Floor Care

Floor care is often overlooked but the impact it has on customers and clients

Safety First!
Safety is very important during floor maintenance, for both the person doing the
cleaning and especially for people walking in the area being cleaned. Slips and falls

Proper Use of Chemicals

Water

Identifying your f loors
The key to correct floor care is knowing the type of floor you will be caring for. Many floors can be ruined by applying
an inappropriate product. Floors are divided in two categories: non-resilient and resilient.
Non-Resilient Floors
This flooring material is hard and generally has a higher cost, it does not flex or spring when walked on. Examples of non-resilient
flooring are: ceramic tiles, marble, slate, terrazzo, concrete, porcelain, quarry tiles and onyx.
Resilient Floors
This flooring material is firm, yet has a “give” or “bounce back.” It will flex without cracking, meaning the floor has some amount
of cushioning when a load is placed upon it. However, carpeting is not resilient flooring because it has “give” but is not firm.
Examples of resilient flooring are vinyl tiles, asphalt tiles, rubber, linoleum, wood, cork, laminate and poured synthetic resin.

In the past, phosphates were commonly used in detergents because of their
superior cleaning performance. Higher than normal phosphate levels can destroy
the health of lakes, streams or other fresh bodies of water, as they allow algae to
grow faster than would naturally occur.

should be attended to quickly, and regular cleaning should be performed
on both. Both require a comprehensive program to ensure the best appearance
and cleanliness.
All carpet maintenance programs should consist of the following 5 steps:
Step 1: Preventive Maintenance
70% of all carpet soil is tracked into buildings from the outdoors by way of foot
traffic. If soil is trapped at the door before it reaches carpet areas, cleaning time,
labour dollars and health risks can be reduced.
Step 2: Vacuuming
Vacuuming can remove up to 90% of soil from a carpet. Unlike hard flooring, carpet
is three-dimensional and has the depth and ability to hide soiling. Carpet can trap
and hold up to 1lb. of dirt per square foot before it starts looking dirty.
Step 3: Spot Removal
There is no such thing as a stain-proof carpet. Carpets treated with stain protection
are designed to slow down the absorption of liquids into the carpet fibers, making
it easier to clean and allowing more time to attend to it. The longer you wait
to remove a spot, the more difficult it will be.
Step 4: Interim Cleaning
Heavy traffic areas may require interim cleaning between deep cleanings. Interim
cleaning will not only extend the length of time between deep extractions, but
will prolong the life of the carpet by reducing soil levels and reducing the overall
number of extractions throughout the life of the carpet.
Step 5: Deep Cleaning
Water extraction is the most effective method of deep cleaning carpets. It is done
using a cleaning solution which is sprayed onto the carpet at high pressure using
a jet spray.

Odour Control
Odour management can be a tough task. With the multitude of options
to manage odours, it can be overwhelming and confusing to pick
the appropriate product for the task. The first thing to do when tackling
odours, is to find the source. There are tools you can use to find the source
of the odour, such as a black light with fluorescence contamination. But
remember, there are other substances that will react to the light, too. Another
great tool is a moisture detector. Once you have found the source, the next step
is to clean the surface. If you are unable to remove the majority of the source
of the malodour, odour control products can be used. Many products are
available, but what is the difference between an air freshener, an odour
counteractant or deodorizer? How do you know which one is best and how
do they work? Here’s a quick explanation.
Deodorizer/Air Freshener
A product that “deodorizes’” will mask odours but does not cover the odour permanently —
it simply adds a good odour to a bad odour or can give a room a fresh scent if odours
are not an issue.
Odour Counteractant/Eliminator
These products have an odour counteractant in addition to the fragrance. They neutralize
the malodour by breaking down its molecules in the air. An air freshener with odour
counteracts is the best solution for a facility with offensive malodours such as smoke
and rotting food that should be removed from the air.
Enzyme Based
Enzyme based products attack the contamination, creating enzymes that break down
odour-causing matter — think of them like little pacmans. These products are ideal for
bio-based odour such as urine that comes from naturally occurring bacteria and uric acid
crystals. Porous damp surfaces like grout host and trap the bacteria, which feed on urine
and consequently release strong odours. Humid conditions or rewetting the surface can
reactivate the odours. The only effective way to completely eliminate such odours is to wipe
them out at their source. The great benefit of enzyme based products is that they will keep
working even after the initial application.

Dilution System
A dilution system automatically mixes a concentrated chemical with water to make a ready-to-use
solution that is generally dispensed into a spray bottle or mop bucket. A dilution system offers
3 major advantages:
Cost Savings
The cost savings with concentrate is largely due to the fact that when determining the price
of concentrated chemicals, you don’t have to factor in the additional freight cost of water. Freight
costs play a major role in determining the case price that manufacturers need to charge. Also,
when using a dilution system, the dilution is accurate every time and eliminates the unnecessary
use of more chemical concentrate than needed and eliminates spills which results
in chemical loss.
Cleaner Facility
Using more chemical than necessary can leave behind a chemical residue on surfaces being
cleaned. This excess chemical can create a film and cause a dull or sticky surface, which can
actually make your food service facility appear dirty. This can then lead to a vicious circle of using
additional cleaner and time is wasted trying to get surfaces looking clean again.
Employee Safety
As the dilution is done entirely through a system, the worker’s exposure to chemical
