Lodge Farm sits outside the village of Aldwincle, on the Lowick
Road. The village has a thriving primary school and a well-stocked
shop. Nearby villages have public houses. The property is

Description
Lodge Farm is a former Victorian farmhouse and range of barns, set in an enviable position, at the
end of a ¼ mile long drive, with no near neighbours, and surrounded by farmland. The property has
evolved into a substantial family house, by incorporating the former barns, creating a home of great
character and versatility. It now offers superbly appointed accommodation, over two floors. The
rooms enjoy good light levels, with many having a dual aspect, with views over the gardens, the
paddocks and the countryside beyond.
There are a number of doors into the house, with the more formal, stoned-floor entrance hall providing
access to the eastern wing of the house. The drawing room has a pitched ceiling with exposed beams,
a wood burning stove to one end, and French doors opening to the garden. The dining hall, with stone
floor, also has a wood burning stove, and French doors to the garden. The sitting room, adjacent, is
cosy and characterful, with a beamed ceiling and an open fire. The billiard room is at the end of the
inner hall, and has a Victorian fireplace, with windows over-looking the garden.
The kitchen is located centrally within the property and links the original house to the granary barn.
This practical and stylish room is the hub of the house. It is fitted with a range of bespoke, hand-
built furniture with granite work-surfaces and butler’s sink, with concealed dishwasher. An oak
dresser stands to one end. The huge, marble-topped island also services as a breakfast bar. The
electric Aga is supplemented by an electric oven and hob. Doors open to the courtyards on either
side. The useful utility room is set beyond, and offers useful storage, space for the usual appliances
and an additional oven.
The former arch through the granary barn, has been created into a hallway, with doors to each
courtyard. Across the hall is the guest suite, with bedroom and shower room. Stairs lead to the first
floor, where there is a vast sitting room with wood burner, balcony and far-reaching views, which could
also be a bedroom, meaning the whole barn could be an owner’s suite of rooms, or even an annex.
There are further sets of stairs to the first floor. One from the utility room giving private access to
the current principal bedroom suite which comprises, a dressing room, a beautiful bedroom, and a
bathroom. The main stairs lead from the inner hall, to the main landing, serving all three first floor
bedrooms and the well-appointed family bathroom. Each of the rooms has a marvellous view.
OUTSIDE
Lodge Farm is accessed from the highway via a surfaced drive alongside the neighbouring field. A
remote-controlled gate opens to the parking area. The machinery store stands to one side. A
courtyard stands to the south of the house and offers space for entertaining. There are four loose
boxes and a foaling box, to one side.
A drive leads behind the loose boxes to a sand school, and then continues on to a holding paddock
beside a pair of stables. The workshop is across the drive.
The gardens run to three sides of the house, with formal beds with pathways between, leading from
the southern courtyard. The lawns rap around the house, to the terrace, which has raised beds and
various seating areas, over-looking the garden. There are a couple of fenced ponds. The breeze house
has a commanding view of the paddocks and the countryside beyond. A ride leads through the
spinney, leading around to the paddocks, which are bordered by mature, well-tended hedging,
providing good windbreaks. There is a water supply to each field.
