Group CEO’s Message
Dear colleagues,
Happy new year! I hope you celebrated the start of 2020 with good cheer. We
completed the implementation of our Strategic Plan Y2015-Y2019 last year. All
the seven key strategies for the property division were implemented.
• We successfully built landed residential townships at Bukit Banyan,
Greenwoods, and Sejati Residences.
• We expanded into integrated mixed development at Utropolis
Glenmarie, Utropolis Batu Kawan and Berkeley Uptown.
• We leveraged on strength through synergy at our two
Utropolises at Glenmarie and Batu Kawan, and Berkeley Uptown
(Sri KDU International School will be ready this year).
• Our focus on the affordability segment was achieved
through our projects at Greenwoods, Kemuning Idaman,
Utropolis Batu Kawan, Bukit Banyan, and Berkeley Uptown.
• Senior living features were incorporated at ATWATER.
• Joint-ventures (JV) and disposal of land – That
was carried out through a JV with Lasseters Group for
Mercure Hotel, and in our JV with MBI for a Section
14, Petaling Jaya project. We disposed of Lot 7 & 9 of
our Kota Damansara and reaped good returns.
• Elevating the Paramount brand – One of the
highlights for Paramount is Dato’ Teo winning the
FIABCI-Malaysia Property Man 2019 last year. Over the
last five years, we also received 37 other awards,
including the “Highest Returns to Shareholders Over 3
Years” for the Property Sector at The Edge Malaysia
Centurion Club Corporate Awards 2019. I am also proud
that we had risen to 13th place in 2019 for The Edge Property
Excellence Awards rankings, up from 25th place in 2014, among
many other quality awards.

Digital transformation
in the business landscape
What digital transformation means
Digital transformation refers to the adoption of digital processes and tools to
achieve strategic business goals. It’s a complex, multifaceted process that represents
a massive cultural shift in the workplace and changes that affect every part of an
organisation.
Digital has transformed how we shop, listen to music, read the news, and make
dental appointments. So, to keep up with customer expectations and competitors,
businesses need to steadily evolve too. Yet according to technology media
company IDG, 89% of companies plan to adopt a digital-first strategy, but only
44% of them have actually done it.
But what does “digital transformation” mean for businesses? How does one take a
big, abstract concept and turn it into actions and strategies that will benefit
employees as well as customers?

Preparing for the digital shift
There are no shortcuts to a digital transformation, but
ultimately it will make businesses more efficient, effective, and
resilient. Paramount Corporation Berhad IT Manager, Teoh
Chun Beng offered to share some insights into upcoming
developments.
Teoh said that an example of using technology to improve
customer experience is in Paramount Property’s defects

Enterprise and Sejati Residences Ph3a.
“This app allows our purchasers to conveniently submit their
defects claims from their smart phones, enables them to
check on the status and receive updates on their submissions.
The data is then shared with contractors, making rectification
follow-up more efficient. At the end of the process,
homebuyers may sign-off on the completion of rectification

Care Township Management team,” said Teoh.
He added that having a consolidated portal for defects
boosts productivity and data accuracy as no manual
data input is required. With fewer errors, there will be
better customer experience.
Paramount Property Senior Manager for Customer Care
and Township Management (CCTM) Department Wong
Yiew Bee said that the app had been well received by
customers.

Co-labs Coworking is a new place with new environment and
filled with people with positive energy. As compared to the
traditional office, the coworking space offers more flexibility
and an open space environment.
Here, I get to meet new people from different departments
and different levels. By mingling more with other colleagues, I
get to hear from them and gain new knowledge.
My favourite spot in the new office is the garden located at
Ground Floor. Since I’m a nature lover, I enjoy the greenery.
Hence, during my lunch hour almost every day, upon having
my meal, I will head to the garden and relax for a bit. It keeps
me feeling fresh.
I think working in a coworking space offers a more

Our move to Co-labs Coworking is a timely, spot-on and
daring decision by the management. The open layout enables
me to see everyone in one sweep and makes me feel safe and
good – like one big happy family. The vibrant energy and
surrounding helps me feel young and energised.
The plus-points include being able to easily move around to
find a spot which best suits you – whether it is a quiet corner
or within the main open areas. Also, it is easier to connect
with each other. Challenges include getting used to the noise
when people are making calls, holding impromptu
conversations and discussions beside and around you. I feel
there is also less privacy and there is a need to be more
conscientious about where you leave your possessions.
Integrity and honesty are important values when in a
coworking space.
I have many favourite spots in this new office. One of them is
the eggshell seat spot for that few minutes of rest and relax
during our lunch break. I also love our open kitchen cum cafe
like environment. It’s one of the spots that promote
togetherness and socialisation among members.
If asked, I would definitely recommend other companies to try
coworking. Besides the sense of belonging, community
connection and support system, we get to meet other people
from outside the company. This paves the way for potential
collaborations and business opportunities.
At a coworking space, companies can get all the benefits of
professionally set-up workspace, at a fraction of expense with
minimal capital expenditure which can result in cost savings
over the long run.

