The leisure markets that witnessed benefits of revenge travel in 2022 show a slowdown in growth compared to other cities like Coimbatore, Bengaluru, Kolkata, Lucknow, etc – which show higher growth. Another major driver of performance across the year in different pockets were events. Group rates were at documented highs when we came into 2023. Historically, and otherwise, one would assume group business comes in at lower rates than transient business. That wasn’t the case with India in 2022, and in 2023. Average rates for group business have consistently been higher than that of transient across all months since Nov 2021, and that has a lot to do with the type of group business as well. Weddings of course play a large role in contributing to rate growth in the group segment, especially with the pace with which hotels were soon booked out, entirely in many cases, by delayed weddings from the pandemic. India was also blessed to have large scale events such as the Aero India 2023, the small, medium and large events stemming from India’s G20 presidency, and the ICC Cricket World Cup (albeit not the most favourable end-result for the country), to name a few. Presented below is a look into how a few of these events panned out for hotels: Aero India 2023 Bengaluru was in the spotlight in February 2023, and the week-long event in the Karnataka capital had hotels preparing for it for a long time, after a long hiatus. There was incoming demand from around a week prior, with preparations underway. Not only did the country witness some of the biggest historical deals being made (congratulations Air India), but we also saw hotels take full advantage of the surge in demand. Despite good supply in North Bengaluru, hotels were packed. Across the dates of the event (Feb 13-17), the city-wide occupancy was above 75 per cent with rates crossing the INR 11,000 marker. Luxury and Upper Upscale hotels witnessed good rate increases and that sustained for a while after that, powered by the G20 FMCBG meet as well. The chart below shows the story by taking rates as an OCCUPANCY GROWTH IS INFLATED WHEN COMPARED TO 2022, BECAUSE OF THE OMICRON IMPACT indicator of surge in demand. ICC Cricket World Cup The Cricket World Cup proved to be a major demand driver, especially in Ahmedabad which benefitted the most from a couple of great face-offs scheduled there. Pictured below, is a look at forward booking data as India geared up to face Pakistan in the Narendra Modi Stadium at Ahmedabad. The fans of the game couldn’t seem to keep their calm and neither could the hoteliers. The forward data for Ahmedabad showed a massive surge in bookings, with almost 70 per cent of the city’s inventory already booked for October 15, 2023 as of June 2023. As the schedule got announced, there was an immediate surge in bookings, with many hotels increasing rates to above INR 50,000 for a night with over four months to go for the match. G20 Summit in Delhi Another bespoke analysis done on the New Delhi market, saw it witnessing average rate premiums the market has almost never

During the G20 Summit’s Delhi Declaration event in the Bharat Mandapam International Exhibition Convention Centre (IECC), Pragati Maidan witnessed the attendance of heads of 20 countries and special invitees and obviously, hotels benefitted. Occupancy followed normal trend, with a slight pre-shoulder negative impact as market & hotels in vicinity were preparing for the summit, so reduced travel overall. There was a slight bump during the summit, but back to prevailing high levels immediately post G20 event. ADR is where the real positive story lies, as delegates & invitees along with their entourage occupied full hotels at premium rates. New Delhi Centre (around the diplomatic enclave) submarket witnessed the biggest jump. If we looked at just the select hotels that had delegates staying, the rate premiums are double of what you see in the chart. THERE’S BEEN CONSISTENT DEMAND DRIVERS & RATE GROWTH OVER THE RECOVERY PERIOD FROM THE PANDEMIC IT REMAINS IMPORTANT TO HAVE BALANCED VIEW OF EXPECTED PROFITABILITY GROWTH IN THE SECTOR LOOKING AHEAD, BALANCING PROFITABILITY EXPECTATIONS In terms of the future of Indian hospitality, sustainable growth is not merely a destination; it’s a journey that requires meticulous planning, strategic vision, and a commitment to excellence. As the Indian hospitality industry gears up for the future, the blueprint for sustainable growth extends beyond mere financial metrics. At CoStar, we look at performance metrics, historical trends, forward booking data and trends therein, pipeline that’s under construction or planning phases, and our forecasts that we regularly conduct for the Mumbai market in India. As we close 2023 and enter the final fiscal Indian quarter, it remains important to have balanced view of expected profitability growth in the hospitality sector. In the last couple of years hotel operators have been forced to manage cost more diligently than ever before, and this has been particularly challenging across labour and utilities expenses. As India not only recovered rate but also occupancy, while ensuring cost growth was kept lower than that of revenues, flow-through and gross operating profits (GOP) have improved vastly during 2023. As an example, this has led to a market like New Delhi grow GOP margins by as much as 10 percentage points when compared to 2019, now well above 45 per cent. This raises an important point also seen elsewhere across Asia, where the relationship between owners and operators will play an important part. As rate growth stabilises, and if cost control remains solid, we cannot expect the same GOP margin growth moving forward, and one would assume budgeting as taken that into account. A combination of the above factors makes us believe that the industry is poised to continue growing in the short to medium term. If we look at historical trends, there’s been consistent demand drivers and rate growth over the recovery period from the pandemic. Business on books compared to same time last year shows trends of lead-times slowly increasing. Every month in the next four-five month period has over 2-4 per cent overall occupancy as compared All in all, it’s clearly visible from the above, the (mostly) positive impact of events in the country, and the need to promote development of infrastructure to support such massive events, both from a hotel supply side and an event infrastructure perspective.

