Just as it is said that life is a journey, the best residential buildings evolve with the
times combining the assets of vintage elegance with thoroughly modern ameni-
ties. 1448 North Lake Shore Drive is a classic example.

The Best of Past and Present

1448 became a part of Chicago’s Gold Coast history in 1926-27 when Avery Brundage’s
high-rise construction firm oversaw its construction as a cooperative. Brundage himself
was a prominent citizen of the time who later served as the first American President of
the International Olympic Committee and was a noted collector of Asian Art. The building
architects, the firm of Childs and Smith, had just completed work on the Chicago campus
of Northwestern University. Upon the completion of 1448, the Chicago Tribune comment-
ed, “If there is a convenience left out of the building, it will only be because it hasn’t been
invented.”
Recently 1448 completed a series of strategic improvements which has brought the core
of the building’s 52-unit structure up-to-date while maintaining the best of its vintage fea-
tures. Recent improvements include:

 Renovation of individual storage locker area (2019)
 Installation of roof-top window washing equipment anchors (2019)

Building corporation plans for 2020 include the pursuit of available property tax freeze
incentives, lobby furniture replacement and improvements to a sunny, top-floor workout
area and laundry facility.

Lifestyle with a Timeless Twist

Service, a Co-op’s Top Priority
As a cooperative residence, great emphasis is placed on service for all the shar holders.
The staff of 24-hour doormen provide ready assistance to residents, guests and service
providers. The central panel of security video cameras allows them to keep a constant eye
on the public interior areas, as well as the surrounding exterior. Mail is delivered to one’s
front door daily and deliveries are made according to individual instruction. The on-site
manager is available daily to handle building and shareholder matters. The live-in engineer
and his staff of janitorial assistants provide prompt assistance and keep a steady eye on
general building maintenance. Each shareholder is assigned a large floor-to-ceiling storage
area. Common areas include: receiving room, workout area, bike storage, and laundry room
(in-unit washer/dryer is allowed, as well). Up to two pets are allowed with no weight limit.
Parking is provided at four indoor garages within an approximate one block radius, subject
to availability, including the building adjacent to 1448.

Location. Location. Location.
When most of the Gold Coast co-ops were built in the first quarter of the 20th century,
the developers were able to select the prime locations along the lakefront. Unlike the
residential buildings in the retail district along Michigan Avenue, the Gold Coast co-ops
are nestled in a neighborhood with tree-lined streets amidst mansions, row houses and
brownstones many from the 1880’s reflecting Georgian and Romanesque styles. 1448
North Lake Shore Drive is located across the street from Lake Michigan, one block from
Lincoln Park and the underpass to the lakefront, and is a short walk to schools and places
of worship, as well as the shops and restaurants along Michigan Avenue, Rush Street and
Old Town.
Unlike units in the more densely populated commercial areas of the city, every apartment at
1448 faces a tree-lined street and most units have expansive views of the lake.

Co-Op Ownership is Membership in a Community

Co-op ownership differs from that of a condo in that one essentially buys a percentage own-
ership of a corporation. As with condominiums, building operations are overseen by a board
of directors. When capital expenditures are needed, a co-op has the option to take out a
mortgage, subject to shareholder approval, while condominiums simply resort to special as-
sessments. 1448 has funded its recent improvements with its healthy reserves, short-term con-
struction loans and a multi-year mortgage that capitalized on current low interest rates.
As ownership in a co-op requires financial stability, the building corporation requires that
potential buyers submit a purchase application package with financial and support documen-
tation. All buyers can be assured of the following:
- Mortgage Opportunity. Recognition Agreements are permitted up to 50% of pur
chase price.
- Confidentiality. Any personal financial data will be reviewed only by a select number
of board members with appropriate expertise and with the highest degree of
confidentiality. The review process is focused on confirming that the applicant’s
resources can support any capital investments deemed necessary by the Corpora-
tion from time to time.
- Expeditious Review. The Board is committed to a timely response to all purchase
applications.

Any applicant is welcome to meet with the building’s manager and to review the minutes from
all board meetings for the past two years. Once the application package is preapproved, the
buyer has the opportunity to meet with the Board on a mutually agreeable date at which time
he or she is free to discuss any matters of interest. New buyers are introduced to the 1448
community at the annual shareholder meeting in May and at the annual building holiday party
in December.
