Abernathy| Photography by KrisMIller The floor plan of this low-maintenance Pennsylvania vacation home is designed with the whole family in mind. Since completing the home in 2017, owners Donna and Mark Hall have finished an apartment above the garage as well as a full basement. The cream-colored siding that clads the timber frame is from James Hardie and made of fiber cement — a material chosen for its character, durability and low maintenance.
A mix of truss styles is on display: A king-post separates the great room from a loft above, while a queen-post stands over the front wall. The OakBridge Timber Framing carpenters personally select all their timbers and use hand tools, such as a hammer and chisel, as well as pneumatic saws, to precisely craft mortise-and-tenon joints. Then the frame is fastened with pegs made from hickory wood, known for its tensile strength.
In the great room, a two-story natural gas fireplace framed by a double column of windows sits below an impressive kingpost truss with struts. For the timbers, the couple chose strong white oak, which boasts both rot resistance and unique grain patterns. For the finish, they opted for a clear Preserva Wood penetrating oil.
THE BEST LOG & TIMBER FLOOR PLANS SUMMER 2023 13 fter outgrowing their vacation townhome in the Pennsylvania Alleghenies, Mark and Donna Hall of Pittsburgh wanted a new home in which to host their grandchildren and extended family who often joined them at the Hidden Valley Ski Resort. After purchasing two adjacent lots in the resort in 2015 and pondering building a log home, they discovered timber framing. “We wanted minimal maintenance on the outside and maximum enjoyment on the inside,” recalls Mark. “Plus, we fell in love with the timbers, the truss work and the ceilings.” With the help of OakBridge Timber Framing, a family-owned company based in Loudonville, Ohio, the Halls designed and built their “mountain rustic” vacation home. Johnny Miller, president of OakBridge, commends the collaborative approach: “What we tell our clients is you get a better design for you if you start off with your wish list and have us visit the site.” At the top of the Halls’ wish list was room to share. Their custom, open floor plan includes a vaulted great room leading to a large, eat-in kitchen with ample seating, nestled beneath exposed white oak joists. Double glass doors lead from the dining area to an expansive timber-framed patio overlooking Forbes National Forest. Mark and Donna also strategically separated the home’s six bedrooms above For their kitchen countertops, including a massive center island, the Halls selected soapstone. While Mark admits the material is less common than granite and quartz, “It cleans up easy,” he says, “and it’s very forgiving and durable.” The couple love the material so much they also used it in the primary bathroom, a powder room and the upstairs bathrooms. left The loft serves as a crossroads between the two upstairs wings that contain guest bedrooms and bathrooms. It’s also a cozy spot to hang out with a book.
14 THE BEST LOG & TIMBER FLOOR PLANS SUMMER 2023 from its living quarters and placed closets and bathrooms between bedrooms to control noise — for example: “If Pops (Mark) wants to go to sleep, you guys (the grandkids) can party all night long,” Donna explains. The home also boasts seven bathrooms, so that visiting family units need not share. Other floor plan wants and needs include: a hidden back staircase; a side entry with ski lockers in the breezeway leading to the garage; a third-floor kids’ loft; and open staircases to allow free airflow all the way from the basement to the second floor. Mark and Donna also chose to install airlock entrances (similar in concept to a vestibule in a shopping mall) into the front foyer and from the garage to prevent mountain winds of 50 to 60 miles per hour blowing in during their frequent trips out to the ski slopes only 200 feet from their front door. Since the home’s completion in June 2017, Mark says, “The only problem we have is tearing ourselves away.” right After the energy-saving airlock, the home’s front entry opens to a foyer, which flows into the great room. For their main-level flooring, “We wanted a very natural look,” says Mark. After viewing many options at home shows, they discovered Peachtree Flooring, a family-owned Amish business based in Lancaster, Pennsylvania. The Halls chose wide-plank white oak, sealed with a clear Rubio Monocoat oil to coordinate with the home’s timbers. The living space is extended outward by a large, stamped-concrete back deck right off the kitchen. An impressive timber-framed roof covers much of the space, and there’s room for the whole family to gather around the free-standing fire pit to roast s’mores against a backdrop of mountains and forests.

Often, people want a little privacy near the primary bedroom, which a hallway could supply, but there are some alternative tricks you can try, such as designing a small alcove, with a built-in linen closet as a sound barrier, near the bedroom. If you’re planning a loft or even a full second story to your home, space-saving stairways, like spiral stairs, take up less square footage. If you’re opting for a full staircase, stack the basement and second story stairs above each other and along a side wall to get PD[LPXP ưRRU DUHD $QRWKHU VWDLUFDVH WULFNffl LQVWDOO D half bath underneath to utilize every inch. Dan Mitchell, a seasoned builder and owner of Eagle CDI in Tennessee, sets the record straight on three of the most common myths: Q Myth 1:You can build a small home anywhere. No matterthe size, all homes must meet local building codes. This includes foundations, plumbing and electrical, etc., but in some cases, it also governs space. Codes specify items like door openings, mechanical systems,roof pitch — even aspects like the distance from the toilet to a wall RU Ʈ[WXUH t DOO RI ZKLFK GULYH WKH DPRXQW RI VSDFH you need inside. Know what’s allowable in the area where you want to build. Q Myth 2: A small home will cost less. Will a 1,500-square-foot home require as many building materials as one that’s 3,000 square feet? Of course not — so there are some savings to be had when you downsize. However, if you look at price per square foot, a small home actually may cost more. Here’s why: Say you’re planning to build a 1,200-squarefoot cabin. It still needs septic, power and a water source. These costs don’t change much based on the size of the house.