With an abundance of data intelligence at everyone’s fingertips and the advent of more accessible machine learning and AI tools to simplify tasks, it raises valid points for all stakeholders to revisit workflows and consider adjusting methods used for a long time. The success of the future hoteliers will depend highly on their adapability and willingness to consider change. Pipeline addition has been consistent with demand growth. Over the past decade, barring 2020, India has added approximately between 10,000 to 15,000 rooms into the organised sector. This is either as a result of new hotels, or existing expansions. This looks like it would continue into the next two-three years that we can see, without much of a change to the norm. Of course, some locations may see more variations to the others, but at a macro level this MACRO ENVIRONMENT IS THE ONLY OVERALL STABILISING FACTOR WHICH STILL HOLDS SOME UNCERTAINTY THE SUCCESS OF THE FUTURE HOTELIERS WILL DEPEND ON THEIR ADAPTABILITY AND WILLINGNESS TO CONSIDER CHANGE shouldn’t impact performance any more than what has been the case all these years. On top of that, we are also in a cycle of more refurbishment, leading to a more up to date landscape of hotels overall. Strategic expansion requires a nuanced understanding of geographical dynamics. Tier II and Tier III cities still present untapped potential, while popular tourist destinations demand sustainable practices to balance tourism influx. The global trend of the fastgrowing development and branding of select-service upper midscale hotels looks to continue, as properties broadly have fewer It’s also been encouraging to see that sustainability in hotel financing, development and operations is growing in awareness also in India. Connectivity-wise, the pipeline of incoming or enhanced airports, with consolidation in some major players in the industry is positive overall, to demand growth and increase in domestic connectivity. A contributing factor that can prove quite valuable moving forward, is how India recovered beyond 2019 levels in seat capacity in long-haul flights faster than any other Asian country, and in doing so set itself up for a stronger contender in global hub & spoke airlift flows. The macro environment is the only overall stabilizing factor which still holds some uncertainty, but given where India is positioned, headwind is limited. n

With the reintroduction of an international crew, there are new prospects. Cautionary approach to maintaining volume, but possibility to increase ADR by over 10 per cent,” she avers. Singh shares their founder always believed “in a free enterprise as the community is not just another stakeholder in business but it is, in fact, the very purpose of its existence”. Further strengthening the value, Ginger Mumbai Airport has reached out to the locals by means of employment, especially abled people, and are looking forward to connecting with more to introduce them to this industry by means of Golden Threshold Programme, Apprenticeship, On Job Trainings, etc. “We intend to contribute in making the eco-system self-sustainable and efficient with our resources. In the quest for a sustainable and eco-friendly future, the integration of green power sources and the proliferation of Electric Vehicle (EV) charging stations have emerged as key components of the global energy transition. The use of one-touch services has reduced the printing costs at the hotel. Energising solar usage ensures reducing the load on electrical costs. Recycling of STP water ensures fresh water is preserved for essential purposes. Sustainability in hospitality is good business but a word of caution – it needs to be followed from the heart and should not be looked as a marketing gimmick,” says Chatterjee. Communicating transparently with the local community is an essential part of running hotel operations, shares the GM. “Being a joint collaborative effort, Taj Bengal has seen the support from the communities increasing by the year. The hotel is located in the greenest part of Kolkata and diagonally opposite to Alipore Zoo. As part of our cleanliness drives, we have cleaned the inner part of the zoo and the National Library that is a stone’s throw from the hotel. We have educated vendors outside the zoo on hygiene and sanitisation, briefed them on safe cooking and storage practices. Right behind the hotel is the Alipore Women’s Correctional Centre, here the hotel team has engaged in converting a barren piece of land into a lush green vegetable garden that supplies requirements to the kitchen,” he adds. When it comes to leading a team, Chatterjee says he believes in a collaborative effort as he is a strong believer of working in teams to achieve success. “By choosing to have a mindset that looks at positivity or learning in all the challenges, I have been able to build a similar culture in the work environment at the hotel. I’m clear in setting expectations out of my team and give them the freedom to choose a path for achievement of their goals. My constant support to them ensures that I help them iron out wrinkles when required yet I maintain a distance to give the team the required freedom. Positive body language as simple as