Some time back in issue 13 we covered the
100 on Montgomery project, situated on the
corner of Arcturus Road and Montgomery
Road in Highlands. This property comprises
27 upmarket townhouses within a secure,
gated complex. In the same issue we covered
the outstanding Arkenstone development
within Borrowdale Brooke. Arkenstone
consists of 10 exquisite, individually designed
homes set into the stony hillside above the

some serious engineering and earthworks,
but the advantage is that each home has
outstanding, unobstructed views – some
northward towards Domboshawa and some
with east facing views towards Shamva.
All the houses are largely off-grid and the

The houses are designed with a very generous
master bedroom, dressing room and en
suite bathroom and there are an additional
two smaller bedrooms each with their own
bathrooms. The living room, dining room and
kitchen are open plan with views out to the
garden and the verandah. A mono-pitch ceiling
and glass gable end allow the area to be
flooded with natural light. The large verandah
adjacent to the main living space lends itself
perfectly to our Zimbabwean love of relaxed,
outdoor living.

In addition there’s a study and a large
entrance hall, and there’s a separate scullery
and service courtyard off the kitchen, as well
as an outdoor storeroom. There’s an entrance
courtyard providing privacy from the street
and a two car shaded carport with an option
to add an enclosed parking garage. The whole
complex has excellent security being fully
walled with an electric fence and a single
manned entry gate, making it ideal for those
who want to ‘lock up and go’.

PRESERVING HARARE’S
ARCHITECTURAL HERITAGE

The magnificent Cape Dutch house
at 36 Broadlands in Emerald Hill
no doubt has an intriguing history,
some of it merely hearsay and some of it
sadly lost forever.

It was probably built in around the 1930s
but there don’t seem to be records of who
it was built for or who the architect was.
The original owners must certainly have
been a well-established and prosperous
family. Compared to most other homes of
that time the design is certainly opulent
with an imposing entrance way leading to an
elegant spiral staircase and a grand reception
room. Some architectural flourishes, like
the detailed moulding on the gables and the
stylish arched doors and windows, testify
that the home was built for a very influential
client. It would also have been in a desirable
location on the western side of Emerald Hill
with views over what is now Avondale West.

There is speculation that the architect might
have been W D’Arcy Cathcart who was
designing some important private and public
buildings at that time. Rumour has it that it
was once a diplomatic residence. Certainly
some other prominent Zimbabwean families
have made it their home over the years. A
series of owners made some changes to the
property, not all of them in sympathy with the
original design. At some point a swimming
pool was added on the south side and inside
a sauna and a Jacuzzi had been built.

It was bought by Bhika Brothers Properties in
the 1980s at a public auction for a deceased
estate. At the time it was purchased it fetched
a record breaking price for houses sold at
auction in Zimbabwe. After the acquisition the
house was rented out to a variety of tenants
and then stood empty and neglected for a
while and had begun to fall into disrepair.

The property has remained in the Bhika
Brothers portfolio. A few years ago Bhika
Brothers made the decision to convert
the house into offices for Bhika Brothers
Properties and their sister company CV
People Africa in order to consolidate various
offices around town into one venue. Mouse
and Cathy Bhika engaged architectural and
interior designer Celso Ribeiro from Galleria
Celso to look at renovating the property and
converting it to more practical office space.
And so began what has been a two year
labour of love for the Bhikas and the Ribeiros.

Celso (together with Project Manager Ocky
Ribeiro and landscaper Julie Ribeiro) has
taken a holistic approach to the project
including not just the interior décor but
also the layout of the building, the various
outbuildings, some sympathetic extensions
and the garden hardscaping and landscaping.

While the original footprint of the house
has not been significantly altered the most
dramatic change has been the addition of a
conservatory on the south side where the
swimming pool used to be. The structure
of the pool is still there under the new floor
and is now accessed via a trapdoor and used
as storage. The conservatory is a beautiful
space with aluminium framed glass windows
and doors on three sides providing views
over the garden in front and an enclosed
courtyard at the back. The roof of the new
section echoes the existing roof in height
and pitch and is clad in dark grey Chromadek
that blends with the existing slate tiles. The
front verandah of the conservatory follows
the dimensions of the verandah running
along the older section of the house although
Celso has chosen to use metal balustrading
rather than the cement balustrades on the
older section. Inside the ceiling follows the
pitch of the roof and has exposed trusses
with skylights along the eastern side so the
structure feels light and delicate.

The conservatory connects to the house through
a small link section and the old sauna and
Jacuzzi have been converted into cloakrooms.
A passage runs from the link through to the
reception lobby with offices or meeting rooms,
converted from the old bedrooms, leading off
– one on the east side and three on the west
side. The master bedroom and en suite has
been combined to create a boardroom with
adjacent space for teas and refreshments. The
other bedrooms are surprisingly modest in size
for such a grand house but now function well as
office and meeting spaces.

