real estate profile

Homelux Properties is a wholly Zimbabwean
group of companies founded in 1998 by local
businessman Justin Machibaya. Over the
last 22 years, the group has grown to include
Homelux Real Estate, Homelux Property
Development, Semble-IT Kitchens (now
trading as Design Café) and Just Tiles and
Bathrooms – leaders in all areas devoted to
property and real estate.

The Homelux Real Estate division specialises
in buying and selling properties, rentals,
valuations of land, buildings and assets, and
property management for both residential
and commercial buildings. At any time they
have a wide range of properties on their
books from modest high density houses to
top of the range, luxurious family homes,
flats and apartments, land and commercial
buildings. They conduct valuations for
buyers and sellers, as well as for property
owners looking to apply for mortgages
from investment companies like Old Mutual
and CABS. Their independent valuations
also allow property owners to negotiate
reasonable rental values.

Their Property Development division are
leaders in the field with a number of very
popular and prestigious projects having
been successfully completed. The company
focuses on creating investible real estate
developments for both local and diaspora
investors. Just a few recent projects include
20 cluster houses at The Oxford Place,
11 cluster houses at Windsor Manors and
16 garden flats at Victoria Mews – all in
Newlands. They have also completed cluster
house complexes in Borrowdale, Greendale
North, Highlands and Groombridge so they
have a wealth of experience and expertise
in all aspects of property development and
construction.

52 STRUCTURE & DESIGN

The Homelux Property
Development section includes
in-house architects, engineers,
quantity surveyors and various
experts in all fields of construction
like plumbers, electricians
and painters. They even have
an interior design team under
the banner of the Design Café.
(Occasionally, as needed,
Homelux has a group of approved,
independent contractors which
they can call on.)

This means they can have complete control of the construction process ensuring that all their
projects are of the highest standards. Homelux can ensure that all materials used are of the
best quality and purchased at the most reasonable prices.

Just one of the current projects which is still in development is the upmarket Kinsley Estate
just past Borrowdale Brooke. There are over 200 serviced residential stands available within
a secure gated community with scenic views towards Shawasha Hills. There are a range of
21 architect designed plans on offer and Homelux are currently marketing and selling. It
promises to be one of the most prestigious addresses in Harare.

Homelux are about to launch one of their newest projects at 58 Marlborough Drive, just
off Harare Drive and close to Lomagundi Road. The development consists of 30 2 and 3
bedroomed apartments within a secure gated complex which is fully walled with an electric
fence and gate. The complex is on two storeys with the ground floor apartments having a small
garden at the back while the first floor apartments have balconies.

The layout includes ample and secure parking space for residents
and visitors. The living room, dining room and kitchen are all open
plan, so although the apartments are compact and fairly modest
there’s a good sense of generous space and natural light. The
kitchens and bathrooms have been luxuriously and elegantly fitted
out with top quality finishes.
Although Homelux usually use their own in-house or local architects
for this particular projects they have selected to use a South
African company, 4D Architects, to create these modern Lifestyle
Apartments for relaxed family living. The architects’ design is
practical and stylish and although the main living space is open plan
they have still managed to incorporate a cosy family atmosphere with
aluminium window frames and wooden finishes.

The design is also sensitive to the
surrounding environment and doesn’t
impose on or overwhelm the neighbourhood.
The Marlborough Lifestyle Apartments are
conveniently situated with easy access to the
city centre as well as to Groombridge and
Westgate shopping centres. There are several
good schools close by as well as churches,
service stations and medical facilities. The
complex has a borehole and a dedicated
ZESA sub-station and all the apartments
have pre-paid ZESA metres, so residents
don’t ever need to worry about water and
electricity supply.

The apartments are an ideal investment
opportunity as a hedge against inflation
and are also a very attractive rental option
ensuring a good return on capital outlay. The
apartments are a great chance for a young
family to secure their own home, but they’re
also the perfect solution for a ‘lock up and go’
lifestyle – once normal travel resumes.

The Esor group has achieved the highest
possible ratings in construction from the
CIFOZ as well as SABS 9001, and OSHAS
18001 and ISO 14001 Health and Safety
Occupational Certification, empowering
Esor to tender for construction projects
of unlimited size and value throughout
the region and to draw on a vast and
diversified set of skills.

Recent projects in Zimbabwe include
the foundation work for the Eastgate
SME market and the Lupane State
University as well as a number of joint
ventures with, R. Davis & Co, and water
and sewerage reticulation for ZINWA
including the construction of reservoirs,
pipelines and pumping stations. Other
projects include piling for private
houses (notably an impressive project
in Borrowdale Brooke), warehouses and
commercial ventures.