standing tall and straight gives you the required confidence, I work hard to instill basic etiquette in my team. I encourage them to use positive language and never hesitate to question a situation or a decision,” he informs. To ensure a high level of service and guest satisfaction, Chatterjee feels it is not a function but a culture that needs to be nurtured at all levels in the hotel. “We, at IHCL, have been mastering the art of curating experiences for each of our guests. Satisfaction is only achieved when expectations are met and that is done only with a motivated team. Colleagues need to see value in the roles they play, their passion needs to be nurtured. Senior leaders have to be on the lookout to offer a word of encouragement and assist in timely corrections. This trend is propelled by overwhelmingly positive market and consumer sentiments, with travel ranking prominently on the wish lists of a majority. As a result, we estimate the Indian hotel sector to conclude the year with an occupancy rate of 63-65 per cent, signifying a substantial 5-percentage-point (pp) increase from 2022 and 1-2 pp below 2019. Simultaneously, average rates are projected to range from INR 7,200 to INR 7,400, indicating a year-on-year increase of 20 per cent and up 22 per cent from 2019. This upward trajectory translates into a Revenue Per Available Room (RevPAR) of INR 4,600-4,800, showcasing a substantial 30 per cent growth compared to the preceding year and a 20 per cent uptick from 2019 levels. Fuelled by an increased appetite for travel, prevailing positive sentiments, and robust economic growth, the Indian hotel sector is poised for a strong finish to the current year, with an optimistic outlook for the coming year. WHAT LIES AHEAD? Looking ahead to 2024, we anticipate sustained accelerated growth in the Indian hotel sector, despite ongoing global headwinds and the upcoming general elections. Growth in niche tourism segments, including religious and spiritual tourism, cruise tourism, and medical tourism, coupled with the Government’s renewed commitment to the industry and sustained focus on infrastructure development, augur well for the sector’s enduring growth. Moreover, state-of-the-art convention centres such as Bharat Mandapam, Jio World Convention Centre, and Yashobhoomi Convention Centre are expected to enhance India’s standing in the global MICE tourism market. As a result, we expect the nationwide hotel occupancy rate to reach pre-pandemic levels of 66 per cent in 2024, with average rates nearing INR 8,000 (32-34 per cent above the prepandemic level) during the year. TOP-PERFORMING MARKETS AND OCCUPANCY TRENDS Despite a gradual decline in revenge travel, leisure markets in

Simultaneously, the MICE, weddings and corporate travel segments have been rebounding, even in the face of the hybrid work culture, online meetings and higher airfares. High-profile events like the G20 meetings and the ICC Men’s World Cup have played a pivotal role in revitalising the fortunes of key commercial hotel markets like New Delhi, Mumbai, and Chennai. These markets have not only reached or surpassed pre-pandemic occupancy levels (as of YTD October 2023) but have also experienced a substantial increase (25-32 per cent) in average rates compared to the pre-pandemic era. CHANGES IN INVESTMENT TRENDS A notable shift we have observed in recent years is the increased adaptability and responsiveness of hotel companies to evolving market dynamics and consumer preferences. For instance, after focussing extensively on business markets in the last decade, hotel companies are now strategically broadening their portfolios in leisure markets and smaller cities that represent the next frontier of growth due to escalating demand and a scarcity of quality hotel offerings. HVS Research shows that during the calendar year 2022, an astounding 86 per cent of all brand signings by properties were in Tier II, III and IV cities. Notably, 47 per cent of these signings were in Tier III and IV cities, while 39 per cent were in Tier II markets. In contrast, the share of Tier 1 cities in total brand signings by properties declined from 22 per cent in 2019 to 14 per cent in 2022. This trend is continuing in 2023, with smaller cities contributing to 82 per cent of signed properties from January to September 2023. However, there is a distinct difference in the average room count across city tiers, with Tier I cities having approximately

