At Build Team, we have been building home extensions across London for Success Rate
over a decade. In an industry where there are multiple components, we in Planning*
aim to reduce confusion and simplify the process. We offer both a Design &
Build service, as well as everything you might need in-between.

Our dynamic team offer homeowners a two stage process, the first being
Design and the second is Build. Clients have the flexibility to utilise our
expertise in Design only, Design & Build or Build only. Our Design fees are
fixed, and every Build contract is fully itemised. The team works hard
to exceed client expectations and produce designs which not only, create
amazing new spaces, but are also practical and affordable to build. We work
with existing and prospective homeowners to maximise the space they
have available, all within local planning guidelines.

We work on a variety of projects including ground floor extensions, loft
conversions, roof terraces, first floor extensions and cellar conversions.
Clients often take the opportunity to refurbish or reconfigure a bedroom
or bathroom elsewhere in the home; if you have plans for internal works
in addition to the extension, we would be very happy to help with that too.

This offers us with an opportunity to understand what you want to
accomplish, which enables us to offer a quote for both the Design to work with

Measured Survey 17
This enables your designer to take detailed measurements. They
2 will also take this opportunity to meet with you to begin to
develop your vision.

Design Development
Once you have your proposed options, your designer will work
3 with you to reach your final design. You have unlimited amendments,
so you can experiment with your design and ensure it’s absolutely perfect.

Planning Permission
When we have a final design we will prepare and submit your
4 planning application. Planning typically takes eight weeks, and we
check on the application at various stages to ensure everything is
running smoothly.

Party Wall
5 We have an in-house Party Wall Service and we can serve the relevant

Notices on your behalf. If you are keen to start building soon we
would recommend running this alongside the planning window.

Building Regulations Pack
6 We will produce the structural calculations and create your Building

Regulations Drawings. These are the detailed drawings that you
will need to continue with your build.

Pre Contract Meeting
7 The Pre Contract Meeting is entirely optional and introduces you

to our Build Phase. We confirm the scope of works and produce
a Detailed Schedule of Works, which outlines the final cost for
the Build.

Build Process

Site Meeting
Upon your instruction of the Build Phase, we will arrange a meeting
with you at the property with your Project Manager (PM).
8 This enables us to confirm all of the details and answer any
remaining questions.

Preparation Activities
Before the build starts, we will have to complete a checklist of
9 activities. This varies, but may include assigning an Approved
Inspector, arranging the necessary documentation and suspending
a parking bay for a skip.

and plastering.

Snagging
13 When the agreed works have been carried out the project has

reached practical completion. You will give your PM a list of final
touches that need to be done and after these are carried out we
tidy up the site and remove the waste and tools.

14 Completion Pack
The project is handed over together with a folder containing our
10 year guarantee for the works that we’ve carried out and other
important documentation regarding your project.

We offer our clients a bespoke, in-house Party Wall Service, which is extremely
advantageous when it comes to serving Notice and communicating with
neighbours. Our Party Wall Expert works with you to determine the best
strategy when serving Notice, and we make ourselves available to alleviate
any concerns from your neighbours should they have them. This sympathetic
approach is very unique within the industry and often addresses those initial
concerns which saves you time and money in the long-run. We also undertake
the Schedule of Conditions and this is all included within our fixed fee Party
Wall Service. Please see our FAQs on P40 for additional information on
Party Wall.

Landscape Design

Ground floor extensions are often accompanied by lots of glass, as homeowners
want to maximise natural light within the home. Lots of our clients choose
to redesign their garden while they are designing their kitchen extension so
they can ensure that both designs will complement one another.
Our Landscape Design Services includes an in-depth consultation with an
experienced member of our Design Team. We will work with you to create
an outdoor space which interacts with your new indoor area, and that also
works around your day to day life. Whether you want a bike shed, a patio
dining area, or privacy from your neighbours; we are here to help you create
your perfect garden.

Interior Design

To ensure you make the most out of your final design, we encourage all of
our clients to think about the finishing touches at the very beginning. We
feel the interior of your extension is important to help shape your ‘shell’ design.
Our Interior Design Service offers guidance on materials, features such as
internal windows, kitchen spacing, lighting and more. We help you visualise
your extension with 3D Visuals of your proposed design, which encourages
you to think about the space and how it will interact with your furnishings.

There are conservation areas all over London and we frequently work with
homeowners within them. When we look at design options, we generally aim
to keep some of the proposed changes in-line with the old characteristics of
the property. This certainly doesn’t mean you can’t have a modern design;
we proposed sash windows for this project, combined with modern bi-fold
doors and a side infill extension.

a look around one of our completed projects. We have members of our
Design Team and Build Team on hand to answer any questions you might
have, and talk you through the specifics of the project. You can bring your

How long does the process take?
This is very dependent on you, but typically the Design phase takes 12 weeks Yasmine. C, SW2
(8 weeks of this is waiting for planning permission to be determined). For
the Build, a ground floor extension generally takes between 12 – 16 weeks. 45
If you would like a more specific timeline for your project, just ask our team.

What is Party Wall?
The Party Wall Act is a piece of legislation that helps to ensure building works
don’t adversely affect a neighbour’s property. If you are undertaking a home
extension, you might be required to serve Notice to your neighbour(s) before
you can carry out the Build.

What does the Build quote include?
The quotation allows for everything that is required to construct the ‘shell
and core’ of the extension. This means we’ll get your home to a water
tight shell and install the windows, external doors, lights and plumbing –
everything to get the final sign off from Building Control. We can help with
the final decoration, kitchen fitting and floor fitting should you wish.

What about my kitchen?
We are completely flexible and can help if you want us to. A number of our
clients opt for an ‘off the shelf’ kitchen (for example from Magnet, Howdens
or Benchmarx) and invest in good quality worktops. We can install kitchen
units and worktops like these if you want us to. If you have a kitchen
supplier in-mind, that’s not a problem and we will liaise and cooperate with
them to arrange for the fitting at the appropriate time.

Are you properly insured?
We have fully comprehensive insurance, so you, your family, and your
property will be covered in the unlikely event of accident or damage.
