Situation

The Old Vicarage is situated in the ever-popular village of Castle Bytham which is a
delightful South Lincolnshire conservation village. There are a number of local
amenities within the village to include two well established Public Houses; St. James’
Church believed to date back to Norman times; the Bythams Community Shop; a
useful Doctors Surgery and Bus Service further connecting the village to the
surrounding villages and towns.

The market towns of Stamford, Oakham and Bourne are all within a convenient

the Cathedral city of Peterborough and the town of Grantham, offer yet more interest

The Old Vicarage is well placed for convenient access to both private and state
schooling with the well-regarded Witham Hall Prep School but four miles away. Bourne
Grammar is nearby and Stamford, Oakham, Uppingham and Oundle are all within a
reasonable driving distance.

Castle Bytham sits in picturesque rolling countryside yet is minutes from the
region’s arterial road network. The A1 is 4 miles to the west and allows the
commuter very easy access north to Grantham, some 15 miles away and south,
to Peterborough, some 25 miles. Both Grantham and Peterborough have main
line railway stations with frequent fast trains providing options north and south.
There are local train services also afforded from Stamford and Spalding.

Leisure facilities in the area are numerous and include popular golf courses such
as Stoke Rochford, Greetham Valley, Luffenham Heath and Toft, whereas nearby
Rutland Water caters for cycling, fishing, water sports and countryside walks.

Description

The Old Vicarage is a fine example of Victorian architecture with elegant
proportions complimented by an abundance of period features throughout the
spacious interior. The property is entered through a handsome entrance hall
into the equally impressive reception hall.

The drawing room is a delightful space, flooded with light from the floor to
ceiling windows and double bay doors into the garden. The formal dining room
can be accessed from the reception hall but also the breakfast kitchen, which

The current owners extended The Old Vicarage to include an impressive indoor

Mains water, electricity and drainage are connected. Oil central heating to the
principal residence. Electric heating to the annexe. None of the services have been
tested by the agents.

DIRECTIONS

From King West’s Stamford branch turn left onto Wharf road and continue to follow
the A1175. At the roundabout take the first exit onto Brazenose Ln/A1175. Take the
next  right  onto  St Paul’s St/A1175/A6121. At the roundabout take the  1st  exit
onto Ryhall Rd/A6121. Follow the A6121 North for 2.5 miles then turn left onto
B1176. Continue to Castle Bytham, turn right onto Little Bytham Road and The Old
Vicarage is on the left hand side.

Alternatively take the A606 towards Rutland and join the A1 North bound. Take the
B668 exit towards Oakham and then turn right onto Greetham Road. At the
roundabout take the 3rd exit continuing along the B668. At the roundabout go
straight over on to Clipsham Road and continue onto Stretton Road. Main Street
turns left and becomes Castle Bytham Road, at the crossroads go straight over onto
Little Bytham Road and the property is on the right-hand side.
