the Home Builders & Remodelers
Association of Cape Cod build more than houses.

They build community.

As a non-profit formed in 1950, we take great pride not only as a significant engine of
economic growth, but also as a socially conscious organization. The association is committed
to numerous charity and service events that include scholarships for high school seniors and
industry-related nonprofit events like the Blitz Build for Habitat for Humanity.

Our more than 270 member companies privately and quietly contribute their time, money
and expertise to favorite charities across a wide swatch of needs – from homelessness and
healthcare to conservation and education.

We share some of these stories in this edition and will feature other Building Community
stories in coming issues.

turned to Cape Cod Five, as always.

E.J. and Robin have been business customers of Cape Cod Five for many
years. When they decided to build a new home in the community they love,

they knew where to turn. Their Cape Cod Five lender
explained all the options and worked with the Harveys on the best loan to

meet their needs. It all came together beautifully because, in the end,
it’s all about building relationships and that’s the Cape Cod Five difference.

Building a home in five days takes a huge amount of

needed to be purchased at deep discounts to support the project.
Crews were lined up one after another to handle the

framing, sheathing, siding, roofing, interior finish, painting and
appliances.

Habitat for Humanity arranged for the building permit,
site work, underground utilities and a capped foundation. From
there the building professionals did the rest.

The future homeowners of this Blitz Build home put in
sweat equity on other Habitat homes before the builders group
began work on their home.

Purchasing a Habitat for Humanity home, with an afford-
able monthly mortgage, will allow the Richards Family to contin-
ue to live and work and raise their children here on Cape Cod.

The home is one of five that Habitat volunteers and the
future homeowners are building together on a site off Namskaket
Road in Orleans. There are three 3-bedroom and two 2-bedroom
homes.

A major contribution of new home designs for this project
was by Charles Orr of Hutker Architects of Falmouth.

16 • At Home on Cape Cod • Fall/Winter 2014 One initiative planned for this site
is a WomenBuild house – where one of
the five houses will be built primarily by
women volunteers.

During last year’s nationwide
Habitat Builders Blitz program, profes-
sional builders and Habitat for Humanity
affiliates built 200 homes, each completed
in a week.

Victoria Goldsmith, executive
director of Habitat for Humanity of Cape
Cod, said, “We are hugely grateful that
the home builders and remodelers have so
enthusiastically embraced the challenge of
fully funding and then building a Habitat
home in just five days. Aside from the
opportunity it offers to the local family
purchasing it, the blitz home has served to
build awareness of the tremendous afford-
able housing need here on Cape Cod.”

“At a recent Home Builders associa-
tion meeting, our members unanimously
agreed that we would do it again. During
the week of September 21, 2015 our mem-
bers will once again build one home for
one family in one week!” Says Christine
Duren, executive officer of HBRACC.
“This time it will be a 2-story Cape in the
town of Harwich.”

The chair of the Blitz Build steer-
ing committee, Gail O’Rourke-owner of
White Wood Kitchens says she is “thrilled
to take on this exciting project and is hon-
ored to represent our members in giving
back to the community. Bringing aware-
ness to the lack of affordable workforce
housing is something we feel passionate
about, and this is the perfect way to make
a difference and raise awareness”

24 • At Home on Cape Cod • Fall/Winter 2014 home-building mission, but the ReStore is
producing increasingly significant amounts
of money to help build more homes on
Cape Cod, according to Victoria Gold-
smith, local Habitat executive director.

Each Habitat home on Cape Cod
requires about $130,000 in cash for
building materials and licensed contrac-
tors’ work, in addition to the hundreds of
hours of donated labor by volunteers and
the future homeowner, and the generous
in-kind contributions from building pro-
fessionals and suppliers. The homeowner
takes out a low- or no-interest mortgage in
that amount.

With a slogan, “Recycle, Reuse, Re-
Store,” the ReStore benefits homeowners
and contractors who shop there, but also
the local environment. Habitat for Hu-
manity International, which counts about
800 locally-operated ReStores across
the U.S., estimates that for each dollar in
goods sold, 1.3 pounds of material is kept
out of the waste stream. Thus, the Cape
Cod ReStore has saved more than 300
tons of material from the waste stream.

Manager Donna Baldwin thanks
the community and the local Habitat
board of directors for strong support.
“Great things are being donated,” she said.
“The quality of the merchandise helps im-
prove our reputation, and it brings people
back again and again. It really is a win-win
business. We help keep items out of the

Remember when decks were utilitarian? Now, they are
increasingly expressions of individual lifestyles.
“Because more people are staying home, they want
to enjoy their exterior and natural environment. So,
adding a deck is one of those improvement areas
that can add value in more ways than monetary,” said
Christine Duren, executive officer of Home Builders and
Remodelers of Cape Cod.
Many builders and suppliers encourage customers to

Previous Page: This Truro rooftop deck provides
enough entertainment space for at least twenty
guests, as well as unobstructed views of the Cape Cod

A key question:
What are your goals?

Is your deck primarily for entertaining all numbers of guests?
Is it for a family oasis? Is it to create a sense of additional space by
connecting indoors and outdoors? Do you plan to cook on it?

The comfort of a deck depends on its size. Industry guide-
lines call for about four or five feet per person regularly using
the deck, and accommodations for additional space for company
should be made.

Its physical orientation also is very important. Consider
wind patterns, exposure to the sun, visibility of sunsets and sun-
rises, hours of shade.

Also, consider a privacy analysis. Is there foot traffic on
your street? Where are the neighbor’s sight lines? Is there a bath-
room window facing the deck? Is a neighbor’s bathroom visible?

Experienced builders and remodelers are well acquainted
with these pitfalls and can find remedies and solutions for an op-
timum outdoor experience. Most builders have a list of questions
they pose to clients such as: What’s your budget? Do you want
real wood or a wood alternative? What type of maintenance are
you looking for? Will stairs be needed? Where will they start and
lead? How will the homeowner access the deck space? How high
should the deck be?

To Lavendier, it all sounded too
good to be true when he first discovered
the technology. But, he quickly learned
that both the Truro Conservation Com-
mission and the building department
looked very positively on the technology.

“Here were our options: Dig four
feet down and 24 inches in diameter to
contain and support 10 to 12-inch col-

said Lavendier.

Not only would the conventional
approach have endangered the fragile en-
vironment, but it also would have been far
more costly in time and dollars,” he added.

Lavendier’s crew managed to install
a single vertical post in less than 30 min-
utes, including placing and securing the
foundation.

“The beauty of the technology is
that once you place the foundation, you
are ready to put the posts in. There is no
down time waiting to mix the concrete,
transport it by hand since we could not
accommodate heavy equipment, and wait
for it to set.”

The nearest point that his crew
could have off loaded the concrete was 75
feet away. He estimates that the distance,

glossy coating on the decking. You should
familiarize yourself with the manufactur-
ers care instructions for any new decking
product.
