We have taken the time to review the particulars of your property, and considering factors including the tenants. building condition and what will

Our Property Management service includes:

• Rent collection – We closely monitor timely tenant payments, and ensure that if required we issue proactive late and Breach notices to remedy.
• Outgoings payments – Preparation and reconciliation of the Budget and collection of monthly budgeted outgoings payments and handling all
creditor payments on your behalf.
• Annual Rent Reviews – Monitored and completed in accordance with the terms of the lease.
• Lease option reviews and notifications – This includes timely notification to tenants of their obligations with regard to any option periods and
offering strategic advice and market feedback from our Leasing team.
• Routine maintenance – We conduct a formal property inspection twice yearly, during which we check Tenant's legal compliance, use of the
building, and other maintenance matters. We provide a full written report with photos and any recommendations along with this inspection.
• Leasing – Our Sales and Leasing team are very active and this is invaluable to secure the right tenant for you if needed in future. Paul Dugan,
our Director will handle all strategic Leasing feedback on your property directly.
• Lease and Legislative Compliance – This is an area of expertise and we can assist and advise on all elements of compliance from an owner's

FINANCIAL OPTICS

REPORTING
Our management team meets regularly to co-ordinate information to be in a position to summarise and report to owners on a monthly
basis. We have multiple reporting formats available for the monthly owner statement along with live access via our Landlord App and
Portal. The Landlord App provides information at your fingertips on your properties, income and expense analytics, copies of owner
statements and you can send emails instantly to your property manager.

FINANCIAL MANAGEMENT
We place high priority on payment of rental and other outgoings being paid by the lessee on the specified date in their leases and we
institute appropriate procedures for payment and recovery when necessary; including penalty interest on late payments where specified
in the lease.

We would issue promptly each month the specialised property management Owner Statement, detailing the following:

Income and Expenditure: Including detailed breakdown of Income and Expenditure for each tenant showing, the amounts debited each
month, monies received, balances owing and total amounts received and a summary of income and expenses in each category as the
total owner payment disbursement and GST received and paid.

Outgoings: The owner statement includes any budgeted and variable outgoings which will be carefully monitored and approved for
payment by the property manager. We ensure and closely supervise the recovery of the outgoings as specified in the lease and minimise
expenditure where possible. Each financial year we will forecast and reconcile the Budget and ensure all funds are recovered in
accordance with the respective Leases.

Tenant Arrears: If applicable any arrears will be detailed in the owner statement report. We operate a tight arrears recovery process,
issuing formal notice and letters to ensure effective control measures and to minismise outstanding rentals for our owners.

PHYSICAL
We will promptly advise you of any major maintenance problems, equipment or service breakdowns and replacement capital
expenditure items required. 

We will provide periodic feedback on details and performance of contractors and summarise reports from appointed contractors as
required.

PROACTIVE REPORTING

GENERAL
Monthly reporting will also include when applicable the following items:

Rent Reviews: Rentals being paid by tenants are regularly reviewed in accordance with market conditions and recommendations for
adjustments made within the terms of each lease prior to the rent review dates.

Lease Expiry: We manage and coordinate all lease expiry well in advance along with our active and expert leasing team who handle all our
property management clients with priority to keep vacancies to a minimum.

Capital Items: Owners are advised as recommended and required.

LEASE OPTIONS, RENEWALS AND LEASING
We would negotiate lease renewals and options with existing lessees in accordance with the provisions of the lease and for renewals to
make recommendations to you according to the market condition and your guideline and strategy. Paul Dugan our Director will personally
manage and assist with any strategic leasing advice and if required actively source new lessees. Paul Dugan and the team would conduct
interviews and inspections with prospective lessees, references checked and recommendations to owners on proposed new lessees with
the latest market intel.

FUNDS
We recommend in respect of funds that net monies are disbursed to your account. As your property managers we can account for holding
funds used for the payment of statutory charges and other creditors. We would receipt all rent and budgeted outgoings received from
tenants, pay all creditor accounts on your behalf and forward net funds to your designated bank account, less our management fees, leaving
in our account, only if required, any amounts for payment within the month of operation.

ANNUAL REPORTING
Following the end of the financial year and audit, we will provide the Financial Summary of profit and loss, actual income and expenditure
figures are prepared, comparing budgeted and actual income and expenditure figures.
