Home Inspectors:

When an offer has been accepted, you will be advised to get a home inspection. Our transaction coordinator will contact you
to determine which inspection company you prefer to use. An appointment will then be set for the inspection. Home
inspections are an out of pocket expense that is your responsibility and cost approximately $250-400, depending on the
square footage of the home. Home inspections are your way of verifying that the home is free from health or safety concerns,
and that everything is working properly. After the home inspection report has been issued, your realtor will review it with you.
At that time you may decide to draw up a Request for Repairs, this will then be submitted to the seller for their response.

The Home-Buying Process

Outline for Purchasing a Home

¨ Meet with a lender and obtain prequalification.
¨ Meet with a REALTOR® at Keller Williams Westland Realty to set parameters for your home search.
¨ Your REALTOR® will search the multiple listing service (MLS) and other resources of homes that meet your criteria.
¨ You and your REALTOR® will view the homes that best suit you.
¨ Write up an offer.
¨ Acceptance of the offer, or counter offer.

Within 3 days after acceptance of offer:
¨ A good faith deposit is made to escrow, by you, upon acceptance (1% of purchase price).
¨ Choose Inspections (You choose the vendors and any desired inspections).

During the first 17 days of your accepted offer:
¨ A home inspection will cost approximately $250 - $400 and up depending on the square footage of the home.
¨ Sewer line inspection is approximately $165
¨ Termite inspection is approximately $45 - $65
¨ Roof certification. The initial inspection for the roof certification does not usually incur a cost. The actual roof certification
starts at approximately $150 and can go up from there.
¨ The lender will require a check for the appraisal. The approximate cost is between $450 - $495. You may choose not to
have an appraisal if you are paying cash for the home.
¨ Home Warranty: Choose a Home Warranty and your options for additional coverage. Pricing usually starts at $400 per
year.
¨ Receive disclosures from the seller, and review them with your REALTOR®.
¨ Review the home inspection with your REALTOR® and negotiate request for repairs (if any).
¨ Receive and review the escrow instructions, general provisions, natural hazard, and preliminary title reports with your
REALTOR® or escrow officer.
¨ Hazard and fire insurance: You, the buyer, need to call for insurance quotes and order your homeowners insurance. You
will need to supply your Escrow officer with the contact information for your chosen homeowners insurance provider. You
will also provide your Homeowners agent with the contact information of your Escrow officer.

Loan Processing: The length of time is determined by your lender.

5 days prior to closing:
¨ Final verification: A walk through of the home is scheduled; Confirmation that all agreed upon repairs have been completed
and a visual inspection is completed confirming the home is in the same condition as the date of acceptance.
¨ 2 days before close of escrow, monies need to be delivered to Escrow Company for the funding of the transaction. Monies
can be in the form a cashier’s check or can be wired. (Your escrow officer will provide you with the exact amount due 1-2
days prior to the agreed upon close date)
¨ RECORD! The County recorder will record the home in your name. The escrow has recorded (closed), the home is now
yours. Meet with your REALTOR®…receive YOUR NEW HOME KEYS and your closing statement!!!

The Mortgage and Loan Process

Funding Your Home Purchase

1. Financial pre-qualification or pre-approval
a. Application and interview
b. You, the Buyer, provide all pertinent, requested documentation. This can include; verification of
employment; current credit reports (Experian, TransUnion, Equifax), current pay stubs, previous 2 years tax
records, etc.
c. Appraisal scheduled for current home owned, if any

2. Underwriting
a. Loan package is submitted to underwriter for approval

3. Loan approval
a. Parties are notified of approval
b. Loan documents are completed and sent to title

4. Title company
a. Title exam, insurance and title survey are conducted
b. Borrowers come in for final signatures

5. Funding
a. Lender reviews the loan package and the funds will be transferred by wire

We recommend our buyers obtain pre-qualification/pre-approval before beginning their home search. Knowing exactly how
much you can comfortably spend on a home gives us the confidence necessary to move forward and find your ideal home.

Some Do’s & Don’ts to remember during YOUR LOAN PROCESS

DO
• Continue to make your mortgage or rent payments on time
• Stay current on all existing accounts
• Continue to work for the same employer
• Continue to use the same insurance company
• Continue living at your current residence
• Continue to use your credit card as you normally would
• Keep credit card balances at or below 40% of credit limits

Call us before doing anything regarding your employment, credit cards or assets.

