Real estate is a vital strategic asset. To realize it’s value, it is critical to
understand the behaviors of our client’s people and the work processes
of their business. We direct this understanding through a collaborative
effort into shaping relevant design that drives results.



Firm History

BHDP Architecture began in 1937 when Cyrus L. Baxter translated an association with Cincinnati Milacron into his own
architectural business. In his first few years, the majority of his work was for Milacron. Over the next seven years, he
demonstrated an uncanny ability in assessing talent when he hired Jack Hodell, Jim Donnelly and Jim Preston. Each had
graduated with distinction from the University of Cincinnati College of Design Architecture Art and Planning (DAAP). Building
on their individual and unique talent, each showed an affinity for the business and for Cy. The foundation was set, the cadre
was complete, and in 1960, they agreed to form Baxter, Hodell, Donnelly, and Preston, Inc.

The partners expanded the firm’s areas of expertise from primarily manufacturing and offices to also include higher
education and retail facilities with projects for clients like The University of Cincinnati and Federated Department Stores.
The year 1970 saw the beginning of a partnership that continues today between the firm and The Procter & Gamble Co.
Working elbow to elbow with one of the world’s most forward-thinking companies taught us to flex our imaginations, think
big, and challenge the obvious. The firm is currently led by the third generation of owners, who have strategically focused
the practice on the understanding and design of higher education, retail and workplace facilities for clients throughout the
United States and abroad.

Over the years, we have expanded our presence and our reach to better serve our clients. In addition to our headquarters
located in Cincinnati, we have an office in Columbus, Ohio and Raleigh, North Carolina. Lead by a talented team of
architects, designers and planners, BHDP is focused on designing functionally robust, aesthetically acclaimed and enduring
environments for our clients. We are committed and engaged in the design of environments for people. It is our mission to
“design environments that affect the key behaviors necessary to achieve strategic results for our clients”. Our commitment
to market-specific expertise allows us to provide informed strategy and creative intuition in Higher Education, Retail,

Design Process

Strategic In order to create successful solutions for any project, BHDP Architecture believes that Strategic Investigation is a foundational need
Design in the design process. In addition to collecting and understanding the “hard” data (headcount projections, current area, specialty
support needs, etc.), we collect “soft” data around issues of: culture, work process, environment, technology, and brand. With a clearer
BHDP Design understanding of these areas of study, we create a measurable vision for your project’s success.
Process
We know that creating design based on programming, spatial configurations and technology needs is no longer enough. We must also
understand and discover the deeper behaviors of work process, culture and brand. To this end, we have designed our eight stage BHDP
Design Process.

UNDERSTAND: Every project begins with a vision. Often, the vision requires clarification from the leaders and employees who will ultimately
benefit from future design. Our process will include a leadership visioning session, focus groups/ programming meetings to determine the spatial
requirements, and the creation of a “balanced scorecard” to measure success. We want to understand your vision and mission, business needs/
strategies and drivers, place in the industry, the competition, organizational structure, brand, message and culture.

DISCOVER: Once a vision and its related balanced scorecard is set, the discovery process then focuses on revealing the opportunities for an
informed design that is specific to the client. The discovery tools and engagements are designed to reveal the behavioral truth inside the client’s
company today, while at the same time defining the future behaviors of people that are needed to continue driving business results.

CONCEPT: This is the process of creating the concepts for action, pictorially demonstrating the “what-ifs?”. We are focused on the creation of
results that are actionable and measurable. We will push the boundaries of possibility, and work to gain consensus around one “big idea”.
The outcome will be alignment on the final concept to develop.

DEVELOP: This phase focuses on problem-solving the details; We refine the concept design and planning. We develop the design and the
associated details. During this phase, we complete the integration and coordination of the systems within the project scope. We track the design
against the client’s goals.

DOCUMENT: This phase documents the design, specifications and architecture in preparation for bidding and build out. We produce the working
drawings and documents for bidding and construction. We continue to track the design against the client’s goals.

BUILD: During construction, we strive to be the eyes and ears of our clients and project team as the project is being built. We respond to inquiries
around design interpretation and clarifications. We continue to track the design against the client’s goals.

MEASURE: After occupancy, we want to measure the project results against the client’s original goals. We want to document these outcomes and
provide insight, and evaluate how the planning and design affected behavioral and cultural changes against the goals.

SHARE: Upon project completion, we capture the project learnings from the team and client. We educate our internal team, our client and the
industry. We backtrack the connections in the project process from results to initial goals and document the story.

Experiential Branding

Experiential Design for People is about creating engaging, distinctive and memorable experiences that connect people to place. Within
Branding BHDP, Experiential Branding is the practice of formulating solutions for branded environments that direct, inform, delight
and inspire through a combination of graphic, architectural, interior, media, landscape and industrial design. This multi-faceted
