NOTES • Kingwood is a 14,000-acre master planned community in northeast Houston, which
was annexed into the City of Houston in 1996. It is the largest MPC in Harris
County.
• The name was derived from a partnership between Friendswood Development
Company (originally owned by ExxonMobil) and King Ranch, which formed a joint
venture in the late 1960’s to develop the property and opened the first village in
1971.
• The site, King’s Crossing, lies in the heart of Kingwood at the SEC of Kingwood Dr
and W Lake Houston Parkway, 22.5 miles northeast of Downtown Houston.
• The population within Kingwood is over 70,000, while there are over 67,000 people
living within 3 miles of the site. Population grew 9.6% over the last 9 years and is
project to grow 5% over the next 5 years. The majority of Kingwood is built out,
with a handful of small areas available for future residential development.
• There are over 10,500 employees within 3 miles, with 77% being white collar jobs,
but the majority of working residents commute via I-69 to Houston area business
districts.
• HEB opened a store across Kingwood Dr from the site in 2016, after relocating
from a smaller store at the NWC. A new HEB store opened in Nov. 2019 over 4
miles to the west at US-59/I-69 and Northpark Dr. Kroger has a store 1.3 miles to
the north at W Lake Houston and Northpark Dr, and a store at Northpark and
I-69 (by the new HEB). Aldi has one store over 3 miles to the west. Walmart
Neighborhood Market has a store on Northpark over 2 miles to the northwest.
Walmart Supercenters are located in Atascocita and 5 miles to the northwest in
Porter. Somewhat surprisingly, neither Whole Foods nor Trader Joe’s have stores
in the area.
• There is no additional land in Kingwood proper for another grocer, and, therefore,
there is a barrier to entry for any future competitors.
• The area, including virtually all property at the subject intersection, flooded during
Hurricane Harvey in 2017 after the San Jacinto River Authority opened the
floodgates at Lake Conroe to the north.
• Bush Intercontinental Airport is a 20-minute drive from the site.
• The area is heavily wooded and is known as “The Livable Forest.”
• Hole No. 13 at the Deerwood Course at The Clubs of Kingwood was featured in the
movie Tin Cup, staring Kevin Costner, as the famous No. 18 at the US Open.

NOTES • Development of Atascocita began in the early 1970s along FM 1960 near W Lake
Houston Parkway in northeast Harris County, 18 miles northeast of Downtown Houston.
• The area is bordered by the West Fork of the San Jacinto River to the north and Lake
Houston – a 12,000-acre reservoir owned by the City of Houston – to the east.
• Starting in the mid-1980’s, the intersection of FM 1960 and W Lake Houston Pkwy
developed into the dominant retail area serving the community, with multiple major
shopping centers and grocers, including Kroger, HEB, Walmart, and Target.
• FM 1960 is undergoing a $100-million reconstruction project from Humble through
Atascocita, which will widen the highway to 6 lanes with raised median and left-turn
lanes. The project includes an overpass bypassing Aatascocita Rd, W Lake Houston
Pkwy, and Farmingham Rd.
• The subject site is approximately 1.5 miles to the south of FM 1960, at W Lake Houston
Pkwy and Will Clayton Pkwy.
• In an effort to avoid FM 1960 construction, a large portion of commuters will divert to Will
Clayton to access I-69 or continue southbound on W Lake Houston to access Beltway 8.
Over the long run, the FM 1960 project should significantly improve mobility in the area,
which will enhance the quality of life of the entire community, and, therefore, benefit the
subject site. The overpass may also negatively impact the retail viability of FM 1960, due
to access to shopping centers becoming more challenging and reducing visibility.
• Kings Park Way will be extended in the future from Atascocita Rd south to William
Clayton and beyond. This project will provide additional connectivity to the site.
• 3-mile population is 78,195 with growth at 2.9% and over $95,000 annual household
income.
• Due to the area being landlocked to the north and east, all new growth is to the south and
southwest of the subject site (in the opposite direction from FM 1960). Several
developments are building out south of the site, including The Groves (2,200 total home
planned), Balmoral (1,700 total homes planned), as well as Lakewood Pines, Summer
Lake Ranch, and Stillwater – all with between 90 and 160 homes. Developments
surrounding the site include Waters Edge, with lakefront property (900 homes), Eagle
Spring (3,924 homes completed), and Timber Forest (476 homes).
• Lifetime Fitness and Atascocita High School are located across W Lake Houston Pkwy
from the subject site and are significant traffic drivers.
• The vast majority of workers who live in Atascocita commute to jobs outside of the area.
• In addition to the aforementioned grocers located on FM 1960, Kroger has a store 3 miles
to the west at Will Clayton and Atascocita Rd. Kroger and HEB have store over 4 miles to
the south at W Lake Houston and Beltway 8. There are no specialty grocers in the trade
area.
• Bush Intercontinental Airport is fewer than 20 minutes from the site.
• The area is named after Atascocito – a 1700’s-era Spanish military outpost on the Trinity
River and Atascocito Road, which connected Spanish missions in South Texas to
Louisiana in the mid-1700’s.
