Guildmore – Building in Hackney

Guildmore were appointed by Hackney Council in April last year to build 45 new homes at two sites on the Frampton
Park Estate, which are scheduled for completion in the summer of 2020. These include a mix of homes for social rent
and shared ownership, paid for through new homes for outright sale.

The 25 new homes on the former Lyttelton House site, and the 20 new homes on the site of the former Frampton
Arms public house are progressing well. The new developments will provide high quality new homes meeting modern
design, space and sustainability standards, with a mix of family homes to match the local housing need. In addition,
there will be enhanced landscaping works around the developments for use by new and existing residents.

This is part of Hackney Council’s housebuilding programme, which is building around 2,000 new homes between 2018
and 2022. More than half of these are for social rent and shared ownership, with the remainder for outright sale to

I am delighted to be able to write a few words for this fourth edition of the newsletter and hope you will find
it both interesting as well as informative.

Frampton Arms Site

The Frampton Arms project is moving ahead at pace. The groundworks are 98% complete, with the attenuation tank
completed. Our masonry contractor has now started setting up the walls. The scaffolding has reached 75% completion
on the west block and the plumbing contractor is installing soil and vent pipes and running gas service pipes across all
the blocks. The steel frame structure (SFS) installation has commenced, and internal dryliners have started setting out
the walls to the lower level of the W block, ready to make a start over the course of the next weeks.

Great progress has been made at the Lyttelton House site. The 2nd floor and the pre-cast staircases are ready for
installation. There are two back to back columns that will give 100% completion to the 3rd floor and include the atrium.
We are now starting works on the 3rd and 4th floor columns. The pre-cast exterior panels are in place and the Metsec
frame for the top 4th floor will follow shortly. The 3rd floor is now complete, with the 3rd to 4th floor columns and
walls having been poured. The 4th floor slab decking and reinforcing are ready to commence.

CCTV is operational on both sites for added security which are linked to a call centre and are monitored 24 hours a day.