In front of the reception Celso has created a
small lounge or waiting room using aluminium
and glass panels which links the design to the
conservatory structure. The glass and aluminium
motif has been repeated in numerous places
clearly defining the old and the new parts.
Behind the reception the existing kitchen, pantry
and scullery needed to be completely gutted and
have now become a modern, practical space.
The kitchen leads into the old dining room which
now functions as a training/meeting room, and
also to the new sun lounge which works as a
break out space for staff to enjoy tea or lunch
or just to take a break from their desks. The sun
lounge has aluminium and glass walls and also
opens to a partially covered pergola overlooking
a rockery and water feature. In addition it serves
as a link to the old lounge or grand room which
is now a large open plan office. The existing
fireplace has been concealed but the plaster
moulding around the north facing picture
window has been preserved and functions as a
frame for the view.

A BEAUTIFUL HOME

IN THE BROOKE WITH A
GARAGE CONVERSION

building was included on their stand, which
has now become an office/storeroom.

In around 2014 David and Jenny consulted
with Bruce Rowlands from Architexture
Spatial Design to begin planning their new
home. They were familiar with Rowlands’
style and had seen a house he’d designed
which was similar to what they were
looking for, so he was a natural choice
to become their architect. Together the
Littlewoods and Rowlands devised the
final plans – a process Jenny looks back on
fondly. Sadly David passed away recently,
after spending just four years in their new
home – so Jenny’s memories are now
particularly poignant.

The design of the house bears many of Rowlands’ signature touches. The main living area has
a high ceiling with exposed trusses that follows the line of the Chromadek roof and there’s a
row of high clerestory windows on either side for additional natural light as well as generous
glass and aluminium doors opening to a large verandah. In this home the open plan living and
dining room have been partially demarcated by a double sided hearth with a freestanding
chimney breast that rises up to the ceiling. It helps to make the large space feel more intimate
and cosy without fully breaking the area into two separate rooms. It also doesn’t overly
impede the view from the front door through the house and out, over the pool, to the garden
beyond. The property is right on the edge of the golf course with no wall or fence to mark
the boundary, so the whole golf course and waterway becomes part of the garden. A great
example of ‘borrowed scenery’!

mix of vintage, antique and modern pieces.
Persian rugs soften the teak floors, there’s
loads of comfortable seating from sofas to
single chairs, and a few quirky touches –
like vintage suitcases used as side tables
– add to the charm. A very modern, plain
white console supports a wide screen TV
with matching antique-style lamps and
candleholders each side. It feels as if every
piece has been carefully curated so it all
works together – and each piece has a
special meaning and history behind it.

Bi-fold doors lead out to the huge verandah
and effectively double the living space with
two lounge seating areas – one more formal
and one more relaxed with cane and wicker
furniture - and a second dining space. There’s
also a bar that opens to the verandah that’s
ideal for entertaining friends and family
around the pool.

The home has two bedrooms, both with en
suite bathrooms. The master bedroom en
suite boasts both an indoor and an outdoor
shower within a private courtyard and a
dressing room.

Although the area is prone to flooding in
the rainy season, being close to the natural
waterway, Rowlands’ design (together with
engineer John Ridgewell) has accommodated
this with a series of foundation piles so the
home is totally stable and safe from the
seasonal rising water.

residential profile

In 2018 Jenny Littlewood decided
to convert the double garage into
a separate and self-contained
apartment. It works well as both a
rental apartment or as accommodation
for visiting family members as it can
be accessed from the main house or it
can be completely independent. While
the original house was built by Elevate
Construction the garage/loft conversion
was built by Kalamain Construction.
Together with her sons Mathew and
James Jenny worked on the design
and construction with Rowlands as the
architect again. Rowlands’ design has
echoed the design of the main house
so that it blends in well and forms
a single integrated edifice. A small
linking section between the main house
and the cottage houses batteries and
inverters for the solar system.

The double garage conversion now has
an open plan living room, dining room
and kitchen downstairs with a bedroom
and bathroom upstairs. The kitchen fits
neatly against the back wall while the
front of the space opens out to a new
covered verandah. The bedroom has
big east facing windows and a glassed
in gable so it feels light and sunny, and
a small pony wall separates it from
the west facing bathroom and also
acts as a backing wall for the bed. The
en suite bathroom has a dividing wall
so the toilet is partly set apart. The
freestanding bathtub below the window
feels spa-like and luxurious – a special
place to relax and unwind.

The double storey garage conversion
on one side and the existing storeroom
on the other side create a formal
entrance courtyard to the main house
lined with standard roses. The garage
has been replaced by covered parking
on the street front and access to the
main house is now through double
wrought iron gates – designed and
manufactured by Basil and Lindy
Rowlands, formerly of ArtMart at Doon
Estate. Six palm trees now preside over
the paved entrance and parking space.

Together with input from her family,
and with the design skills of Rowlands,
Jenny has created a lasting tribute
to her husband David. She’s created
a warm and comfortable home with
a distinct, if slightly eclectic flavour,
perfectly suited to her lifestyle and
ready for entertaining – once our
current lockdown is over.
