Dear colleagues,

Happy New Year! As we kick off 2019, I am excited about the
prospects this year brings, more so as we celebrate our 50th
annivesary. As we anticipate and prepare to embark on new
journeys, it is also time for us to reflect, and learn from what
we have done in the past.

I have great hopes for Paramount as we build on the
foundation created by us and our predecessors. Indeed, very
few companies can last for 50 years and Paramount has not
only been growing steadily and consistently, the Group has
been able to ride through a couple of recessions along the
way. This demonstrates the resilience of our founders as well
as the foresight and stewardship of Chairman Dato’ Teo
Chiang Quan that has led Paramount to become what it is
today.

We started as a rice mill operation with a paid-up capital of
RM5.692 million and have since grown to become an
award-winning listed company with about RM920 million
market capitalisation as of September 2018. We are positive
that when the numbers come in in a few weeks, we will arrive
at a new milestone of RM1 billion sales for 2018.

On the education front, we also see exciting collaborations. As
you are aware, KDUUC has entered into a strategic
partnership with University of Wollongong. This partnership is
a catalyst to elevate KDU quickly in an increasingly competitive
market. With the expertise that UOW brings and with
Paramount’s experience and presence in Malaysia, we will
have a powerful combination, which will contribute to and
benefit our business growth.

company helps us to appreciate the present which is
supported by the solid roots and a firm foundation built in
the past. As Paramount celebrates its past, embraces its
present and moves forward into the future, we took the
opportunity to turn the pages on this journey through the
eyes of a few who have been with the company for more
than 20 years.

There is a sense of nostalgia as we turn 50. Looking back, it’s
been a life-long learning experience.

Although there is much to say, it is the spirit of teamwork that
jumps out at me the most. I am honoured to have worked
with many people with different talents and capabilities
through the years - from our rice milling days to where we are
now, in the areas of property and education.

I would like to honour the past as it forms the foundation for
Paramount. We have gone through many challenges and have
addressed these in very positive ways.

Moving forward, we are taking steps to future-proof of our
businesses. On this note, I wish Paramount total success for
the next 50 years to come.

Ong Keng Siew
Non-Executive Board Member & Former Chief Executive
Officer (1981-2012)

One of the ironies of leadership is that we become better
leaders by sharing the power we have, which essentially
means we need to empower others. The right to lead is not
permanent and empowerment is something Dato’ Teo
strongly believes in. He lived out this belief when he
relinquished his power and authority as Group CEO and
Managing Director to me. The impact of this trust changed
my perspective of leadership and life.

Dato’ Ricque Liew

We’ve gone through some tough times especially in the early days of
Paramount in Sungei Petani but I have enjoyed every minute of it. Today,
I am very happy to see Paramount grow to what it is. It has been very
fun to be in the Group because we were empowered by the boss. I was
given the opportunity to manage the operations with people in mind.
What this means is when we build or repair a home, we must treat it like
we are building or repairing our own home. This must be the spirit we
carry. At the end of the day, that’s what it boils down to – this concern
for people.

Ooi Hun Peng
CEO, Paramount Property Utara (1994-present)
In 1997/98, we had plans to build a 2km bypass linking the main trunk
road to the Bandar Laguna Merbok site and this was disrupted due to
approval issues precipitated by a change in the state department. We
worked really hard to renegotiate with the state, and many parties and
eventually the agreement was reached and the houses were able to be
completed on time and we managed to sell most of the units. We held a
‘kenduri’ on the bridge to celebrate this event after that! That was truly
a memorable moment.

Teh Meng Chye
Senior Manager, Customer Care & Township Management,
Paramount Property Utara (1976-present)
During my time here, we have undergone many challenges but there are
also many opportunities. Hand’s down, one of the most challenging
experience for me involved my first project in Bandar Laguna Merbok
which required us to negotiate compensation with squatters for a piece
of the land they were occupying. There were many sensitivities, so a lot
of careful planning was required. Thankfully, the process went well and
all ended peacefully.
As Paramount celebrates 50 years, I am filled with a sense of pride to
have been part of the journey. I wish Paramount all the best for the
future.

