Project Summary
The Providence Breeze Advanced Care
Center is located about ½ mile from
Providence Little Company of Mary Hospital
in Torrance, California. The project is a
ground up development and consists of
three level tilt-up medical office buildings
totaling 106,000 s.f. and a 449 stall open
air parking garage. The medical office
building includes an OSHPD-3 floor and is
programmed for multi-specialty functions
including a Women’s Center, Imaging, Lab,
Orthopedic Clinic, Genetics, Occupational
and Speech Therapy, Ambulatory Surgery
Center (ASC), Medical and Surgical
Oncology, and Radiation Oncology.
Providence has partnered with USPI for the
operation of the ASC and City of Hope for
cancer services.

Project Summary
Located across from Providence St. Joseph
Mission Hospital, this project involved
substantial earthwork and retaining walls
to transform an existing hillside into an
area suitable for the construction of a new
108,000 s.f. 4-story medical office building
(MOB) housing an all-inclusive destination
for cancer, prevention and treatment, plus
a 5-story, 611-stall design-build parking
garage. Extensive site work included road
re-configurations and a combination of
various design-build retaining wall systems
and Mechanical Stabilized Earth (MSE)
walls as tall as 55 feet, that were decorated
to match the city’s style. The MOB was
supported using deep foundations (CIDH
piles) with a bolted Side-Plate structure.
Floors #1 and #2 were built to OSHPD-3
standards.

The world-class facility has the structural
capacity for (3) interior modular linear
accelerator vaults totaling 6.2M pounds.
Other areas feature MRI, CT, Pet-CT, CT-
Simulation, Radiation Oncology, Surgical
Oncology, Tumor Board Exam, Infusion,
RAD/Fluoroscopy, Ultrasound, Conference,
Therapy, Consultation, Exam Rooms and
additional amenities.

Project Summary
Snyder Langston partnered with Hoag
Health Center Irvine and Boulder Associates
Architects for this design-build project,
consisting of three 50,000 s.f. two-story
medical office buildings, a 7,200 s.f. retail
building, tenant improvements, and
related site work. The three medical office
buildings contain imaging, an ambulatory
surgery center, and a cancer center with a
linear accelerator for proton therapy. The
retail building offers patients and guests
a café and urgent care. The urgent care
contains an x-ray room, exam rooms, nurse
station, and a reception.

The 3-floor tenant improvement
work included adherence to OSHPD-3
requirements. Building B’s renovation
accommodates Imaging services, while
Building C’s renovation accommodates
Radiation Oncology, Chemotherapy and
infusion services.

Goleta Valley Cottage Hospital Medical Office Building Healthcare Project

Project Summary
Developed to provide the City of Goleta
with a more prominent healthcare facility,
Goleta Valley Cottage Hospital Medical
Office Building is a 52,000 s.f., two-story
medical office building that is OSHPD-3
designed.

In addition to core and shell construction,
the scope of work included a complete
tenant improvement build-out for 15
doctor/patient services. Each office space
was designed under OSHPD-3 guidelines
to suit individual needs of the doctors.
The facility offers maternity, internal
medicine, bariatric and wound care
services. Due to the earthquake fault line
proximity, the team developed a plan
to minimize the impact of horizontal
ground acceleration / liquefaction. Snyder
Langston’s comprehensive phasing and site
logistics plans ensured cohesion amongst
the Owner, Architect and Hospital Facilities
Department.

Throughout the five construction phases,
the team constructed a dedicated patient
valet round-a-bout, maintained code
compliant egress and paths of travel, built
a new exit corridor, and displayed specific
way-finding signage. The comfort and
safety of patients and staff were essential
to the success of the project.

Project Summary
Originally built in 1927, Barlow Respiratory
Hospital is a 49 bed Long-Term Acute Care
Hospital (LTCH) located in downtown Los
Angeles adjacent to Dodgers stadium and
Chavez Ravine. In 1990 the site was named
a Los Angeles Historic-Cultural Monument.

The scope of work, under the jurisdiction
of OSHPD, includes the installation of new
fiber wrapping of existing cast-in-place
concrete primarily at all exterior wall
as well select locations throughout the
hospital to improve the shear capacity of
the structure. In addition, structural steel
drag strut plate connectors are installed at
strategic locations through the hospital to
transfer loads from concrete slabs to shear
walls.

Architectural improvements, ADA, Fire
Life Safety, and MEP upgrades were
also incorporated into the refurbished
spaces. Not only is the preservation of
the existing historical building important,
the entirety of the work was performed
during high census periods within an
active and occupied hospital environment
where communication, infection control,
noise, flexible phasing, and shutdown
coordination were vital to success.

Providence San Pedro Medical Center - SPC2 Voluntary Seismic Upgrade Healthcare Project

Project Summary
Founded in 1925, Providence San Pedro
Medical Center is a 5-story 231 bed, Acute
Care Hospital overlooking the Port of Los
Angeles.

The scope of work, under the jurisdiction
of OSHPD, involved reducing the overall
floor plate size on each end of the entire
Central Wing Tower (all Floors), increasing
the seismic separation of the structure
from 4 inches to 14 inches. As part of the
work seismic joints were created in all MEP
and FLS systems to allow for the added
seismic movement. In addition, main
corridors passing through the seismic joints
were temporarily relocated to allow for the
installation of new structural steel upgrades
safely.

To further enhance the structural
performance of the building, existing
cast-in-place concrete columns and beams
were enlarged and encapsulated using fiber
wrapping. Architectural improvement, ADA,
Fire Life Safety, and MEP upgrades were
also made.

Due to the age of the building, hazardous
materials were encountered, tested and
abated throughout the sequences of
work. The project team focused not only
on preserving the existing building, but
also working in a manner to minimize
disturbance to occupied hospital activities.

Providence San Pedro Medical Center - SPC2 Voluntary Seismic Upgrade Healthcare Project

Project Summary
Founded in 1925, Providence San Pedro
Medical Center is a 231 bed, Acute
Care Hospital overlooking the Port of
Los Angeles. The scope of work, under
the jurisdiction of OSHPD, consisted of
approximately 2,600 S.F. of Structural,
Architectural, MEP and ADA improvements
of the West Wing (Building 2).

The initial Structural Voluntary Seismic
Improvement (VSI) consisted of reinforced
concrete upgrades coupled with extensive
FRP wraps of perimeter and interior
columns. Next we rebuilt and repaired
the areas affected by the VSI, and
remodeled the areas required for the ADA
improvements.

Due to the age of the building, hazardous
materials were encountered, tested and
abated throughout the sequences of work.
All work was completed in an occupied
hospital, in critical service areas, increasing
the importance of communication,
infection prevention, noise, flexible
phasing, welding/hot work, and shutdown
coordination.

space, The Boardwalk is situated on a
7.5-acre lot and includes two, nine-story
towers connected by four bridgeways and
open terraces. The buildings themselves
offer 545,000 s.f. of premier office space
with high ceilings and glass walls. Large
65,000 s.f. floor plates include open office
design, an employee lounge, communal
conference rooms, fitness and wellness
center, and 5,000 s.f. of retail/restaurant
space. Utilizing California’s year-round
sunshine, two acres of manicured outdoor
grounds provide covered gathering/
meeting spaces, a covered outdoor
amphitheater, idyllic pathways, and green
spaces to refresh employees.
