SUBLET PERMISSION
A sublet is a temporary occupant who has permission to stay in the unit for a
predetermined length of time.
All lessees must agree and give written consent by completing this form. This form is
subject to management approval before taking effect.
The sublet can pay rent to Uptown Rental Properties directly or s/he can pay the lessee,
who can continue to make regular payments.
A sublet is not a lessee. The lessee is ultimately responsible for all terms under the lease.
Upon move out, the lessee will receive any security deposit refund due. The sublet is not a
party to the lease and therefore not privy to the deposit refund.
We recommend the lessee and sublet write up a formal agreement outside of this form
outlining rules and responsibilities between the two parties.

SUBLET INFORMATION
FOR THE LESSEE
A sublet is a temporary occupant who has permission to stay in the unit for a
predetermined length of time. If you decide to sublet, we will not find a sublet
for you; it is your responsibility to find a sublet and receive permission from
your roommates (if applicable) and Uptown Rental Properties.
All lessees must give written consent by completing the Sublet Permission
Form.
The subletter must also complete an application, pay the application fee, and
be approved through our application process.
Once the application is approved, and the Sublet Permission Form is submitted
to the office, you may give keys to the sublet.
Your sublet can pay Uptown Rental Properties directly or they can pay you and
you can continue your regular payments.
The sublet is not a lease holder. You are ultimately responsible for the terms
under the lease, including maintaining Renters Insurance. Failure to provide
proof of qualifying insurance or maintain such insurance thereafter will result in
a $10 per Rent Installment fine.
We recommend that you create a document with terms that you and your
sublet agree to and can both sign.
Upon move out, you (the lease holder) will receive the security deposit refund.
The sublet is not a party to the lease and therefore is not able to receive the
refund.
FOR THE SUBLET
Written permission must be given by all lessees, via the Sublet Permission
Form, before you can move in.
Your rental application must be submitted along with an application fee, and
then approved before you will be considered to sublet.
Once you have been approved, and the Sublet Permission Form is submitted,
you can obtain keys from the lessee.
You are required to maintain renters insurance, including $100,000 in liability
coverage for the unit, through the term of your sublease. You must provide us
a copy of the declaration page showing you have obtained such coverage.
Failure to provide proof of qualifying insurance or maintain such insurance
thereafter will result in a $10 per Rent Installment fine.
Rent can be paid directly to Uptown Rental Properties or to the lessee to be
sent to Uptown Rental Properties.
We recommend that you create a document with terms that you and the lease
holder agree to and can both sign.
