didn’t fit on the patch of land they initially found, so they selected
a different model from the company’s range.

Unfortunately, the couple had to let the plot go due to family
circumstances – but when this was resolved, they decided to pursue
their dream. They soon identified a large site, located on an old
orchard, and to their joy they found the house they really liked would
fit nicely on the plot and make the most of the south-facing views.

The build started in mid-August 2017 with the creation of a
super-insulated raft foundation, which was fitted with underfloor
heating pipework. The house frame was delivered and erected
during the first week of September 2017.

Robert and Jen had sold the family home to fund the build, and
have been living in a holiday property for the duration of the works.

A home for life

Package supplier
Solo Timber Frame

Location
Oxfordshire

Package type
Design and build of the timber frame,
plus window supply and installation

Building work took
Three weeks for the frame,
nine months to completion

This project started when our customers, a recently retired couple,
purchased an existing 1930s detached house located in a typical
residential street close to Oxford city centre. The property had
a large side and rear garden, which the pair immediately identified as
having potential for a new home. They felt a bungalow would suit the
plot, as it wouldn’t overlook the existing house or their new neighbours.

The couple engaged a local architect, who successfully obtained
planning permission to build a very contemporary and complex property.
Whilst beautiful, it soon became apparent this initial scheme was
going to be prohibitively expensive to build. Upon realising this, the pair
approached Solo Timber Frame. We worked with them to refine the
design, retaining the key features whilst reducing construction costs.
In addition, Solo Timber Frame undertook all of the engineering design
work and the manufacture and erection of the frame. We also supplied
and installed the aluminium windows.

The owners successfully self-managed the entire project,
interviewing and hiring all of the necessary trades themselves. The
pair describe it as: “A steep but highly rewarding learning curve.” On
completion, they sold the original house – now on a smaller and more
manageable plot – for very close to the price they paid to purchase it.
So they effectively got their plot free of charge. The finished bungalow,
which has featured in Build It magazine, is filled with light thanks to
vaulted ceilings and the expansive glazing. The couple are now enjoying
their retirement in a warm, beautiful home that’s cheap to run.

Timber frame design, supply and erection

Building work took
15 months

When John and Sue Lawson discovered a small cottage
on a six-acre plot in Cheshire, they knew it presented
them with the opportunity to create the home of their
dreams. Even though the site was fraught with planning issues,
the local council granted consent after being presented with a
characterful oak frame scheme. The couple had scoured the country
for a specialist to help them with their self-build, and after meeting
with Welsh Oak Frame, knew they were the perfect partners for the
job. “They promised to meet our timescales and their pricing was
competitive,” says John. “The quality and style of what they produce
was exactly what we were looking for – not too modern and not
too rustic. The design team was also highly professional – always
answering our queries, even after the frame had been erected.”

The couple drew on Welsh Oak’s experience at the design stages,
during which the company worked closely with their architect. The

frame was loaded into 3D software that offers a virtual walkthrough
of the house and allows clients to easily visualise their home.

Unfortunately, the groundworks and foundations took a long
time to complete, so the Lawsons were delighted when Welsh Oak
Frame arrived on site and the pace of the build started to pick up.
The delivery and erection of the structural frame took just four weeks
in total. “After spending three months looking at a hole in the ground
it was a relief to finally see our home taking shape,” says Sue. “The
team completed the work absolutely on time.”

The couple finished the project in just 15 months – and feel it was
worth every moment. “In summer we enjoy spending our time in the
glazed garden room and kitchen, with the bifold doors and electric
rooflights open,” says John. “In winter we use the snug sitting room
with the woodburning stove roaring away.”
