5400 Hanna Ranch Road, Novato, CA. Fronting both US 101 and State Hwy 37 (North east corner).
Approved for three commercial buildings, with two light industrial buildings available in whole or in part
for sale and/or lease.

Building A will be the home to Thompson Builders Corporation. Thompson Builders (owners of the
property) is currently breaking ground for its building.

Building B has been approved for 21,640 SF of office or light industrial use. Additionally, there is a
proposed condominium map for 6 units from 3,200 SF to 4,000 SF. There were to be 79 parking spaces;
however, this amount may be reduced to reflect access to roll up doors and less intensive light
industrial use.

Building C has been approved for 18,440 SF of office or light industrial use. Additionally, it there is a
proposed condominium map for 5 units from 3,480 SF to 4,000 SF. There were to be 67 parking spaces;
however, this amount may be reduced to reflect access to roll up doors and less intensive light
industrial use.

Buildings B and C are on approximately 3.33 Acres and will be delivered on a build to suit basis by the
developer, with concrete tilt up construction and approximately 21’ clear height.

Our in-house staff of designers and programmers utilize skills in all forms of
