OFFICE & RETAIL The King Abdulah Financial District- Kingdom of Saudi Arabia The King Abdullah Financial District will house the large community of professionals working within the financial sector and related industries, hosting the head quarters of the Capital Market Authority, the Stock Exchange, banks, financial institutions and other service providers such as accountants, auditors, lawyers, analysts, rating agencies, consultants, and IT providers. The King Abdullah Financial District provides the next generation of development and will ensure the sustained dominance of Saudi Arabia as the largest economy and financial centre within the region. One Zone were responsible for Mechanical & Plumbing, design on a number of building packages as well as fire protection design on all the building packages. We completed the 3D Modelling for full MEPF coordination of major plantrooms & risers for one of the building packages. Edades Tower- Manila, Philippines Edades Tower is located in the Rockwell Center, the flagship project of Rockwell Land Corporation, it sits on a 15.5 hectare site in Makati City, Philippines strategically located between the Makati and Ortigas business districts. It has been developed into a self-contained, mixed-use community consisting of 10 high-rise residential towers, a sports leisure club, office buildings, a lifestyle shopping center and a graduate school of law, business and government. One Zone were responsible for the Mechanical, Electrical, Plumbing and Drainage, Fire Protection, and Vertical Transportation design for this high end 111,000 m² high rise 50 storey residential and serviced apartment mixed-use tower at the Rockwell Center development in Makati, Philippines. One Zone used 3D Revit and Navisworks to ensure coordination of all risers and plantrooms.
The project is the headquarters for the Roscommon County Council. The 9,000 sqm building consists of 3 floors and a basement. One Zone’s scope was to create a fully coordinated 3D design model of all MEPF services, then after completion of the model to create the construction drawings of all services. Roscommon Council Corporate Headquarters- Ireland Al Abdali Tower-Amman, Jordan This is a Norman Foster & Partners design. The development is located at the heart of the IT district of Amman, the capital of Jordan. It is a commercial office development which comprises of a 54 storey tower with gross area of 68,000 m² and two 7 storey towers at 7,000 m² each. It also has 9 levels of basement carparks with an area of 50,000m². One Zone was responsible for the Fire Protection and Plumbing and Drainage design which reduced water consumption substantially by using a computer management system which integrated the following: • Grey Water Recycling • Rain Water Harvesting • AC Condensate Recovery • Water Demand Management • Irrigation Management OFFICE & RETAIL
•Full Energy Audit of the Mall •Cost analysis, payback period and redesign of the complete basement lighting to energy efficent T5 electronic flourescent luminaries. •Cost analysis, payback period and design to separate the Cinema cooling load from the Main Chiller system to a stand alone Chiller, for different occupancy zoning of the Mall. The Power Plant Rockwell Center-Manila, Philppines One Zone completed numerous energy saving sutainable designs for the Power Plant Mall post construction over a 5 year period, these include: •Feasibility report on the use of off peak electricity ice storage system to reduce electricity costs. •Application of grey water recycling. •Utilization of deep well water supply in lieu of utility supply. •Feasibility on enhancement of the control of the fresh air quantity to match the occupancy using a carbon dioxide detection system. OFFICE & RETAIL Deerfields Town Square -Abu Dhabi, UAE Deerfields Town square in Abu Dhabi is a vibrant mixed use development spread over a million square feet, with over 200 plus stores and boutiques. One Zone were resposible for the Structural detailing of this retail development.