One of their latest projects to be
completed is the impressive Metro
Peech & Brown and Meat Market
warehouse and retail outlet along the
Seke Road on the corner of Boshoff
Drive. The huge new construction is
very imposing and impossible to miss.
Its 180m x 40m and stands at height
of 12m at the peak of the roof, with
ample paved parking space on both the
Seke Road side and the Boschoff Drive
side. Currently construction is complete
(bar the usual few snags and finishing
touches) and the tenants are busy fitting
out and stocking the interior in time for
their imminent official opening. With
no other commercial retail venture of
a similar type and scale in the area
it promises to alter the shopping
opportunities for locals as well as for
the workers and residents in the whole
southern region including Sunningdale,
Parktown, Mbare and the surrounding
suburbs. In fact, it promises to draw
both wholesale retailers and household
shoppers from across Harare looking for
an enormous range of products at very
competitive prices.

The project was designed in conjunction
with Engineer Valentine Zvomuya from
UIP (Urban Infrastructure Projects
Africa), initially built on spec by a local
property developer but later with some
input requirements from the prospective
tenants. Work began on site towards the
end of 2018 and was mostly completed
by mid-2020, despite delays caused by
the Corona pandemic.

department.
Initially supplying steel products to the
home industries, through friendly service,
sound technical advice for their customers,
and the most competitive prices, Steelmate
Investments soon became the preferred steel
suppliers for a wide and diverse customer
base. Their clients now include consumers
from various sectors of the economy
including the agricultural sector, mining,
engineering, manufacturing, construction
and even other steel retailers. However, at
all their branches, they continue to supply
smaller quantities for individual customers.
Steelmate Investments pride themselves on
the fact that for them no order is too small or
too big, and every customer receives the best
possible service.

As their client base grew the Mbare branches
soon became too small to service all their
prospective customers. In addition, access
for bigger delivery and collection trucks
proved to be a little challenging and awkward.
So the decision was made to expand the
business yet again and open a third branch
in Willowvale at 346 Affirmative Way. The
Willowvale branch is conveniently situated
close to a number of major industries, access
is easier for deliveries and collections, and
there is more warehouse space enabling
Steelmate to house and distribute a wider
range of stock.

The new premises were designed by local
architect Brian Malunga and custom made to
suit their needs. Construction was relatively
quick, starting towards the end and 2019,
and despite the delays caused by the Corona
pandemic, Steelmate opened the doors of
their venue on 1st June this year.

The buildings basically form an L-shape with
a generous paved forecourt providing covered
parking for customers and enough space for
bigger vehicles to easily access the warehouse.

To the right of the sales is the door to the
reception area and the management section.
The reception desk is at the top of a short
flight of stairs with steel treads and steel
balustrades that show off the versatility of
their product. The interiors are bright and
light with loads of windows, bright white
floor tiles and recessed lights. Overall
the interior fittings throughout are very
contemporary in style with simple lines, and
in shades of black, white and steel grey.

The huge warehouse section is solid brick
at the bottom with Chromadek sheeting
extending over the top part of the walls and
onto roof. Inside the high roof there are
numerous skylights so there’s loads of natural
light and there is also additional electrical
lighting, so it feels bright, airy, clean and well
organised. There are big roller shutter doors
providing easy access for larger vehicles to
load and off load. In addition there are two
5 tonne overhead cranes to make loading
even easier and quicker. One section of the
warehouse has rows of racks for their wide
range of stock while another section has
machinery for cutting, bending and forming.

Their huge range of stock includes flat
bars, square bars, deformed bars, angles,
pipes and tubes, sheets, plates and
expanded metal, as well as a variety of
wire and mesh – in fact just about every
type of steel you could ever need. Of
particular interest is their range of Q-tiles
which are becoming increasing popular
with architects, designers and home
owners. Q-tiles are manufactured on
site to the customer’s requirements and
are basically Chromadek or IBR sheets
designed to look like conventional roofing
tiles. The advantage is that they look good
but are much lighter and more durable
than traditional roof tiles.

technology which actively cleans the air. A Double Velvet wall will break down and
neutralise the formaldehyde in the air of your home, releasing harmless vapour –
drastically improving the quality of the air that you are exposed to. With Double
Velvet now also being completely VOC free, it’s more than just
a paint, its Plascon Double Velvet Pure.