Don't Make a major purchase (car, boat, etc.)
• Apply for new credit or loans of any kind
• Pay off any collections or charge-offs before consultation
• Change bank accounts or banks unless advised
• Consolidate your debt into fewer accounts
• Start any home improvement projects
• Deposit cash or non-traceable funds
• Close credit card accounts
• Borrow money
• Transfer checking or savings balances from one account to another
• Max out or over charge existing cards
• Raise red flags to the underwriter (i.e. co-signing on another person’s loan, change your name and address)
• Plan a vacation during your loan transaction without informing your loan officer
• Do not give notice to your landlord before consulting with your loan officer


Do not incur any additional debt during the loan process. This could potentially have an adverse effect on your
financing. This also includes raising balances on existing credit cards. We understand that special circumstances

Making an Offer

Once you have found your ideal property, a purchase agreement will be written. While much of the agreement is standard,
there are a few areas that we can negotiate:

The Price

What you offer on a property depends on a number of factors:
• Condition of home/property
• Length of time the home has been on the market
• The amount of buyer activity
• The seller motivation

While some buyers are tempted to make a low offer “just to see if the seller accepts”, our experience has shown many times,
this does not deliver optimal results. Your motivation on a particular property is more often one of the strongest determining
factors towards a successful transaction.

The Move-in Date

If you can be flexible on the possession date, the seller may be more apt to choose your offer over others.

Additional Property

Often, the seller plans on leaving major appliances in the home; however, which items stay or go is often a matter of
negotiation.

Typically, you will not be present at the offer presentation - we will present it to the listing agent and/or seller. The seller will
then do one of the following:

• Accept the offer
• Reject the offer
• Counter the offer with changes

By far the most common is the counter-offer. In these cases, our experience and negotiating skills become powerful in
representing your best interests.

When a counter-offer is presented, we will work together to review each specific area of the counter-offer. Keeping your goals,
needs and desires in mind, we then negotiate the best possible price and terms on your behalf.

Closing 101

Prepare for It

CLOSING DAY marks the end of your home-buying process and the beginning of life in your new home! To make sure your
closing goes smoothly, you should bring the following to your appointment with Escrow:

¨ A certified check for closing costs and down payment.
¨ An insurance binder and paid receipt
¨ Photo IDs
¨ Social security numbers
¨ Addresses for the past 10 years

Own It

Transfer of title moves ownership of the property from the seller to you. The two events that make this happen are:
Delivery of the buyers funds
This is the check or wire funds provided by your lender in the amount of the loan.
Delivery of the deed
A deed is the document that transfers ownership of real estate. The deed names the seller and buyer, gives a
legal description of the property, and contains the notarized signatures of the seller and witnesses.

At the end of closing, the deed will be taken and recorded at the county clerk’s office. It will be sent to you after processing.

How will I know about the newest homes available?

The Multiple Listing Service (MLS) Website provides up-to-date information for every home on the market. We set each of our
clients up with an MLS portal – So not only is our team on top of the new listings, YOU can also be notified as often as you
like.

Will you let me know about homes from ALL real estate companies or only Keller Williams Realty?

We want to help you find your dream home, which means we stay on top of every home that's available on the market.

Can you help me find new construction homes?

Yes, we can work with most builders and get you the information you need to make a decision. It is crucial we accompany you
on your very first visit with the builder. By using our services with a new construction home purchase, you then receive the
services we offer, as well as those provided by the builder, at no additional cost.

How does For Sale By Owner (FSBO) work?

Homeowners trying to sell their home without agent representation are usually doing so in the hopes of saving the
commission. If you see a FSBO let us know! We can contact the owner for you and make an appointment. Most of the time
the homeowner will work with us, even though their home is not listed, since we are introducing an interested, potential buyer
to their property.

Can we go back through our property again once an offer is made, but before possession?

Usually, you will be present at the time of scheduled inspections (home, termite, etc.), which affords you to opportunity to view
the home again. Additionally, immediately prior to closing, we will schedule a final walk-through of your new home.

Once my offer is accepted, what should I do?

Celebrate and focus on moving into your new home! You will want to schedule your move, pack items and notify businesses
of your address change. We will provide you with a moving checklist to help you remember all the details. The lender will
provide you with a good faith estimate and Escrow will prepare a Closing Disbursement (CD) statement, which will indicate the
amount you will need to bring with you to the closing appointment.
