Guildmore – Building in Hackney

Guildmore were appointed by Hackney Council in April last year to build 45 new homes at two sites on the Frampton
Park Estate, which are scheduled for completion in the summer of 2020. These include a mix of homes for social rent
and shared ownership, paid for through new homes for outright sale.

The 25 new homes on the former Lyttelton House site, and the 20 new homes on the site of the former Frampton
Arms public house are progressing well. The new developments will provide high quality new homes meeting modern,
design, space and sustainability standards, with a mix of family homes to match the local housing need. In addition,
there will be enhanced landscaping works around the developments for use by new and existing residents.

This is part of Hackney Council’s housebuilding programme, which is building around 2,000 new homes between 2018
and 2022. More than half of these are for social rent and shared ownership, with the remainder for outright sale to
help pay for them. If you would like to find out more information about these projects or the Council's programme,
please visit https://hackney.gov.uk/frampton-park-arms.

As the Resident Liaison Officer for the project, I would like to provide with some information on progress of the works.

Who is Guildmore?

assisted living accommodation, Guildmore has grown to become an integrated contracting and property development

buildings. Guildmore is proud to be a London based, family owned contractor and developer whose strength lies in

A word from Dragos Lupu, Site Manager

I am delighted to be able to write a few words for this third edition of the newsletter and hope you will find
it both interesting as well as informative.

Frampton Arms Site

Frampton Arms, overview of site

Frampton Arms, overview of site Frampton Arms, upper floors under construction

We are pleased to report that works at the Frampton Arms site are progressing very well. On site, the reinforced
concrete (RC) frame has commenced to all three blocks to 1st floor level with the shuttering & columns being installed
for the 2nd floor on Blocks A & C.

Elsewhere on site, the bricklayers are busy constructing the various sample panels for approval. The development is
on target to complete in the summer of 2020.

Lyttelton House Site

Lyttelton House, overview of site Lyttelton House, shuttering ahead of the concrete pour

We have completed the ground floor slab and are preparing to complete the columns and walls to take the 1st floor.
The first signs of the building are now appearing above the hoarding line and the 1st floor slab should be in place within
the next few weeks. Drainage works are reaching a conclusion and we will shortly commence the construction of the
sample panels on the site. The development is on target to complete in the summer of 2020.

Homes adjacent to Lyttelton House have recently been sent letters regarding closure of the estate road leading from
Well Street and re-location of the hoarding in front of Vanbrugh House. Works to both have commenced.

CCTV is operational on both sites for added security which are linked to a call centre and are monitored 24 hours a day.
If you notice any suspicious activity out of working hours and during public holidays please contact the Police on 999.

As a member of the Considerate Constructors Scheme, Guildmore
are committed to operating in a caring and considerate manner
and in particular reducing the impact on our neighbours as well as
the environment around us. We would like to thank you for your
ongoing patience and apologise in advance for any inconvenience
caused during the course of these essential works.

At Guildmore safety comes first.

We strive to create a safe and pleasant working environment for everyone.

Remember:

Building sites are dangerous and we would ask that you always take extra care
when in close proximity to the site boundary.

Always:
✓ Take care when walking past the site
✓ Be mindful of moving vehicles / delivery vehicles close to the site
entrance
✓ Report any suspicious behaviour to the Project Manager

Never:
× Enter a building site as this is a restricted area
× Allow children to play near a building site – Keep them safe
× Climb scaffold or hoardings as this can cause injury
