P a g e 70 | 112 Agenda 7.1 Replacing the water pipes inside the building Principles and reasons The Sukhumvit City Resort Condominium Maintenance Department recommends the need to improve the condition of the machines and accessories of the plumbing system within the building to be efficient and ready to use at all times, especially the water supply system, because at present, the building technicians have received reports of problems caused by the building's deteriorating water supply pipes, i.e. leaks and rust, causing the water flowing within the pipes to have a red color from the rust inside the pipes. After a thorough inspection of the pipes, the Building Technicians found that rust and leaks were due to the building’s aging galvanized steels pipes that have deteriorated over time. Currently, the Building Technicians have only temporarily solved the initial leakage problems, however in order to prevent ongoing leaks in the future and to have clean rust-free running water flowing throughout the building, the only solution would be to change the water supply main pipes to a new PP-R type for safer use and a longer service life by employing a qualified company with the knowledge, expertise, experience and suitable plans to change the water supply pipes inside the building Action 1.11. Hire a consultant for water pipe engineering systems according to the consideration of the Juristic Person Committee, Santri Phut Engineering Company Limited hasbeen selected. On Tuesday, January 24, 2023, Santri Phut Engineering Company Limited sent staff and engineers to inspect the water pipe system inside the building. The current fire alarm system of the Sukhumvit City Resort Condominium is a fire alarm system with alternating fire alarm sounds through speakers installed in the corridors of the residential floors and common areas throughout the building The Building Management has received complaints from co-owners and residents that they heard a faint fire alarm and some units reported that they could not hear the fire alarm. The Building Management therefore, coordinated with Tiya Master Systems Co., Ltd., a fire alarm system maintenance service provider, to survey and bid for a Bell System installation within the condominium and to coordinate with other contractors to survey and bid for the installation of a Bell System within the condominium. The bidder is a contractor who is the distributor of the Edward brand fire alarm system currently used in the Sukhumvit City Resort condominium. Budget used - Approximately 530,000.00 baht (five hundred and thirty thousand baht only), which will begin operations in 2024
