MARKET SHARE In the 3rd Quarter of 2018, the number of sales in the Hillsborough County
Sales Market saw a 5% increase from the previous year in 2017. Although, third
quarter sales were down nearly 5% compared to the previous second quarter of
21% 2018.

The average price for a single family home (SFH) rose 3% year-over-year
Single Family (YOY) to $300,066. This figure dropped a slight 4% from Q2 2018. The
Condo/Town/Villa median SFH price rose 4% YOY to $249,000, which also saw a 2% dip from
Q2 2018.

Time on market decreased by an overall 2% compared to Q3% 2017. Single
family homes averaged 46 days on market (DOM), which was one day longer
than last year’s Q3 average. Condo DOM averaged 35 days, 2 days shorter
YOY.

In terms of price points for SFH’s, the largest segment of sales in Q3 fell
between $200-249K, with that range accounting for 24.97% of all sales. Just
above that, 16.56% of sales fell between $250-299K, and another 17.32% came
in just below, between 150-199K. Altogether, 94.6% of 3Q18 sales were under
600K. Of the active inventory at the end of Q318, 85% of the properties were
priced under 600K, and 15% were priced above that mark.
