NOTES • The subject site is within Memorial City, a 265-acre, 10 million square foot, mixed-use
development located along I-10 (Katy Freeway) at Gessner Rd adjacent to the affluent
Memorial Villages area of west Houston. The owner, MetroNational, began development of
the property in the early 1960’s, and opened Memorial City Mall in 1966.
• Today the mall includes 1.7 millions sq. ft. of retail, dining, and a movie theater, with average
sales of $850 per square foot. The development also includes:
• The 2.3 million sq. ft. Memorial Hermann Memorial City Medical Center the region’s
second largest medical district
• 3.3 million sq. ft. of Class A office space
• 1.25 million sq. ft. of multi-family (including high-rise, mid-rise, and garden style)
• 400,000 sq. ft. of additional retail
• Two hotels – Westin and Hotel ZaZa
• The Memorial Management District was founded in 1999 to provide public and private
funding to improve facilities and services in the area. Major developments within the district
include Memorial City, CityCenter (a 2.1 million sq. ft. mixed-use development at I-10 and
Beltway 8), Town & Country Village (a 550,000 sq. ft. lifestyle retail center on Beltway 8 at
Memorial Dr), and Village Plaza at Bunker Hill (a 500,000 sq. ft. power center across I-10
from Memorial City, with an HEB, which is one of the busiest grocery stores in Texas).
• This HEB store, located less than 1 mile to the northeast of the subject site, averages $3.5M/
wk, $4.5M/wk during the holidays, and continues to look for a location in the immediate area
to take pressure off of that store. Central Market is also considering opening a store in this
immediate area. It is not clear if HEB would open one or the other, or both.
• The subject site is located at the NEC of Gessner Rd and the future realignment of Barryknoll
Ln, which is being shifted north to connect with Kingsride to improve mobility in the area.
• MetroNational is planning a major open-air addition/redevelopment of the southwest portion
of the mall, of which the subject site is included. This redevelopment is made possible by the
landlord gaining possession of the Sears box. In addition to the planned grocer, the
developer has plans for walkable retail, a fitness center, a hotel, multi-family, office, creative
office, and multiple parking structures.
• Additionally, MetroNational is under construction on a 25-story luxury residential tower and 9
story office building, with ground floor retail, at the SWC of I-10 & Bunker Hill.
• West Houston is growing rapidly, with an expected increase of 369,000 people by 2040 (a
71% increase). The workforce in the area is also talent rich and highly educated, with 45% of
the adults having a college degree, and 36% of Houston area engineers living in the area.
• Kroger has an older, smaller format store 1.3 miles to the east facing I-10. Kroger does not
have any additional stores within 3 miles. Randalls has a store 1 mile to the southwest in
Town & Country Village. Should this store close in the future, it would leave a box that HEB
or another grocer could backfill in the future. Whole Foods and Trader’s Joe’s nearest two
stores are all over 3 miles away. In addition to the store mentioned above, HEB has one
store 2.9 miles to the north and the Royal Oaks store, which is 4 miles to the southwest, near
the SFM on Westheimer at Kirkwood. The nearest Walmart is 1.5 miles to the west on
Beltway 8, north of I-10. 99 Ranch Market, the Asian grocer, has a store 1.3 miles to the east
at I-10 and Echo Ln. H Mart, another Asian themed grocer, has a store just north of the 99
Ranch. Costco has a store across I-10 at Bunker Hill.
