INTRODUCTION

LEBAR KENCANA DEVELOPMENT SDN BHD was incorporated on 30th August 2007.
It was incorporated for maiden in housing development project.

Although the Company is new in property development but all the directors are
experienced in housing development and construction firm for several years. It was
expanded significantly to become a group comprising more than 10 subsidiaries with
involvement property investment, construction and property management.

The company has always followed and focused on the guidelines, rules and regulation
stated by the Authorities. We believe in delivering quality products. We will focus and
expanding our businesses around many areas in the Klang Valley.

Our successes are attributed to good visionary foresight, conservation and proper project
planning, application of the right strategy and smart partnership in our various projects.

Combining all the factors above, we are confident that we will continue to be successful
and profitable in whatever projects we embark on. We have no doubt that our Company
can undertake and complete many other projects set out in the attached appendices with
superior quality, customer satisfaction, timely delivery, profitable outcome and great

The objective of the company is establised to either acquire land or join venture with

Mr.Low is the solely in charge person for Magnitec Construction Sdn Bhd, the
company was doing Sub-contractor work for several famous developers in Klang, the
following are the project involved:

(a) Sritama Enterprise (M) Sdn Bhd - 3 ekars factory located at Teluk Gong, Klang;
(b) KLIA Premier Sdn Bhd – About 80 units shop lot at Bandar Baru Bangi;

Taman Sentosa, Klang; and

As one of the Shareholder and Excutive Director for this Company. Mr Low
actively involved with the management of the property developer business. A
property project namely as “Sungai Penchala, Damansara” already
completed with Certificate of Fitness (CF) on September’ 2007.

Pembinaan Idaman Suria Sdn Bhd

Mr. Low was one of Director in Pembinaan Idaman Suria Sdn Bhd and holding 20%
of share, the company is doing housing development and success completed the
project with CF for Taman Desa Permai, Meru. Total units of houses are 30 units. The
current project undertaken by Pembinaan Idaman Suria Sdn Bhd is Taman Ceria,
which is located at Rantau Panjang, Klang. Total unit build and sell are 35 units.

Pembangunan Kota Sehati Sdn Bhd

As the Executive Director Mr Low are holding 50% of share, the company is doing
housing development and success completed the project with Certificate of
Completion and Compliance (CCC) on April 2015. It had developed 30 units of Single
Storey Terrace House (Lot 568), which is located and Banting Sungai Manggis. The
Current project is Taman Sri Changgang 2 (Lot 4626). Total Units of Houses are 30
Units (10 Units Single Storey Semi-Detached and 20 Units Single Storey Terrace
House) which is located at Bukit Changgang, Banting now under progress work of
fully completed of Earthwork.

Pembangunan Hati Murni Sdn Bhd

Mr. Low was one of Director in Pembangunan Hati Murni Sdn Bhd and holding 30%
of share, the company is doing housing development and success completed the
project with CCC for Desa Bukit Permata (Jalan Paya Barat, Bukit Kapar) (Lot 10643)
(Phase I), Total units of houses are 23 units and Desa Bukit Permata (Jalan Paya
Barat, Bukit Kapar) (Lot 10642) (Phase II), Total units of houses are 25 units and Desa
Bukit Permata (Jalan Paya Barat, Bukit Kapar) (Lot 10641)(Phase III). The current
project is Taman Saujana Meru (Jalan Nenas Sarawak) (Lot 7260) Total units of
houses are 30 units which is located at Meru now under progress work stage Stage
2G – 72.5% completed.

Tiga Bintang Astana Sdn Bhd

As an active director in Tiga Bintang Astana Sdn Bhd, which is another housing
development company located at Klang, Mr. Low holds 33% of company share. The
company was successfully completed the project at Taman Melor, Teluk Pulai Klang
with 13 unit Single Storey Terrace House, 13 unit Double Storey Terrace House and
4 units of Double Storey Shop House. Total project turnover was nearly 5 million,
project complete within 15 month with CCC. Project developed 30 units of Single
Storey Semi-Detached which is lacated Taman Bentara, Batu 9 Kebun Baharu (Lot
3064) success completed the project with Certificate of Completion and Compliance
(CCC) on 16th March 2017. The future project Lot 7016 which is located at Meru now
under progress of Building Plan submission. and Lot 5270 which is located at Olak
Lempit now under progress of of fully completed of Earthwork.

Lebar Kencana Development Sdn Bhd

As the Managing Director for Lebar Kencana Development Sdn Bhd and its maiden
in Housing Development. It had developed 22 units of Single Storey Terrace House
(Lot 5091) Banting, 20 units of Single Storey Terrace House Banting (Lot 5603),
Sabak Bernam (Lot 3389) of 32 Units of Single Storey Terrace House, Olak Lempit
(Lot 7062) of 20 units of Single Storey Terrace House with Certificate of Completion
and Compliance (CCC).

Eastward Development Sdn Bhd

Mr Low is a Managing Director for this Company and he actively involved with the
project management of the property developer business. A property project namely
as “Taman Bentara”, already completed with Certificate of Completion and
Compliance (CCC) on October 2014 and future project which is located at Jalan
Kebun (Lot 3322) of 30 units of Single Storey Semi-Detached under progress of layout
and pre-comp submission and Bukit Changgang Dalam (Lot 41453 & 41454) 24 units