60 Threadneedle Street - London, UK 60 Threadneedle Street provides approximately 20,000 m² of commercial space over lower, ground and eight upper floors. 60 Threadneedle Street occupies a prominent site at the juncton of Old Broad Street and Threadneedle Street in the City of London, and is located on the site of the former London Stock Exchange buildings. One Zone were responsible for the Mechanical, Electrical, Plumbing and Drainage, and Fire Protection design for this prestigious office building. One New Change -London,UK This 32,000 m² 6 storey grade A office building was designed to offer breath-taking views of the historic St. Paul’s Cathedral and the London skyline for corporate tenants. The design offers the flexibility of introducing a 2,000 m² data centre in the lower floor of this building. One Zone were responsible for the Mechanical, Electrical, Plumbing and Drainage, and Fire Protection design for this prestigious office building St.David’s Shopping Centre 2 -Cardiff, UK St. David’s 2 is a major city centre retail development situated in the heart of Cardiff. St. David’s 1 is a refurbishment programme of an existing shopping centre. Both centres cover around 1.4 millon square feet making the scheme one of the largest in the UK. Oxford Science Park -Oxford, UK The Oxford’s Science Park’s flexible approach to building and letting has created an environment capable of growing, developing and adapting to meet the tenant’s everchanging demands. Through innovative and challenging design, the buildings project a confident and robust approach, in tune with the needs of the specialist occupier with style and performance in mind. Affordable quality has enabled The Oxford Science Park to establish itself as a unique business location, providing a stunning range of building styles in a thoughtful environment. One Zone were responsible for the Mechanical, Electrical, Plumbing and Drainage, and Fire Protection design for these commercial office buildings. Lopez Tower and Museum - Manila, Philippines Lopez Tower and Museum is a 20 storey tower with a total gross area of 56,000 m2 and is going to be an iconic headquarters building for the Lopez group. One Zone were responsible for the Mechanical, Electrical, Plumbing and Drainage, Fire Protection, and Vertical Transportation design for this high end office development and museum. One Zone used Revit and Navisworks to ensure MEPF coordination of the whole building. The design includes a PV solar array of 7SkW on the roof above all the mechanical plant. OFFICE & RETAIL
OFFICE & RETAIL Snowhill Centre - United Kingdom Snowhill development mixed-use scheme offers premium office floor plates, residential housing and public spaces. The development is located in Birmingham’s business district. One Snowhill is a 66m office block providing Grade A rated floorplates over 11 floors - the ground floor is used for retail outlets. Office tenants include KPMG who pre-let 118,403 sq ft and Barclays Bank, who let 98,000 sq ft of floor space. One Zone completed the 3D modelling of the MEPF Plantroom as well as the coordinated office floor layouts Global Village Retail Development -UAE Global Village is Dubai’s most popular outdoor cultural entertainment and shopping venue, welcoming millions of guests over the last 14 years. It’s the place to watch spectacular live performances, taste an array of authentic cuisines, purchase genuine merchandise from around the globe or spend a whole evening on thrilling rides. One Zone were responsible for the Mechanical, Electrical, Plumbing and Drainage, and Fire Protection design. ELJ Project Center -Quezon City, Philippines The ELJ Center is the headquarters of the largest TV network in the Philippines, ABS-CBN. The project was fast track and included numerous studios and technical areas complete with office space fit outs and call centre facilities. The Studios now are the largest in Southeast Asia. The building is protected by 10MW of standby power and is served by 5000 tons of chiller capacity. The total floor area of the buildings is 1,020,000 ft². The One Zone team provided the Mechanical, Electrical, Plumbing and Drainage, and Fire Protection design and Site Supervision for this high tech building.
OFFICE & RETAIL The project goal was the transformation of the Athletic Olympic Stadium in East London to a Football Arena. This required signifi cant design changes to the existing Structure and the MEPF services. The One Zone scope was for the coordination of the re-designed Mechanical & Plumbing services against the Structure and the Electrical services. After the coordination process we produced the construction drawings for the Mechanical & Plumbing - London, United Kingdom Olympic Stadium Transformation - London UK The Landmark, Phase 6 -Hong Kong The Landmark is a prestige office and shopping development owned by Hong Kong Land in Central, Hong Kong. In 2002, Hong Kong Land announced a 1 billion dollar plan - “The Landmark Scheme” - to renovate The Whole Landmark Scheme, this was completed in October 2006. One Zone were responsible for the Mechanical, Electrical, Plumbing and Drainage, and Fire Protection fully Coordinated Construction Drawings and Structural Opening Drawings for the 24storey retail and office building.
