Mandarin Oriental Hotel & Residences, Oman Client: Eagle Hills Scope of Services: Lead Consultant The Mandarin Oriental-branded Muscat Hotel houses 149 keys, 156 serviced apartments divided into 41 onebedroom, 84 two-bedroom, 29 three-bedroom, and two four-bedroom units, and features a retail component. The property will be constructed in Muscat city centre in the prestigious Shatti Al Qurum area, benefiting from being just 20 minutes away from Muscat International Airport. The hotel is scheduled for completion by 2021. SSH was appointed by client Eagle Hills as lead consultant on the project, responsible for delivering architectural structural and MEP technical design and construction supervision, while an international architect undertook the front-end design of the project. An additional mandate is to ensure the project design follows traditional Omani principles and that the overall development achieves added value to the community through the hotel, serviced apartments, and its retail, and food and beverage outlets. The project will utilise a smart selection of materials to optimise construction costs and resources, while uncompromising Eagle Hills’ vision to create a desirable destination that appeals to visitors and guests – both locally and from abroad. SSH wants to ensure this coherent development amalgamates exquisite architecture with practical, cost-effective functionality, and that it is an integrated development, balancing the requirements of buildability, maintainability and facilities operation. In both spatial planning and aesthetics, the hotel and its components complement and respect the regional heritage. Furthermore, the intention is to maximise the use of durable and readily available materials that are appropriate to the regional climate, as well as to ensure a lowimpact environment utilising tried and tested methods for creating micro-climates, shading and landscaping that are sustainable – both in terms of its utilities and materials.


The Westin, Ras Al Khaimah, UAE Client: Confidential Scope of Services: Lead Consultant, Architecture,MEP, Structural Design, Public Realm and Construction Supervision The proposed Five-star Hotel in Ras Al Khaimah aims to deliver a seaside hotel experience in the area adjacent to the fast- developing Al Marjan Island district, zoned for hospitality and mixed-use development. The site, located adjacent to the E11 National Road, boasts panoramic views of the Arabian Gulf. The hotel will house approximately 235 keys, ranging from 40 sqm classic rooms to 80 sqm executive suites, while offering private chalet units with direct access to the beachfront. Other facilities include a fitness centre and full spa, outdoor adult and children’s pools with an adjacent kids’ club, pool bar, beach club and nightclub. Adjacent to the hotel and centred on-site, are the function facilities and the speciality restaurant. These are loosely poised beneath a lightweight and organically shaped grid- shell canopy structure, and act as ‘the jewel’ of Ras Al Khaimah’s shoreline. To left of the central function facilities are the 25-key operator-branded serviced apartments, which include one-bedroom (75 sqm) and two-bedroom (115 sqm) arrangements, with access to a private pool. Below the serviced apartments is the public souk featuring further F&B outlets. SSH’s scope of services are as lead consultant for architectural design, MEP, structural design, public realm and construction supervision.


Address Dubai Mall, Dubai, UAE Client: Emaar Scope of Services: Interior Design Services and Construction Supervision Partners: Meyer Davis New York Located adjacent to The Dubai Mall, the initial design for Address Dubai Mall was delivered in March 2017 by Meyer Davis Studio, New York. SSH was contracted to formulate a proposed design to meet the client’s budget and timeline constraints in a two-phase programme: • Three months’ full shutdown of public areas and partial Guestroom refurbishment • Three months’ partial shutdown to complete guestroom upgrade floor-by-floor SSH Interior Design division is responsible for the refurbishment of public areas, guestrooms and suites, delivering detailed design and IFC documentation, while co-ordinating with the client and project consultants, and carrying out local sourcing of materials and value engineering. SSH’s scope of services encompass the following - Public Areas: Level 1 - Porte cochere, arrival lobby, reception lobby and lobby lounge; Level 2 - Ballroom, pre-function and meeting rooms; Level 3 - Business centre and meeting rooms. Guestrooms: Levels 4-15 - 243 keys + club lounge. The initial design scope was a full renovation on the property, including the extension of the arrival lobby and porte cochere. In the following months, the client reduced the scope to, primarily, a soft refurbishment and required the services of SSH to fit the “new” concept within the existing envelope. SSH Interior Design team will deliver the detailed design and IFC package for the renovation. The SSH Construction Supervision Division (CSD) has been contracted to deliver the design on site.


