Having identified their garden as a potential plot, Val and
Rory McGouran sought advice from a former planning
officer about whether they were likely to get consent for
a self build. The results were double-edged: the project was viable,
but the village’s development boundary was soon going to be
constricted, which would put their ambitions in jeopardy.
Keen to move fast to secure their dream, the couple identified
the turnkey package home route as a swift solution, and got in touch
with Hanse Haus to discuss their options. Impressed with what the
company could offer, they flew out to Bavaria to visit the factory and
see first-hand how their house would be prefabricated. “The idea of
building a home in 12 weeks, to a set budget and in a location we
loved, was the perfect solution for us,” says Rory.
As the plot lay in a conservation area, the couple were keen for
their new house to be in keeping with its surroundings to maximise
the chances of a smooth planning process. “We wanted the benefits

want a contemporary look,” says Val. Over a two-day period at the
factory, the McGourans finalised the design and layout, and picked
out all the fixtures and fittings that would go into their home – from
the colour of the roof tiles to window sill types and sanitaryware.
As with most turnkey builds, the couple took responsibility for the
groundworks (as well as commissioning their own kitchen). Getting
the foundations in place took longer than planned, as it emerged
they would need piles due to the site’s proximity to a stream. But
once this had been sorted, Hanse Haus came on site with the
pre-manufactured timber frame and things motored ahead – and
the house was finished in just three months. “The best thing about
building a home this way is that you have a timescale and cost for
the property that will be adhered to,” says Rory. “Living here is
fantastic. The quality of the finish is superb and the economy and
effectiveness of the heating system is second to none.”

As this was their first self build, Elspeth and Fiona felt they needed a

Elspeth’s family has a 50-year history of producing concrete blocks,
so it wasn’t an easy decision to go for an engineered timber frame.
But Lakeland’s system gave them a neatly sewn up package of works
that not only made for a quick and straightforward process on site, yet
also perfectly complements the contemporary design. The panelised
structure works in tandem with steel beams to enable features such
as the cantilevered first floor, overhanging roof and corner glazing.

include a cantilevered first floor and a mixed use of masonry and
zinc cladding. Working closely with local roofing provider, LA Hall,
Turner Timber Frames was able to create a smooth transition from the
frame to the specialist zinc detailing. The result is an inspiring space,
featuring plenty of glazing and a contemporary aesthetic.
When the Harrises’ daughter moved back to the UK after
time living in America, the family wanted to be together,
but needed a home where both generations could have
independence. When they bought a beautiful 19th century station
house in East Yorkshire, they applied to build a contemporary annex
on the plot that would provide the extra space they were after.
The planning officers at East Riding of Yorkshire Council wanted
the new building to display an obvious journey through the history
of the original structure. Architects Ingleby and Hobson designed
a property that worked to bring together the old and the new whilst
also reflecting on the site’s industrial history.
Turner Timber Frames were commissioned to create the new
structure using the TTF Super Advanced wall, which offers a fantastic
U-value (a measurement of how quickly heat is lost through a building
element) of 0.14 W/m²K. The system uses the latest in reflective
membrane technology to ensure the building keeps cool in summer
and warm in winter. A 25mm layer of PIR insulation was added
