DESIGN MANAGEMENT

track approach is needed to begin construction. This allows

developed. Engaging with key trades during Preconstruction
in a design-assist role allows us to leverage their expertise to
ensure we are providing the most cost effective solutions.

COMMUNICATION

Effective communication is critical to the success of a
construction project. The amount of information we
process on a daily basis has increased exponentially
over the last two decades which enables us to deliver
projects in a shorter time span resulting in a lower cost for
construction. In Construction, time and cost are directly
related. The more effective we become at exchanging
information, the faster we can resolve problems that arise
during the Preconstruction and Construction phases of a
project. Utilization of software or web-based file sharing
platforms allows for the transmission and dissemination of
information to an entire team at the click of a button. Part of
maintaining a successful approach to construction means
that a company must be truly progressive in its approach.
There are new systems and software being launched every
year and it is important to always leave the door open to
these new systems. This translates to a true team approach
when working with Design Teams and Owners. On the
Hilton Garden Inn project at Union Station, our team is
utilizing Submittal Exchange as the primary platform for the

Alliance Construction Solutions operates under a “Best of
Class” contraction. Our corporate “Best of Class” policy is that
closeout is 75% completed by 85% completion of the work.
The closeout items include but are not limited to As-Builts, D
& M manuals, warranties, lien releases, and our “rolling punch
lists.” Alliance Construction Solutions will discuss on a weekly
basis the status of closeout with all project stakeholders.

THE NORTHERN HOTEL

The Northern Hotel Design/Build renovation project consisted of the renovation of this historic 43,000 SF building
original built in 1873. Although several remodel projects had been undertaken throughout its 137 year history,
Alliance Construction Solutions worked in conjunction with historic building authorities and the design team to
focus on the four stories of the hotel, completely renovating it to include retail space, multi-use and senior living.
This was all accomplished while maintaining the historic integrity of the building. Alliance also worked diligently
with the funding partnerships in utilizing multiple funding resources.

The exterior façade was reconditioned in 1936 to an Art Deco appearance. Other renovations included structural
modifications throughout, a new staircase, addition of an elevator, replacement of the entire HVAC system,
plumbing and electrical systems, refurbishing of a stained glass dome, relocation of partition walls and new
finishes throughout. This project is low income senior apartments.

PEAKVIEW APARTMENTS

This apartment complex with community and recreational facility project is situated on an 11.5 acre site in
Lafayette, Colorado. It consists of 160 one and two-bedroom units in eight multi-family style buildings, each three
stories, for a total of 170,000 square feet. The wood frame construction also included masonite board siding on the
exterior.

The multi-family complex offers a one-story clubhouse, outdoor barbecue areas, a large community center
courtyard and detached carports. The construction schedule was phased to complete each of the individual
buildings in three-week increments.

ROSEWOOD SENIOR APARTMENT / BONELL
WELLNESS FACILITY

The Rosewood Senior Apartments located on the Bonell Campus in Greeley, Colorado is a product of the
Evangelical Lutheran Good Samaritan Society. The Society is a not-for-profit and charitable organization based in
Sioux Falls, South Dakota, operating over 240 senior resident and care centers throughout the United States.

This 20,000 sf free-standing facility provides additional dwelling space, communal living areas, special hydro-
therapy tubs and temperature controlled rehabilitation/therapy pool. The single story wood framed facility
includes brick veneer, siding and asphalt shingle roofing. In addition to the living facility, an octagonal chapel area
was added to another portion of the facility.

GOOD SAMARITAN ESTES PARK

The Good Samaritan Village in Estes Park Colorado has both independent living apartments and assisted living
units and is a facility of the Evangelical Lutheran Good Samaritan Society.

The independent living facility has 34 apartments with kitchens. There are 24 units in the assisted living wing. In
addition, the facility offers underground parking, an indoor swimming pool and spa, exercise room, common
areas, and a full service kitchen and dining room. The buildings reflect the mountain environment and are wood-
framed with brick and wood siding on the exterior.

HERITAGE CLUB ASSISTED LIVING - LAKEWOOD

The American Retirement Corporation (ARC) is a national company specializing in providing assisted living housing
for seniors. The Heritage Club of Lakewood provides an all-inclusive assisted living facility geared to retired and
memory impaired seniors in the Denver area.

Heritage Club of Lakewood included the construction of three 26-unit assisted living facilities, and a 14-unit
memory-impaired facility. The campus included a 2000 square foot commercial kitchen housed in close proximity
to residence units. These four buildings were approximately 85,000 square feet. Construction was comprised of
monolithic slab foundations, wood frame structure, masonry and siding exteriors. High-end interior finishes, a
nurse call-system and a facility for memory impaired residents requiring special security and safety devices made
up the additional scope of work for the project. As the CM/GC, Alliance provided extensive pre-construction
services to the owner and architect. Those services included assisting with the entitlement process and
coordination with local city and state agencies for our out-of-state client. Alliance also completed approximately
30% of the construction with its own forces, including framing and concrete, thus providing the owner with
schedule, cost and quality advantages on the project.

