Sunset Islands, Bahrain Client: Confidential Scope of Services: Lead Design Consultant The Sunset Islands waterfront development is intended to create a unique, vibrant and unprecedented environment for hospitality, leisure and residential activities, set within a 7M sqm area. Located at the southern tip of the west coast of Bahrain, the development includes nine hotels and resorts, residential offerings comprising golf course villas, island villas and townhouses, as well as a yacht club, mall and other waterfront amenities. The project is designed around a central island that boasts many of Sunset Islands’ core activities, including a worldrenowned resort hotel. The golf course and the golf course villas are shaped organically, complementing each other amid a lush, green landscape, while the island villas extend out into the sea in wave-inspired shapes. The mall extends out of the central crescent, while the remaining hotels line the north of the development, each with its own character.

The Address, Ras Al Khaimah, UAE Client: Confidential Scope of Services: Design and Construction Supervision This five-star hospitality property in Ras Al Khaimah, comprises a 222-key resort-style hotel located on Al Marjan, a man-made island that extends 4.5 km from the coastline into the Arabian Gulf and covers a total area of 2.7M sqm. Set against the picturesque backdrop of the Arabian Peninsula, and enclosed by the Yanis and Jais Mountains, Al Marjan Island is an ideal destination for this luxurious resort. In addition to the hotel, the resort will also include 400 serviced apartments and 400 residential units comprising a total of five buildings (including the hotel). Tourists and residents will have access to leisure and entertainment facilities that will ensure both adults and children enjoy quality family time. Education and healthcare amenities are also easily accessible in close proximity to the island. SSH’s role as lead consultant on this mixed-use project encompasses the provision of architecture, structural/ building services engineering and construction supervision services. Featuring waterfront homes, beaches for residents and leisure, retail and recreational facilities, this new resort aims to become a much sought-after destination and is a fitting component of the Al Marjan Island development.


St. Regis 5-star Resort, Morocco Client: Confidential Scope of Services: Lead Consultant/Full Design Services SSH was appointed as Design Lead by the client of the scheme that features both hospitality and residential properties, over a site covering 750,000 sqm. The scope of work for the project will consist of full multidisciplinary design services for a new five-star hotel property and accompanying residential accommodation comprising luxury golf-branded villas and apartments. The first phase of the project, which consists of a high-end 18-hole golf course set against the backdrop of a landmark mountain range, has been completed. The second phase comprises a hospitality, residential, retail and landscape component. The hospitality component will include a luxurious St. Regis Resort Hotel, offering 60 guest rooms, 20 villas, a ballroom, conference centre, restaurants and other leisure facilities, as well as separate branded villas. The residential component will comprise standard as well as twin villas, whereas the retail element will include variouslysized apartment units, shops and a sports academy. Voted ‘Best Hotel Architecture Morocco’ and ‘Best Residential Development Morocco’at the International Property Awards in October 2021.


4-star Hotel, The Sustainable City, Yiti, Oman Client: Diamond Developers FZ LLC Scope of Services: Design Consultancy The project site forms part of the bigger Sustainable City development and the site for Yiti is located in this development to the south of Muscat and falls under the Integrated Tourism Development Framework (ITC). The Sustainable City is envisioned to be home to the most sustainable development in the world while establishing livable and vibrant communities within the master plan area. The project, a 4-star hotel, comprises a ground floor and 7 storeys, with 200 keys and an allocated GFA of 16,000 sqm. The hotel building houses multiple F&B outlets, event facilities, as well as fitness and recreational facilities on a 15,725 sqm plot. The ground floor serves as the parking and services level for the hotel. The design of the hotel is arranged in a semi-circular form within the bigger development that encloses a waterfront promenade with a yacht club, marina and elevated outdoor dining areas along the perimeter of the waterfront promenade. SSH is delivering Design Consultancy services through the stages of Concept, Schematic and Detailed Design, as well as Tender Documentation and Tender Services & Contract Award.


The Address Hotel & Branded Residences, KSA Client: Diryah Gate Development Authority; Mirage Scope of Services: Lead Consultant_ Pre-Contract & Post Contract Services The Address is a luxury business-orientated hotel with 200 keys, located over two separate plots which are both fully interconnected with service links to the separate branded residence sites. The basement levels provide full backof-house facilities with valet car parking for the hotel and private car parking for the branded residences. The hotel offers the following facilities: • Multiple pools and roof terraces. • Fitness studio, gym and well-being, spa and therapy rooms. • All-day restaurant. • Specialist restaurant with roof top terrace. • Meeting rooms and boardrooms. • Club lounge. • Full guest rooms and suites matrix. • Royal suite and pool terrace. • Landscaped courtyards. The arrangement draws inspiration from the traditional Najdi Villages. The Najdi exterior is created through a series of building groups that are shaped with varying articulation and height. The Address brand refers to multi-sensory and multidimensional environments designed for the cosmopolitan traveller. The courtyards enrich these principles by adding layers that heighten the guests’ experience through light and shadow, textured and richly detailed surfaces, outdoor dining, water features, and scented gardens. SSH is the Lead Consultant on this project, responsible for managing its sub-consultants and other consultants, as well as coordinate all related works and project activities to guarantee complete deliverables at each project stage.


