Anniversaries Orange County has been busy with new healthcare and office projects. We were
honored to work on the first Be Well OC campus in the City of Orange and have
started preconstruction on the next facility in Irvine. This will further expand the
region’s ability to provide much-needed mental health and wellness services for
local residents. We recently broke ground on the Helen Caloggero Women’s and
Family Center on the St. Joseph’s Hospital campus. The four-story facility will focus
on maternal and infant health and includes a 5-level subterranean garage that will
be the deepest excavation ever in the City of Orange.
We’re moving forward on two major office projects with Irvine Company. The
second phase of Innovation Park is seven low-rise buildings with extensive outdoor
amenities located along the 5 freeway at Sand Canyon. And we just topped out
steel on the third phase of the Spectrum Terrace project which includes three
four-story curtain wall buildings. Our teams' past performance to exceed our
client’s expectations is the reason we were awarded these great projects. We
appreciate Irvine Company’s confidence in the market and creativity in delivering
unique workplaces designed for the future.
One thing all of these projects have in common are great clients, great architects,

Snyder Langston has appointed Lee Watkins to Chief Operating Officer. In this capacity, he
will focus on enhancing trust through a highly accountable workplace culture that breeds
enjoyment by achieving exceptional results and exceeding client expectations on all
projects, encouraging our people to learn, grow and prosper in their careers. This vision
aligns with Lee’s personal brand and the brand he has created over the past eight years in
the healthcare market for Snyder Langston and what he attributes to its success. Lee will
also oversee technology and Snyder Langston University to bring enhanced efficiency and
skill in how we execute our work.
SUPPLY CHAIN CHALLENGES: SL'S TAKE

The world has re-opened and as we get back on track, we are faced with new challenges. The record number of cargo ships
floating along the Southern California coastline waiting to be offloaded is evidence of the lingering effects of the past year.
The congested supply chain causing material and labor shortages and delivery delays is affecting every industry.
Over the past year, Snyder Langston has taken a proactive approach to limit impacts on project schedules and budgets. Our
teams have devised processes to support and protect our clients by reducing risk and creating certainty as much as possible
in this volatile market.

Now more than ever, the task of material procurement is paramount. The process must be actively managed at an
increasingly earlier stage of the project, beginning in preconstruction. Since we can no longer rely on “typical” material
and equipment lead times, Snyder Langston incorporates the task of material procurement into our overall master project
schedule. We build-in time for the buy-out manager to verify and follow-up with suppliers on every piece of equipment and
finish, ensuring effective schedule management and mitigating the effects of rapidly changing supply chain conditions.
Early in the preconstruction process, we closely examine project specifications to better understand where every material
is sourced and how it’s getting to the job site, allowing us to build adequate procurement time into schedules. We
provide continuous feedback to the client and design team throughout design development. Early, proactive research and
conversations about available options are much better than getting excited about a project component and discovering that
it’s no longer available, backordered or going to add 12 weeks to the schedule. We are increasingly leveraging our national
peer group network to hear where they're experiencing shortages, so we can stay ahead of market volatility.
High demand for materials and labor, combined with low supply is a recipe for cost escalation. It is essential for clients to
engage a general contractor early to be their Trusted Advisor and help them along this journey to make timely, well-informed
decisions. We can keep interest high in the subcontractor community and leverage our trade resources to time the market
and contract materials and labor very early, controlling risk. We maintain subcontractor interest by effectively marketing the
project and thoughtfully engaging them throughout preconstruction to avoid “bid fatigue,” supporting ultra-competitive bid
pricing when the time is right. Our most successful projects are those where we've been engaged early, and our teams have
saved clients millions by countering some of the price escalation with our marketing and subcontractor strategy.
The supply chain issue is one we’re all managing in both work and personal life. I’m reminded of a post I read recently which I
think sums up the current state of things well, “The whole world is short staffed, be kind to those who show up.” Despite the
stresses involved, one thing we can control is how we respond. At Snyder Langston we’re committed to mitigate the effects
of market uncertainties, and as a result are delivering the highest and best value to each and every client.

MIND OC'S BE WELL CAMPUS:
THE NEW FACE OF MENTAL HEALTH CARE
Snyder Langston recently completed Be Well's
North Orange County campus. The first-of-its-
kind model provides services ranging from crisis care
to residential care for mental health and substance
use disorders in one facility. The project is the
culmination of a public-private partnership that
began in 2015, as a vision of the Orange County Board
of Supervisors Mental Health Ad Hoc Committee.
The structure is a three-story concrete tilt-up with
concrete on metal deck for the suspended floor system.
The compact 2.5 acre property is adjacent to the
57 freeway, so the creative design and construction
team utilized vertical space to ensure all required
elements were included in the 60,000 s.f. building.
Be Well supports a unique continuum of care, improving
access to resources, providing an alternative to a hospital
emergency department or a series of disconnected
services. The facility is designed to be “therapeutic”
and looks and feels welcoming and inviting. The design
eschews all “institutional” elements to inspire clients
who receive treatment and serves to reduce the stigma
of receiving mental health care.
The facility is staffed with about 200 social workers,
physicians, nurses and others. Be Well’s Urgent Care
includes Orange County’s first sobering/recovery station
and crisis stabilization units for adults and adolescents.
The chaotic nature of emergency rooms often exacerbates
the conditions that land people with substance use
or mental illness there in the first place. Most ER
doctors aren’t trained to help with those conditions.

significant step forward. Hospital emergency rooms aren’t
designed to effectively address mental health crises,”
