THE STORY
This story, as we came to learn, helps explain our recommendation...
Billy Craven, the former owner, was a well-known businessman in Maysville. The Craven family was well known. Mr. Craven built what appears to have been a successful business once upon a time. We understand that the business was some kind of ceramic-based business; the operations made statues and maybe other products. Starting in 1973 and by the year 1996, Mr. Craven had amassed several adjoining parcels of land in Maysville, a rural town in the middle of the Georgia nowhere. At one point, he owned 1,410 acres altogether.
Starting in 1996 and finishing in 2000, Mr. Craven built a mini-mansion on his acreage. He named the finished project “Diamond C Ranch”. It is obvious from the design, and the execution of that design, that he had no concern for resale value. I imagine he loved the location and was proud to realize his dream of creating a mansion his way. He built the largest home Maysville has every seen, far and away larger than any other homes even close to its size. He added detail at every turn that represented his personal taste...big and overdone. Nearly 50 statues are scattered thorough the home, inside and outside. Stained glass windows, cathedral like paintings on walls and ceilings and a bell tower complete the grandiose dwelling.
I imagine Mr. Craven expected his wealth would continue and his land and mini-mansion would pass down in the family by inheritance, if not sold. Unfortunately, apparently his good fortune ended. Overtime, Mr. Craven lost parcel after parcel to foreclosure, until there was one...the subject. In June 2017, Mr. Craven lost the last parcel with the mini-mansion to foreclosure. Apparently, the subject sat empty for a long period, according to the neighbor, perhaps seven years prior to foreclosure.
A excerpt from a marketing piece about the property written in late-2009, or immediately thereafter, and when the combined parcels equaled 1,400 acres reads,
“In 1973 the property owner began acquiring tracts of land. Thirty-five years and 15 parcel transactions later the property now known as Diamond C Ranch was acquired. The property owner began building his mansion in 1996. Materials from numerous international locations were fashioned by top global architects, masons, and artists over the next four years. In 2000, the Diamond C Ranch was completed with the exquisite architecture and landscaping seen today.
Truly unique, Diamond C Ranch is a one-of-a-kind property that sits on one of the most beautiful pieces of land in all of Georgia. The home was built by hand, brick by brick, with the best artists, masons, and architects flown in from all over the world for the duration of the four-year project. The home features state-of-the-art, cutting-edge technologies, combined with serene natural surroundings. The 1,672.3 m2 (18,000 ft2 ) Italian villa is built on 570.6 ha (1,410 acres) of farmland in the rolling hills of Northern Georgia. Diamond C Ranch lavishly features 4.9-9.8 m (16-32 ft) ceilings, 540,000 artistically laid bricks, 317 arches, 20 life size marble statues, seven chandeliers, seven fountains, two lakes with waterfalls, a koi pond, and a balcony offering a panoramic view of pristine Georgian farmland. These attributes are by no means comprehensive; a personal visit to the Diamond C Ranch is the only way to capture its true essence. For a homeowner with imagination, the property is zoned for development of 2,400 homes, a golf course, tennis courts, retail center, and a 97.1 ha (240 acre) reservoir. This premier location offers country style living only 1 hour north of metropolitan amenities in Atlanta and seven minutes from a major highway. Not only is the home an incredible retreat that takes you away from all of the stresses of modern society, but it is also situated in one of the ten fastest growing counties in the U.S. and offers an incredible opportunity for real estate development to savvy investors.”

Because Mr. Craven built the home when he owned all the surrounding parcels, he used at least three surrounding parcels for the subject and grounds; the surrounding parcels are now owned by the same person/company. As a result, we have three encroachments....
1. The private road that leads from Gillsville Road to the subject extends over a parcel to the west and a parcel to the south-east of the subject parcel.
2. A retaining wall extends 0.30 feet over the property line to the south.
3. A small corral-like area, made of stacked stone, that holds the electric and gas meter slightly extend to the property line to the south,
leaving the gas meter on an adjacent parcel. Even though both meters are in the corral, only the electric meter is on the subject’s land.
As Mr. Craven lost parcels to foreclosure, William Griffin III, bought them at sale. Mr. Griffin owns a farming business, Griffin Brothers Farms, LLC that started on a neighboring parcel; his holdings gradually increased as he picked off Mr. Craven’s parcel losses. Mr. Griffin now owns all of the parcels

surrounding the subject parcel. Apparently, he has had his eye on the subject since public record revealed Mr. Craven was facing foreclosure on the home.