Paramount is a very forward-looking company which empowers
people with an innovative culture. I am grateful for receiving constant
guidance and support from bosses who have used every opportunity
to convert my knowledge and skills into strengths. To be honest, I
never thought I would stay for so long. Or that I would do so many
things here and take up so many challenges. I believe that KDU’s
culture of adaptability and responsiveness to change is what
differentiate us from the rest.

As we celebrate 50 years, I believe that Paramount has got a very
bright future backed by a dynamic and supportive group of leaders
who can take us to the next level.

I started in the IT department at Paramount way before my more
recent appointment as CEO of Sri KDU and throughout my journey I
can vouch for one thing - ‘Quality, quality, quality.’ This is our mantra
in Paramount. We also live our vision of ‘changing lives and enriching
communities’ which is meaningful to me because I believe we have
changed lives as a result of our work done here. It is not just lip
service, we really do live up to our values.

When Paramount acquired the 524-acre Emerald Estate (now known
as Kemuning Utama), we wanted to put the project into the market
as soon as possible. So, our very lean team comprising Mr Ong Keng
Siew, myself and a consultant planner, drew up the entire concept
planning layout for 6,000 units, which was completed within a
month, for submission to the authorities. Then during the launch,
huge numbers of potential buyers started camping at the office five
days and five nights before, to ballot for their units. We were
scrambling to make sure everyone was comfortable during that time!
But it was a pretty fun time too.

Elizabeth Koh,

Teaching is my passion, hence it has been a wonderful journey for me to
grow with KDU. It has been satisfying for me to see it evolve from a
college, into a very established and renowned institution providing
quality yet affordable education for thousands of young Malaysians. At
KDU, it’s always about people inspiring people. The greatest reward for
any teacher is to see his or her students excel and succeed in life. As
Paramount celebrates its 50th year, I am elated and proud that the
company that has reached such a major milestone, and happy to be part
of this momentous occasion.

I started working in Paramount as secretary for Dato’ Ricque Liew in
1995. We had bought a house in Taman Patani Jaya so the distance was
just 5 minutes away from the old Paramount office. Those days, we did
not operate from such a grand office like Wisma Paramount, which we
occupy today. The office was a shop unit and we would be opening the
shutters to start business and closing it down at the end of the day.

Working here, I have had the chance to delve into other areas like
admin, payroll and finance which led me to my current role. It has been
challenging but I am enjoying myself and am grateful for the
opportunities.

Abdul Rashid bin Ujang
Head of Security, Sri KDU (1983-present)
As we are tasked with ensuring safety and security, our priority is
taking care of the kids whom we treat like our own. This is our
responsibility. My work with Paramount has been great as there has
been a lot of support. It has been a wonderful 33 years working with

Another thing one will notice when engaging with Dato’ is his
unwavering stand on principles. “Paramount is run on
principles like delivering quality products and developing a
sustainable business in order to enrich the communities we
operate within. Doing this well, rewards us with a good
reputation which in turn bring us a continuous stream of
customers. It takes a lot of time and effort to build a
reputation, which takes just seconds to destroy.”

When asked if he had any advice for new graduates he offers,
“Don’t look at it as a job, but as a career. There can only be
personal and professional growth when your employer can
see that you have put in time and effort to reach high levels of
achievement. Paramount is an interesting place to work in -
we empower and challenge our people to grow.

Another good habit to cultivate is reading, Dato’ emphasises,
as it exposes one to ideas and helps form sound arguments
which can be used to lead and manage. “And last but not
least, always surround yourself with very good people because
when they perform, you will succeed as well.”

An EPIC opportunity
to impact communities

Owning a home is complicated for most, and is a community and the land itself. Without this
critical issue for those who live in poverty where foundation in place, breaking the poverty cycle

able to demonstrate love in action as they gave time, put in effort and raised funds
to build homes for the ‘orang asli’ in Malaysia in partnership with EPIC Homes.