MOUNT ST GERTRUDE’S ACADEMY

The Academy Assisted Living Center was a historical renovation and addition to Mount St. Gertrude’s Academy in
Boulder, Colorado. The Academy campus, consisting of the original Academy building constructed in 1892, the
Chapel, and the Conservatory, are listed on the National Register of Historic Places.

The restoration of the historic Academy building and construction of a new apartment addition with underground
parking facilities, made up this challenging project. Fifty-one residential units for senior citizens comprised this
upscale, integrated living community. Working together with the funding partnerships, Alliance Construction
Solutions was instrumental in the utilization of multiple funding sources.

RENAISSANCE AT NORTH COLORADO STATION

Designed by Studio Completiva, the 104,306 square foot Renaissance at North Colorado Station development is a
mixed-use multi-family housing development located at 3999 Colorado Boulevard in Denver, Colorado. Located
on a Transit Oriented Development site in the Clayton neighborhood, this Colorado Coalition for the Homeless
construction project provides 103 units of rental housing, consisting of 19 studio, 54 one-bedroom, 24 two-
bedroom, and 6 three-bedroom apartments. In addition the project improvements includes supportive services
and management offices and resident amenities.

RENAISSANCE UPTOWN LOFTS

This project includes 98 residential units comprised of 92 one bedroom, 3 two bedroom and 3 studio apartments.
The ground floor fronting Colfax Avenue includes 8,000 square feet of retail space. A portion of the retail space
is devoted to a restaurant facility which employs and trains residents of the property. Total area of the project is
99,276 square feet. Renaissance Uptown Lofts is a five story building consisting of a slab on grade ground floor
covered by post tensioned slab at the second level with wood frame construction for the remaining residential
levels. In addition to the retail the ground floor includes an entry lobby and parking which are both accessed off
of Pearl Street. The design at the street level incorporates architectural elements that fit into the historic context
of the neighboring vintage buildings along Colfax Avenue. Designed in accordance with the Green Communities
Guidelines, a few of the sustainable features included in the construction are Energy Star rated appliances, rooftop
photovoltaic solar panels, enhanced insulation and interior materials that are environmentally healthy.

CORNERSTONE RESIDENCES AT ST. FRANCIS CNTR.

Cornerstone Residences is a five story building with 56,000 square feet and 50 units, located in Downtown Denver.
This project features a one-story post-tensioned podium and four stories of wood framing. There is also one story
of below grade parking. The units serve as transitional housing, helping the homeless find immediate housing.
The site is considered a Zero Lot line project with virtually no lay down area, and required blocking off one lane of
traffic on Park Avenue (one of the busiest streets in Denver) to complete foundations and exteriors. The Owner had
numerous funding sources and required Prevailing Wages and Certified Payroll.

RENAISSANCE DENVER DOWNTOWN CITY CENTER

The project is a conversion of the Colorado National Bank building into a Renaissance by Marriott consisting
of 158,630 square feet, 230 guest rooms and an upscale restaurant. This historical renovation ensures the
preservation of an important landmark within the City and County of Denver.

In addition to the renovation of the existing six-story structure, two additional floors were added along with a new
stairwell and entrance on the southwest side of the building. All of the existing marble exterior of the building has
been preserved.

DUAL BRAND HOTEL

Alliance Construction Solutions completed the renovation of a dual-brand Homewood Suites by Hilton and
Hampton Inn and Suites at 550 15th Street in Downtown Denver. Both hotels are housed under one roof and share
over 262,000 square feet of space.

The scope of work included renovating the existing 12 story office building, the former Xcel Energy building, into
a dual brand hotel to include 302 total guest units. The Hampton Inn and Suites occupies floors 2-5 with 120
units and the Homewood Suites (Extended Stay) takes up floors 6-12 with 182 units total. The first floor contains
two entries, two separate lobby areas, two kitchen pantries and two dining areas, one for each hotel brand. The
basement consist of shared meeting, pool and exercise facilities as well as back-of-the-house commercial and
guest laundry. The sub-basement houses the valet parking with the first commercial vehicle elevator.

Woolley’s Classic Suites is a luxury all-suite hotel featuring 191 guest suites and four executive suites. It is 164,750
square feet located near Denver International Airport. Amenities include 12,000 square feet of landscaped atrium
with glass elevators and skylights at the roof, breakfast and daily cocktail hours, pool, fitness center, and meeting
space. The pool is equipped with a lazy river and two jacuzzis.
