E. MUIZENBERG VILLAGE Conservation areas

For the purposes of this Survey, “the Village” is that central part of Muizenberg contained in the Despite its in places run-down condition and the intrusion of some modern structures, most of the
roughly triangular area between the railway line, the Zandvlei outlet and the beachfront. Like most area between the railway, Beach Road, Zandvlei and Albertyn Road deserves a status as
conservation area. Apart from the precious row in Beach Road between Alexander and Vlei Roads,
town centres, it presents a fascinating melange. It has its entertainment area along the beachfront, the best street is Hansen Road over its entire length, together with its vicinity: Holland, Fraser and
its business hub, its millionaires’ row along the eastern part of Beach Road, and a lower and lower Alexander Roads.

At a time when the coastal strip towards Kalk Bay was already fairly closely built up
(towards the end of the 19th century), this flat and sandy triangular area was still vacant farm land.

It was only later that the anticipated influx of permanent residents, arriving in the wake of the more
pecunious second-home owners and holiday-makers, led to its being subdivided into narrow streets
and small residential lots – some indeed minuscule, down to 160 square metres.

Irregular earlier farm boundaries were responsible for the haphazard street pattern, which is

among the more attractive features of what is in fact today the Muizenberg village. Oblique

Alexander Road marks the eastern boundary of land granted to J.P.F. Kirsten in 1814. The tapering
bit of land between Church and Atlantic Roads was the property of the brothers H. and S. Peck.

Palmer Road marked yet another boundary, belonging to J. Palmer. Another element that
contributes to the intimacy of the village area is the dense concentration of surviving early-20th-
century architecture, most of it of a “vernacular”, non-architect-designed character.

The area east of Alexander Road was the first to be subdivided into plots, probably c.1890

(as were the Melrose/Sidmouth Road blocks). It centres on Royal Road, which continues across the
Zandvlei estuary. Both the reason for the unusual width – a hundred feet is indicated on the 1897
plan though it is more like forty metres, maintained over its full length – and the name Royal Road

needs further investigation. The street was clearly intended to become a prestige area. The
suggestion that the name may refer to the fleeting visit of the Duke and Duchess of York in 1907

does not hold water, as it is already clearly indicated on the 1904 plan.
By 1904 there were only a few houses east of Alexander Road (including Herbert Baker’s

house Sandhills) while the part to the west, the land granted to Kirsten) – Palmer Road, etc. – was

already well into the process of being built up by 1904. The section north of Albertyn Road was the
last to be developed, and is mostly post-war.

For the purposes of this Survey we have also included in this section the blocks east of the
Zandvlei, where streets were laid out during the very early years of the 20th century, but apart from

two Victorian cottages (that are still there) and Vergenoeg mansion, only started being built up by
the late ‘thirties.

The village can be divided into the business area along the western part of Beach Road, the

well-to-do quarters along its eastern part and Royal Road (much of it architect-designed), and the
more modest fabric of its northern part, much of it late-Victorian semi-detached. In a built-up area

of not quite twenty hectares, this part of Muizenberg, despite its in places run-down character,
contains a rich diversity of architecture that deserves careful maintenance.

The inner village area has great charm. It is an intimate and friendly place, where people in
the street, many of them “eccentrics”, unfailingly greet each other. It is also a place where arts and

crafts are much in evidence: mosaics, artistic ironwork for fences and gates, plaster decoration.
