Letter from Jim Brown, CEO
I’d like to take this opportunity to speak with you about the new medical office building that is being constructed
on our campus. Additionally, I need to reinforce the parking plan that this construction necessitates.
Ground was broken on MOB 3 in mid-July. This project will be completed in the fall of 2021. The building is being
developed by NexCore in partnership with some of the hospital’s physicians. At present, sixteen of our physician
practices have an ownership interest in this project. MOB 3 will be four stories and is just over 110,000 square
feet. Dr. Keller, Dr. Sathyamoorthy, and Dr. Mack were instrumental in working with NexCore and HCA Real Estate
to bring this project to fruition. I am grateful to our Division and Group leadership for endorsing this strategic project
for our campus. Last week we received approval to syndicate a multispecialty ambulatory surgery center on the
first floor of this building. This too is a very important strategic development for the growth of our hospital.
The construction of MOB 3 necessitated that we relocate parking from the Huffmeister employee parking lot to the
parking garage and the remote employee parking lot. Those departments allowed to park in the garage above
the 4th floor have been notified, though few are taking advantage of this location. At present, there remains
adequate space in the remote employee parking lot; however, it has become very evident that our team is now
parking in restricted areas such as the ED valet lot, physician parking, and the Wound Center parking lot. I ask that
if you are parking in these areas that this cease immediately. Our physicians who come and go throughout the
day are now unable to find parking and patients of MOB 1 physician practices are complaining about the lack of
accessible parking. When valet returns to our ED, they will require the lot next to our neighboring apartment
complex. To date, I have not asked Security to enforce the new parking guidelines; however, if this is not resolved
we will have to do so. I appreciate your attention to this request.

Favorite HCA Memory: Salute to Heroes April 23, 2020. It was
great watching the community and HCA North Cypress come
together and appreciate all the hard work that had been completed
in the short time amidst the COVID 19 pandemic. The support
displayed by the HCA leadership, community partners, and the North
Cypress family was overwhelming and beautiful! This salute was both
emotional and uplifting for me and my team.

NexCore & Physicians Partner on 110, 374-SQ FT Medical Office Building in
Cypress, Texas
Denver-based NexCore Group, a national healthcare real estate developer, is moving forward on construction, in collaboration with prominent
physician partners, to develop the new North Cypress Physician Office Building III in Cypress, a northwest Houston suburb. NexCore is serving as the
project's full-service developer on behalf of its client, North Cypress Land Ventures POB LTD. The four-story, 110,374-square-foot Physician Office Building
being developed at 10425 Huffmeister Road is prominently located on the HCA Houston Healthcare North Cypress Campus, with convenient access
and visibility from Texas State Highway 290. "There has been a tradition of physician ownership on the North Cypress campus for over a decade. The
physician response to the opportunity to once again own and manage their own office building was incredible," Board Member David R. Mack, M.D.,
states. "The Board of Managers of the General Partnership including Kim Keller, M.D., and Kumaran Sathyamoorthy, M.D., are proud to be able to lead
the core group of physician investors in designing and delivering the premier medical office building on the North Cypress campus. We look forward
to working together to operate a brand-new multispecialty care center with a potential outpatient endoscopy and ambulatory surgery
center." NexCore Group Chief Development Officer and Managing Partner Todd Varney says the firm's collaboration with the stakeholders in this
development provides not just a first class healthcare facility that could serve as a model for future outpatient facilities, but also gives a synergistic
boost to the tenancy of the on-campus building. "NexCore views the relationship with the physician-investors and tenants as great synergies that will
lead to a successful operational model and the retention of the tenants on the campus," Mr. Varney adds. North Cypress POB III is a unique project in
that NexCore Group is co-investing alongside physicians who will also be building tenants. These physician-investors have a proven track record for
both hospital and medical office development, as this same group of physicians led the development of the North Cypress Medical Center Hospital
that was sold to HCA in 2018 and is considered one of the most successful physician-led hospitals in the United States. Dr. Keller, the CEO of North
Cypress Land Ventures, states, "We look forward to again leading the development of a physician driven comprehensive healthcare center that is
ultimately to provide state-of-the-art services and promotes an enhanced patient experience."
The North Cypress Health Physician Office Building III will provide a variety of healthcare services under one roof, with a potential ambulatory surgery
center (ASC) and clinical office space for independent specialty physicians including general surgery, urology, gastroenterology, pulmonology,
nephrology, family practice, ophthalmology, orthopedics, cardiology and podiatry. The facility will also offer various complementary services. "I am
very excited to close this new venture on our campus," remarks HCA Chief Executive Officer Jim Brown. "This development will foster our ongoing
growth for many years to come. I am appreciative of our physician leaders, NexCore and HCA leadership for helping bring this project to fruition."

daughter so it’s nice to see a familiar face. My daughter is actually jealous that she’s visiting

o Norma, MS3 HUC, has been a wonderful help with taking patients down to their cars upon
discharge, as well as running to collect personal items for patients while no visitors were
allowed.
o Miss Samuel, MS2, “is an old school nurse and I like that!” MS2 patient.
o The ICU Staff here are incredible. They work with really tough and sick patients and yet they
are always coming in to check on you, smiling, and so talented. My care on MS3 has been
great, too. MS3 patient (patient and her daughter commented in agreement).