Orient Express Hotel Competition, Diriyah, KSA Client: Diriyah Gate Development Authority Scope of Services: Architectural Design Construction Cost: 110M USD The Orient Express Hotel is an 80 Key boutique hotel set in the heart of the Diriyah Gate Development. SSH were invited to take part in the architectural design competition for the ultra-luxury development. The Najdi inspired scheme was designed around two courtyards which became the heart of the scheme, with the arrival courtyard creating a drop off at the centre of the scheme while a quieter courtyard to the rear provided external space for both the reception cafe and all-day dining. The health spa, gym and external pool were positioned on the roof alongside the speciality restaurant which provides panoramic views to the mosque and public plaza beyond.


BVLGARI Hotel Competition, Diriyah, KSA Client: Diriyah Gate Development Authority Scope of Services: Full Desgin Services Construction Cost: 110M USD The BVLGARI Hotel and Residents is an 85 Key hotel which also includes 35 residential apartments. The hotel and residences are situated in the heart of the Diriyah Gate Development and is spread over two plots. SSH were invited to take part in the architectural design competition for the ultra-luxury hotel and residence development. The Najdi inspired scheme was designed to incorporate a traditional bridge link spanning wither side of the road connecting bother the hotel building to the residences. Both plots share a single entrance courtyard while two inner courtyards provide external space for the guests of both the hotel and residences. The health spa, gym and external pool were positioned on the roof while the speciality restaurant is positioned within the bridge link connecting the two buildings.


Novotel, Kigali, Rwanda Client: Equity Holdings Venture Capital Rwanda (Ltd.) Scope of Services: Concept, Schematic and Detail Design Stages, and Tender Services Construction Cost: USD 72 million, including Preliminaries The Kigali International Finance and Business Square (KIFBS) is a mixed-use development with a GBA of 85,000 sqm, incorporating two towers built over a three-storey basement, with a vibrant ground floor open air plaza offering retail and F&B outlets that connect the development. The project is situated within the main commercial district in Kigali, Rwanda’s capital city. Tower 1 (G+20) incorporates a 74-key four-star branded hotel, 74 serviced apartments and 58 long-stay apartments, with a ‘destination’ rooftop restaurant/bar. The hotel also boasts excellent conference facilities and a gymnasium. Tower 2 (G+24) is a commercial office tower offering A-grade office space designed in adherence to the British Council for Offices (BCO) specification. SSH has been appointed as the Lead Design Consultant for RIBA stages 1 to 6. Without sacrificing contemporary design aesthetic or materiality, this will, via patterning in the façade shade screens, subtly hint at the local basket-weaving culture, thereby contextualising the project while still demanding international respect. The central idea of establishing an urban microcosm of supporting experiences has led the project to create a tripartite design matrix between ‘functional form’, ‘landscape’ and ‘culture’. The design furthermore captures the client’s vision to create a true ‘live-work-play’ destination, occupying its land in a way that invites connectivity to adjacent areas. It allows for pedestrian access to the public realm, with an amphitheatre and pop-up market between the two towers.


SLS Dubai Hotel & Residences, UAE Client: World of Wonders Real Estate Development Scope of Services: Structural Engineer SLS Dubai Hotel & Residences is a new signature hospitality and residential property located in Downtown Dubai. Part of the US-based SBE hospitality group’s portfolio, the SLSbranded scheme guests and residents panoramic views of the Downtown area, Dubai Creek and the Burj Khalifa and will be one of the tallest mixed hospitality and residential properties in the MENA region. SSH was appointed as structural engineer on the 75-storey project, which 254 keys, 321 hotel apartments and 371 residential units. The super-tall tower features a signature Ciel Spa, acclaimed Italian restaurant Fi’lia, steakhouse Carna and dedicated nightlife option Privilege, which overlook the property’s two infinity pools, which themselves offer stunning views across Dubai. The tower also includes a viewing deck on the 71st floor. The slender and elegant design of the property required particular attention to secure the building’s structural integrity. The expertise of SSH’s Structural Engineering team was called upon to ensure the property could withstand the necessary wind loads inherent in its location and maintain structural support within the sleek design. SLS Dubai Hotel & Residences is set to become a landmark destination on the Dubai skyline and may signal the launch of further hospitality projects for the SBE group.
