BRAND STRATEGYCMC is approved to develop and operate upper-upscale and luxury hotels, including Marriott’s Autograph Collection and Hyatt’s Thompson. If selected, we will conduct a structured brand evaluation, including in-depth review of each brand’s standards, positioning, residential integration approach, and financial performance, supported by targeted tours of relevant comparable properties and direct engagement with brand leadership. Both brands have demonstrated success incorporating residential components, which aligns well with this site’s mixed-use potential. Based on preliminary assessment, Autograph is expected to provide greater flexibility for a distinctive, design-forward concept and may support stronger projected returns; however, we will validate this through diligence and underwriting prior to final brand selection.12

To support the accelerated pace you are targeting, we will move other pipeline initiatives to the bench and re-sequence internal commitments, so NHID has clear right-of-way for decisions, deliverables, and capital planning. At execution of the PSA, we will post a $500,000 non-refundable earnest money deposit. We’re targeting closing on 4/15 and will run due diligence and early planning in parallel to avoid delays. With fast-track permitting and owner/GC delivery, hotel opening is targeted for Q1 2029.15

As President and CEO of AXIS, Cory works closely with fellow firm principals to set the strategic vision for the company. Under his leadership, AXIS has grown to be one of the pre-eminent hospitality and multi-family design firms in the western US, serving owners and developers on ground-up, renovation/reposition, value add, and adaptive re-use projects.Mr. Creath is a licensed Architect with forty years of experience in the design industry. In addition to managing projects, Cory’s responsibilities consist of overseeing business development and administration. He expertly guides projects from the feasibility stage through the design and entitlement phases, and brings focused attention to the integration of design concepts with the budget, schedule and approval realm. Prior to the formation of AXIS in September 2001, Mr. Creath was a studio director and senior project manager with Gensler’s San Francisco office. He left Gensler to join Kobeou Design, a start-up architectural firm in 1989. His responsibilities included project management for a $20 million high rise condominium project. Cory returned to Gensler in 1992 and was appointed Senior Associate in 1996. His experience in a wide range of project types has prepared him for the challenge of integrating architecture and interior design into a seamless whole. The 8 TowerLocated in the heart of Seattle’s Denny Triangle neighborhood, the 8 Tower will provide a Class A property located in close proximity to the Amazon campus. The unique location offers unobstructed views of Lake Union, the Space Needle, Seattle’s Downtown Skyline and Elliott Bay. The tower will provide approximately 300+ market rate residential and penthouse apartments consisting of a mix of one-bedroom, two-bedroom and studio units. Amenities include a residential lobby on street level, indoor/outdoor lounge, fitness center, pet area, and rooftop dining area. This project was entitled but was ultimately abandoned. The Jay Hotel San Francisco, CANestled in the heart of San Francisco, The Jay SF Hotel experienced a comprehensive top-down renovation under the innovative helm of AXIS. The project was a meticulous reimagining of the hotel’s public spaces, 360 guest rooms, ground floor restaurant, bar, and the unique 3rd-floor terrace. Our collaborative partnership with interior designers Avro | Ko infused the redesign with a Warm Brutalist style, marrying raw authenticity with inviting warmth. The revitalized lobby welcomes guests into an atmosphere of modern luxury, while the restaurant and bar offer an elevated dining experience. Born and raised in Paris France, he has built a career spanning Europe, North and South America, the Middle East, and Asia, consistently demonstraƟng an ability to capture a strong sense of place and translate sophisƟcated briefs into innovaƟve, brand-aligned, and operaƟonally rened designs. AŌer several years of experience in architecture and interior design, Boris worked as a design consultant for the LVMH Group in 2003, collaboraƟng with presƟgious brands such as Givenchy, L’Oréal, and Lancôme on retail concepts, design guidelines, and store environments. In 2007, he was recruited by a globally renowned Canadian interior design rm as a team leader, overseeing key project team on major internaƟonal luxury hospitality developments. This period further established his reputaƟon and laid the foundaƟon for his disƟncƟve design approach. In 2011, he founded his rst interior design company to fully realize his vision, combining his architectural training with his extensive experience in hospitality and luxury interiors. Today, he leads senior teams of designers and project leaders, some of whom have collaborated with him for many years, ensuring consistency, reliability, and depth of experƟse across every project.