In response to shifting consumer preferences, hotel operators have also introduced new brands and diversified into different segments. Prominent instances include ITC’s recent introduction of the Storii brand and Radisson’s Radisson Individuals brand to venture into the boutique segment. Similarly, with increasing demand for alternative accommodation products such as homestays and villa rentals, leading hotel companies are diversifying into these segments; IHCL, for instance, is expanding its presence in the homestay segment through amã Stays & Trails. Additionally, hotel companies have started embracing technology in their operations to reduce both capital and operating costs, improve profitability, and streamline processes, while enhancing guest experience and personalisation. GLOBAL EVENTS IMPACTING FORTUNES Hosting major events like the G20 Summit and international sports competitions such as the ICC Men’s Cricket World Cup has unquestionably thrust the country’s tourism and hotel sectors into the limelight, ensuring lasting benefits for these sectors in the future. Yet, the impact transcends these specific sectors, serving as a testament to India’s capability in organising, managing and hosting large-scale events. This success has firmly etched India’s presence on the global map for MICE as well as sports tourism. These events have proven to be invaluable learning experiences, laying the groundwork for India’s ambitions to host even more significant events in the future. This includes the upcoming 2029 World Athletics Championships, the 2030 Youth Olympics, and the pinnacle of global sports, the Olympics in 2036. These aspects can enhance customer satisfaction and bolster employee productivity, ultimately reducing the costs associated with employee turnover,” he says, adding the business traveller has the option to switch off after work and explore a new city. “This, in turn, stimulates creativity and productivity and supports personal growth. It also offers an opportunity to discover new places with reduced expenses and fewer vacation days, compared to separate leisure trips,” he says. BOOKING.COM SHARES SEVEN PREDICTIONS FOR TRAVEL FOR THE YEAR (ALTER) EGO ENTHUSIASTS In 2024, travel enthusiasts are set to embark on a unique journey of self-discovery as ‘Ego Enthusiasts’. 82 per cent of Indian travellers reported that they enjoy the anonymity of travel and the chance to reinvent themselves while 63 per cent craft elaborate stories about their real lives to share with fellow travellers. Embracing their ‘main character energy’, 76 per cent revel in being the stars of their own adventures, adopting different personas and shedding inhibitions. Their desire to carry this newfound confidence into their daily lives is evident, with a significant number 81 per cent aspiring to be more like their vacation selves even when they return home. COOL CATIONERS As global temperatures continue to rise; travellers are seeking cooler destinations to escape the heat. For 74 per cent, climate change is now a pivotal factor influencing their vacation plans, pushing them towards cooler destinations. 76 per cent of Indian travellers are determined to use their holidays to cool down in places far from the scorching sun. To explore how travel will transport people out of autopilot and into unleashing their best life, Booking.com commissioned research among more than 27,000 travellers across 33 countries and territories including India, combining it with its insights as a leading digital travel platform to reveal seven predictions for travel in 2024.

SURRENDER SEEKERS Over 74 per cent ‘Surrender Seekers’ are ready to book surprise trips with 67 per cent opting to venture off the beaten path and 54 per cent yearning to travel alongside strangers. 66 per cent would like to have no plans set in stone prior to travelling so they can go where the wind take them, while 76 per cent embrace loose itineraries, permitting them to change course based on what feels right at the time. CULINARY EXCAVATORS Travellers are delving deep into the origins of the food on their vacations to unearth hidden culinary gems. 78 per cent intrepid explorers exhibit a heightened interest in unravelling the history and heritage behind a destination’s ‘must-eat’ delicacies. Indigenous cuisines are the focal point for a significant 86 per cent of Indian travellers, showcasing a commitment to discovering the culinary treasures of the world and acknowledging the underrepresented. REBOOT RETREATERS 59 per cent of Indian travellers have reported they’re inclined to carve out time for a matchmaking holiday, to find a spark with a new partner. 53 per cent travellers opt for heartbreak holidays, to overcome past relationships. 68 per cent are drawn to agrarian and indigenous lifestyle, seeking selfsufficiency and harmony with nature. Also, the sleep tourism trend is emerging, offering specialised retreats with cutting-edge technology to cater for the needs of 68% of Reboot Retreaters who want undisturbed sleep in 2024. A LA CARTE AFFLUENCERS In 2024, travellers will redefine luxury by utilising money-saving strategies and indulging in à la carte luxuries, driven by the cost-of-living crisis and the desire for affluence. 76 per cent of Indian travellers will want insights and tips from AI to enhance their experiences with suggested deals and offers. While 70 per cent of Indian travellers opt to choose destinations in 2024 where the cost of living is more economical than in their hometown, others are drawn to explore closer to home, searching for budget-friendly alternatives that emulate the allure of luxury (66 per cent). MINDFUL AESTHETES Comfort and excellent design are no longer just for luxury; many hotels and unique places to stay are finding creative ways to look good while addressing important environmental and social issues. 77 per cent of Indian travellers are actively looking for accommodations that have wowfactor sustainability innovation.