Q: What prompted you to develop this indoor vertical

What people are unaware of is that traditional farming is
plagued with water shortages and contamination, soil
degradation, and the disappearance of arable land. As cities
grow larger and with the increasing distance from townships
to agricultural lands, our food chain is bogged down by
wastage, scandals and the need for long distance
transportation of food, which of course, triggers more
pollution through the burning of fossil fuel.

Q: What are the benefits of growing your own food?
It is estimated by the year 2040, the world population will
reach nine billion, the majority of them, city dwellers. We
need to find a way for the population to have access to fresh
food in a sustainable way.
The way to solve this quandary is by growing food, vertically. I
imagine a day where high-rise buildings are stacked up with
indoor vertical farms, powered by solar panels and wind
turbines and water supply harvested from rain, it’s perfect! I
feel that now with our indoor vertical units, it is achievable.
Plus, it is much healthier, especially growing indoor where you
eliminate the use of pesticides. It helps us save money and we
are helping the environment by growing your own food
because there is no need to burn thousands of litres of fossil
fuels in order for the food to reach your plate.
Q: What have you learned on this journey? Do you
encourage others to grow their own food too?
I would advise people not to be intimidated with the general
idea of setting up an indoor vertical farm. Although the
process of producing microgreens can be quite daunting for
many, the concept is actually quite simple. If anyone is
interested in setting up an indoor vertical farm at home, the
office or at school, I will be more than happy to extend a
helping hand and provide the necessary step-by-step
guidance to do so.

At Paramount Corporation, Ahmad Ramli is the affable
and soft-spoken go-to guy when it comes to collecting
and delivering company documents to and from all

gardener extraordinaire who took the lead in starting a

ago. Today, that space is teeming with fruit trees,
vegetables and herbs, providing his family and
community with ample greens for their everyday use.

Many people know I love to travel. My wife and I are both

particularly enjoy architecture, good food, culture and arts.
Japan is one of our favourite destinations. It’s safe, clean and

especially from the aspects of community planning,
technology and cross industry collaborations.
It is amazing how they managed to incorporate solar energy

Getting in close to The Seven Swamps of Tsuta
nature Trying to grab the rugby ball from my opponent
My trip fell in the beginning of
autumn which is one of the best
seasons to visit Japan. So, I made
use of this time to make a little
detour, over a free weekend, to a
National Park at the Northern
Honshu Island of Tohoku called
The Seven Swamps of Tsuta or
(“Tsuta Nana Numa” in
Japanese).
What’s so special about this
place? Well, when autumn
begins, countless leaves are
mirrored in the water to form
“fall foliage reflections in water”
- this makes for a magnificent
and stunning spectacle as it looks
like the red leaves are blazing on
the water. However, you can
capture this sight only two weeks
in a year and only in the wee
hours of the morning when the
sun rises. In addition, the
conditions for this mirror-image
must also include no clouds or
wind.
While I fulfilled most of these
conditions, my timing was not
100% perfect. Hence, you can see that the photo I captured
(below) still comprises a mixture of green with the red.
My omakase dinner Swept up by Rugby fever
During the time of my visit, Japan was hosting the 2019 Rugby World Cup. This
was the ninth edition of the Rugby World Cup, the quadrennial world
championship for men's rugby union teams. It was hosted in Japan from 20
September to 2 November at 12 venues across the country.
In the streets of Tokyo, there was a great deal of fanfare. It’s a pity I didn’t
manage to catch a game because of schedule mismatch. However, I was
certainly impressed by how the organisers managed to drum up the rugby fever
even though this is a sport that is not popular at all in Japan. From the time I
touched down at the airport, at train stations and out in the streets, there were
numerous Rugby World Cup sculptures and memorabilia all over the city to
commemorate the event
My travel philosophy
I believe that in order to glean the full benefits of travel, it is important for me
to be curious, observant and open-minded. I am also always thinking about
what new ideas and valuable learning experiences I can bring back and apply
towards improving our own products and services.