Address Downtown, Dubai, UAE Client: Emaar Scope of Services: Interior Design and Construction Supervision Partners: Meyer Davis New York Address Downtown is located in the heart of Downtown Dubai and is an iconic 63-storey flagship hotel development by Emaar Properties. It is also the first hotel under Address Hotels + Resorts, the premium luxury hotel and serviced residences brand under Emaar Hospitality Group, the hospitality and leisure subsidiary of Emaar. The property consists of 220 guestrooms, 626 luxury serviced apartments, three floors of F&B outlets, a podium-level pool, fitness centre and spa facilities. Emaar Properties contracted interior design studio, Meyer Davis New York, to produce a fresh, contemporary and inspired redesign in 2016. SSH was initially contracted by Meyer Davis Studio, Inc. (MDSI) as the designer’s local representation to interact with Emaar’s design team on the development of the design, provide co-ordination with other consulting parties for MEP, façade, landscape, and HSE, and locally source materials to meet the completion programme. During the installation phase of the project, Emaar retained the services of SSH to oversee the integrity of the design and installation by the Main Contractor, Dutco, and subcontractors, Fino and Interiors International. Address Downtown was reopened in June 2018 and was named as the Best Luxury Hotel in Dubai at the International Hotel Awards 2018 in November the same year.


Sheraton 5-star Hotel , KSA Client: Taiba Investments Company Scope of Services: Lead Consultant, Architecture, Structural and MEP Design Taiba Investments intends to build the Sheraton Five-star Hotel with two towers and a connecting bridge on the plots 108 and 153 in the Northern Central Area surrounding the Al- Masjid Al-Nabawi Al-Shareef, Al-Madina AlMunawwarah. The proposed hotel development shall consist of a total of 268 keys. The project also includes a link bridge proposed between the two towers. The maximum allowable BUA above ground is 15,754 sqm for plot 108 and 15,175 sqm for plot 153 and 4,000 sqm for basement per plot. SSH was appointed as the lead consultant for this project in November 2019. *Interiors done by HBA.


Sheraton Hotel, Bahrain Client: Bareeq Al Retaj Scope of Services: Pre-concept Design The development, partly an SSH initiative to construct the new Sheraton Hotel, is a winning business solution and an elegant design opportunity. It includes a comprehensive conversion of the existing Sheraton Hotel into serviced apartments with 176 keys, as well as a new hotel with 189 keys, both of which will be attached to the high-end Moda Mall shopping centre. SSH completed the pre-concept studies in 2017.


Aman, Junoot Eco Resort, Oman Client: United Real Estate Company Scope of Services: Design SSH has designed an eco-resort at one of United Real Estate Company’s (URC) projects. This project, still under development by the leading MENA real estate developer, is set along the shores of Oman’s untouched southern beaches, approximately 320 km northeast of Salalah. Inspired by the Iranian humanitarian architect Nader Khalili, through his brainchild Cal-Earth, SSH created this prototype. The form is designed to exemplify a type of architecture that is most desirable in a high-end, authentic, experience-seeking and adventurous tourist development.


Banyan Tree and Angsana Resort, Jebel Sifah, Oman Client: Jabal Resort Scope of Services: Master Planning and Concept Design Partner: Architrave This five-star, luxury resort of approximately 400,000 sqm, is located in the Al Sifah area near Jebel Sifah, 45 minutes’ drive from Muscat through the scenic valleys of the Hajjar Mountains on the Gulf of Oman. The project has a total estimated building footprint of approximately 52,000 sqm. Banyan Tree Resort with its exclusive high-end 89 villas and 29 residences, offers both residents and guests the opportunity to enjoy the private beach club, swimming pools, signature restaurant, and spa, while the 200-key Angsang Resort is fitted with a luxurious spa, as well as its own private beach restaurant. SSH was appointed as the Lead Engineer. The infrastructure work included design of internal roads, sanitary engineering, storm water, water supply, irrigation and telecommunication networks. For the architectural design, inspiration was drawn from traditional Omani architectural styles, whereas the culture’s rich textures and colours served as reasons for the interior design concept.


Ghala Heights, Oman Client: Civil Service Employees Pension Fund Scope of Services: Design and Construction Supervision Construction Cost: USD135M Operator: Mövenpick The project required full design services for an integrated mixed-use development in Muscat, Oman. The development will provide 146,000 sqm of built-up area within a site of 21,480 sqm. The development includes a four-star deluxe hotel with 282 guest rooms and 58 serviced apartments. Three residential apartment blocks providing 144 apartments are located over a four-storey podium comprising three floors of office spaces and a high-ground floor retail zone. Basement parking over three levels provides for 1,200 car parking spaces and operational management facilities, including security, maintenance, refuse and delivery. Enabling works commenced in January 2019, followed by the Main Works in June 2019, which includes 1-month mobilization.
