Texas. The property includes the home and 8 acres, which is not to
be subdivided.

BUYER’S PREMIUM:
A ten percent (10%) Buyer’s Premium will be added to the bid price
per Terms of Sale. The sum of the bid price and the Buyer’s Premium
will be the total purchase price.
A CASHIER’S CHECK FOR EARNEST & LENDER PRE-APPROVAL
IS REQUIRED TO BID. A cashier’s check in the amount of $2,000 is
required to bid as Earnest Money. Earnest Money checks can be
made payable to title company.
Closing shall be on or before September 19, 2017. The property will
be delivered upon closing.
FINANCING OPTIONS:
The auction and Sales Contract is a cash contract. If you should need
additional financing, a pre-qualification letter is required prior to the

TITLE:
The Purchase & Sales Contract describes the condition of title to be

TERMS OF SALE
The auction is being conducted subject to the Terms of Sale and the Purchase and Sales Contract.
ATTORNEY REVIEW:
We recommend that all bidders have the Contract reviewed by the
bidder’s attorney prior to bidding. The Terms of this Sale are
governed by the terms of the Contract.
PROPERTY OFFERED SUBJECT TO MINIMUM BID:
This property is offered without reserve, subject to a published
minimum bid of $220,000. All bids must remain irrevocable by the
bidder during this period. The successful and unsuccessful bidders
will be notified in writing of the Seller’s decision. Failure to notify a
Bidder does not constitute acceptance by the Seller.
BIDDING:
The property will be auctioned. To be eligible to bid the day of the
sale, you must provide lender pre-qualification letter and earnest
money in the form of a cashier’s check prior to auction.
The earnest money shall be held by the Escrow Agent during the
consideration period and then, wither be deposited with the Escrow
Agent in accordance with the terms of the Contract or returned to the
bidder in the case the bid was not accepted.
BID CONSIDERATION:
Seller reserves the right to reject a bid, notwithstanding that a
particular bid is for the highest purchase price among the bids for the
property and meets the terms and conditions of the auction and Sales
Contract.
All bids are subject to Seller acceptance on or before date of auction.
All bidders will be notified of the Seller’s decision in writing.
INSPECTION:
The property is being offered for sale in its existing condition subject
to the terms of the contract. The purchaser may not rely upon
disclosures, representations or warranties other than those provided
in the contract. We recommend you thoroughly inspect the property
prior to the auction. Those inspecting the property assume all risk
associated with any inspection.
SELLER’S AGENT:
Pennington Premiere Real Estate and all licensees employed by or
associated with Pennington Premiere Real Estate who are involved
with this auction, represent the Seller in this real estate transaction.
BUYER’S AGENT COMPENSATION:
The Seller will pay an approved Buyer’s Broker, upon closing, a fee of
$500. In order to be eligible for compensation the Buyer’s Agent must
hold an active real estate license and register the client by letter sent
via email to [email protected]. The letter must contain a
signed acknowledgement by the client of the Buyer’s Agency
relationship. The registration letter must be received before any
inspection of the property.
No oral registrations will be accepted. No agency relationship will be
recognized for a client who as previously contacted or been
contacted by the Seller or agents. No referral fee will be paid until and
unless seller’s agents have been paid their full commission.
