From a recent survey of the exterior of the building, it was found that the exterior glass of the building has become cloudy from dust and rainwater stains. P a g e 109 | 112 8.1 SCR Regulations on Proxy Forms Applying to Co-Owner General Meetings From the Annual General Meeting of Co-Owners for the year 2 0 2 1 – 2022, the Sukhumvit City Resort Condominium Juristic Person has brought documents to register the Juristic Person Manager, to register the names of the Juristic Person Committee and submit an amendment to the Articles of Association of the Condominium Juristic Person, Chapter 1 3, Calling a General Meeting and Procedures for Calling a General Meeting of Co-Owners to the Prakanong Branch Land Office. When the staff of the Phra Khanong Branch Land Office checked the documents, it was found that some documents were incomplete as follows: 1. The signature on the proxy form and the copy of ID card/passport copy are not the same. Including condominiums 48/1, 48/2, 48/33, 48/47, 48/63, 48/65, 48/84, 48/134, 48/137, 48/144, 48/146, 148/147, 48/151, 48/152, 48/171, total 15 units, equivalent to 1,024.71 ownership ratio 2. Did not certify the copy of the ID card / copy of the passport in the proxy form. Including condominiums 48/51, 48/97, 48/139, 48/148, 48/154, totaling 5 condominiums, representing 297.32 ownership ratio. 3. Copy of the proxy's ID card has expired. Including condominium 4 8 / 4 2 , representing 3 2 .1 4 ownership ratio The Juristic Person of the Sukhumvit City Resort Condominium would like to inform Co-Owners that Phra Khanong Branch Land Office officers checked the documents and found that the documents were incomplete. The Prakanong Branch Land Office therefore had to deduct the votes of the said condominium units, totaling 1,3 5 4 .7 1 ownership ratio. In this regard, the staff of the Prakanong Branch Land Office has advised the Condominium Juristic Person that a Co-Owner's Proxy in a Co-Owner’s Annual General Meeting Proxy Documents, which are Proxy Form, a copy of the ID card and/or a copy of the Unit owner's passport as the proxy and a copy of ID card or a copy of the authorized person's passport, only original signed documents will be accepted. For this reason, at the general meeting of co-owners of the Sukhumvit City Resort condominium juristic person, if any of the Co-Owners are unable to attend the Co-Owner’s Annual General Meeting and would like to appoint a proxy to attend on their behalf, a Co-Owner's meeting proxy form can be sent via email to the Sukhumvit City Resort Condominium Juristic Person, and the original Co-Owner's meeting proxy form must be delivered to the Condominium Juristic Person within 30 days from the date of the Co-Owner's Annual General Meeting, in order to submit the Proxy Documents of Co-Owners to the Prakanong Branch Land Office.

P a g e 111 | 112 8.2 SRC Housing Regulations concerning Brokers for the Sale or Rental of Condominium Units The Sukhumvit City Resort Condominium Juristic Person has found that some tenants of the condominium are living illegally (expired visa), disturbing the stay of other residents, and not complying with the rules for living in the Sukhumvit City Resort condominium. The Sukhumvit City Resort Condominium Juristic Person would like to set the rules for residence concerning Brokers for the sale or rental of condominiums as follows: SCR Housing regulations concerning Brokers for the sale or rental of condominium units to ensure residents live together happily and the proper utilization of the building according to the condominium regulations. The management therefore asks for cooperation from everyone, please abide by the following. 1. Any broker who will transact within the Sukhumvit City Resort condominium must proceed as follows 1.1 The broker must have a real estate broker’s card and notify the Juristic Person which transaction to which unit 1.2 The broker must obtain consent to the transaction from the co-owner of the condominium unit. The broker must provide proof of consent and authorization for the transaction on behalf of the co-owner of the unit to the Juristic Person 2. When the unit is released for rent the broker must submit documents to the condominium Juristic Person for proof of rent and consent to stay in the condominium within 7 days from the date of signing the lease agreement. The details are as follows. 2.1 Copy of the rental contract which must be signed by both the lessor and the lessee 2.2 Documents registration to stay in the unit (Application form can be obtained from the Juristic Person Office) 2.3 Copy of the identity card and a copy of the house registration of the "tenant" including "all residents and dependents" 2.4 In the case of a foreign tenant passport must be submitted.

Resident tenants must meet the following qualifications: 3.1 In case the tenant is a Thai person 3.1.1 Do not operate commercial activities within the condominium. 3.1.2 Do not create a nuisance to other residents. 3.1.3 Must strictly follow the rules for living in the Sukhumvit City Resort condominium. 3.2 In case the tenant is a foreigner 3.2.1 Do not operate commercial activities within the condominium. 3.2.2 Do not create a nuisance to other residents. 3.2.3 While renting a residence in a condominium The visa must not expire. 4. The condominium Juristic Person considers a person who does not have the above documents and/or does not have a name in the resident registration as an outsider and is not allowed the use of any common property within the condominium. This is for safety in the condominium. 5. In case of not submitting the documentary evidence under item 2 above, or if a crime occurs or an arrest for the commission of an offense Misconduct against the law within the condominium and there is evidence that the aforementioned person resides in the condominium without registering the resident with the Juristic Person, the broker must pay a fine to the Juristic Person at the rate of 5,000.00 baht (five thousand baht only) per time according to the circumstances that have occurred. 6. The broker who is an agent in selling condominiums unit to foreigners or the Juristic Person considered to be foreigners must contact the Juristic Person to examine the ratio of ownership rights to aliens and Juristic Persons considered by law to be aliens under section 19 of the Condominium Act B.E. 2551 7. The broker must notify the tenant and/or the occupants of the apartment. Everyone knows and complies with the regulations and rules of the Condominium Juristic Person in all respects. 8. The Sukhumvit City Resort Condominium Juristic Person reserves the right to strictly comply with the Sukhumvit City Resort Condominium Regulations and the Sukhumvit City Resort Condominium Residential Regulations.