Chuah Siew Yen who is the PR/Communications & Liaison Manager for Sri KDU Sdn
Bhd recounts, “It all began towards the closing days of academic year 2016. This
was when Sekolah Sri KDU’s Parent-Teacher Association Committee (PTA) in 2017
was introduced to EPIC Homes.”

Attempts at fund-raising for this project began in April 2017. 5
The PTA Committee engaged the whole school community to
support the participants. The general objective was to involve
the school community so that they realise that small donations
have the potential to improve a family’s quality of life, and that
effective interventions can help break the cycle of poverty for
the neediest people. On a broader level, the PTA organised a
Charity Golf Tournament for this EPIC Homes project. Sri KDU
alumnus, Gavin Kyle Green, No. 1 in The Asian Tour Order of
Merit, graced the event and teed-off every flight.

The Golf Tournament raised the project funds substantially and
the PTA finalised plans to build an EPIC Home during the
August school holidays, from 23 – 26 August 2018, with the
one-day build preparation on 18 August 2018.

Movie-goers on their way to MBO Cinemas in The Starling Mall may notice a
spacious outlet with a welcoming ‘Co-labs’ sign on a wooden panel just outside the
entrance. If one happens to be there when an event is happening, one might be
able to take a peek into the event area to see what is going on. The energy of the
members hard at work could be felt although the place is quiet.
This is Co-labs Coworking, the latest and largest co-working space by Paramount
Coworking, a subsidiary of the Paramount Corporation Group.
The brainchild of Benjamin Teo, who Director of Co-labs Coworking and also the
CEO of Paramount Property Development Sdn Bhd, said Co-labs was mooted as a
business that runs parallel to the Group’s two existing core businesses in property
and education.
Teo says that the idea for Co-labs stemmed from the concept of collaboration.

Experience through space

Co-labs Coworking at The Starling is a 20,000 sq ft facility
comprising rooms with configurations of 56 two-to six-desk
private office suites, 60 fixed desks and 30 flexi desks with a
maximum capacity for 400 pax. There are also modular rooms
where partitions can open up to fit more people in a single
room. Daily passes, weekly passes and even event area rentals
are available.

“In order to achieve a well-designed work environment and a
well-curated work experience, the team has placed a lot of
emphasis on creating a balance of functional and social living
spaces while retaining the Paramount ethos of respecting
people and planet,” says Teh.

Repurposed timber is used in much of the space, starting from
the entrance which has a pergola effect. “This was done with
the idea of ‘bringing the outdoors in’. The contrast between
wood colour is also meant to represent a demarcation
between the indoors and outdoors and as we enter, you will
also notice that we have many round lights scattered on the
ceiling. These symbolise clouds while the lights in the event
area are designed to look like raindrops. We also try to bring in
as many plants as possible,” highlights Teh.

“All these elements complement Starling’s eco-friendly
concept with landscaped parks and a variety of nature-inspired
features. It was done intentionally because we want to bring
an extension of the mall experience into Co-labs,” he adds.

Making one’s way through Co-labs is an experience in itself as
the space comprises many quaint nooks and crannies, ensuring
that one can either get those creative juices going, complete
mundane tasks or simply, take a well-deserved break.

The team has thought of everything one could ever dream of in a working space,
going far beyond the standard offering. Among the facilities offered are nap pods
(yes!), nursing rooms, phone booths, hot showers, kitchens fitted with microwave
ovens and coffee machines, printing facilities, a product photography studio,
recreational games and arcade room, and private meeting rooms. There is also have
a cafe for those who need to grab a quick snack or hand-brewed coffee.

“We were mindful about creating spaces not simply for the sake of it, but spaces
that are truly functional and intuitive. For instance, we have created organic seating
arrangements using modular tables to provide more flexibility. We have also
allocated more rooms in this facility because we realise that Malaysians value
privacy. This is different from other markets where hot-desking is preferred.

“Furthermore, we were also able to secure a private lift lobby and washrooms that
are specially allocated to Co-labs that are not shared with visitors to the mall. This
enhances the security aspect of Co-labs which can only be entered via member
access cards,” reveals Teh.
